Eligibility
1. Foreign Individuals who have been granted an entry to Vietnam with an entry stamped by the immigration authority of Vietnam.
2. Foreign Entities with foreign investment capital, branches and representative offices have operations in Vietnam. Investment
Registration Certificate (IRC) or documents issued by the competent agency in Vietnam that are valid as at the time of residential
property transaction, certifying their authorized operations in Vietnam are required.
1. Foreign individuals who have been granted the Pink Book for their residential property transactions in Vietnam will have similar right of
ownership and land use rights as the local Vietnamese.
2. Foreign entities will be allowed similar rights to foreign individuals. However, they are only entitled to use their residential property to
provide accommodation for their employees and are not allowed to lease it out nor convert to offices or use it for any other purposes.
Restrictions:
Both foreign individuals and entities will be subjected to a limited ownership tenure and restrictions related to the purchase limit

1. Vietnam bank account: foreigners are allowed to open a bank account with local bank or a branches of foreign banks in Vietnam with a valid
passport, residential address, visa/entry permit to Vietnam, and minimum deposit.
2. Inward and outward remittances:
Inward: transfer limits will be subject to the policy/regulation of country of the transferrer's origin
Outward: all outward remittances are subject to the regulation of State bank of Vietnam and the respective of Vietnam Law.
There are some documents required such as proof of inward remittances to Vietnam, SPA, proof of tax fulfillment from real
estate transactions or leasing activities….etc..
3. Foreign Buyer bank account procedure:
1. Open a USD capital investment account in local Vietnam banks or branches of foreign bank in Vietnam
2. Transfer USD into local bank
3. Convert USD into VND and transfer VND to developer bank account for payment of installment.
