Chhattarpur Chhaya Gardens

Introduction
Chhattarpur Chhaya Gardens is a new micro-development sponsored by ABS Private
Limited and is to be located on a 577 sq. yd. plot in Chhattarpur Enclave, a colony
slated for regularization in the near future. Details of the plot may be found below.
The Total permissible FAR for the project on this plot is 2.5
Ground Coverage and Building Heights are as per designer’s assessment.
Plot Description
The 577 sq yd plot is at the very end of a 25’ wide road. The plot is accessed through
its North face. To the East is a very large open plot of DDA land that might be
designated as a colony park in the future. To the West and South are pieces of the
adjoining plot.
The plot is not entirely rectilinear, but rather narrows from North to South.

Program
Dwelling Units

Scheme 1: 3 and 4 bedroom units (approx. 1500-1800sft each)


Scheme 2: 1 and 2 bedroom units (approx. 500-800sft. each)

Parking

For scheme 1:2 car spaces for each unit.


For scheme 2:1 car space each for half the number of units and one two wheeler
space for the rest.

Green Design Direction

The final design of this project will be energy-conscious and incorporate principles of
passive-solar and green architectural design. Proposal demonstrating an established
competence in
environmentally responsible green-design will be preferred. These may include, but
not be restricted to:
_ natural light planning
_ solar water heating
_ rainwater harvesting
_ reuse of drain-water for conventional or drip-irrigation of foliage

Vaastu Compliance
Vaastu is an essential part of this project. Compliance is an absolute requirement. For
ease of compliance, a comprehensive set of vaastu guidelines is provided below so
that you can ensure compliance in your design thinking and approach from the start.
The plot, moreover is already completely vaastu compliant, so the accomplishment of
the below strategies should not prove a major hurdle, but will flow naturally into the
circumstances of the plot.

_ Building Orientation
Buildings should be orthogonal to the cardinal axes, and deviate from them as little
as possible.
Consequently, chamfered corners and hypotenuse walls should be avoided.
The main façade should face EAST. All entrances should face either North or East.
The larger number of windows should face North or East. Fewer and smaller windows
should face West or South.

_ Incline Location and Directionality


All inclines should run upwards North-to-South or East-to-West. Consequently, all
roof, terrace and floor slopes should slope towards the North or East. Any variations
to the exterior grade (landscaping) should also follow these incline rules.
Staircases should be sited in South-Westerly quadrant of each subplot or the plot as a
whole, so far as possible. Rotating or spiraling staircases should rise in a clockwise
orientation.

_ Heaviness
Heavy items, for example a generator, should be located in the South-West corner
and quadrant, so far as possible.

_ Emptiness
The massing of the development as a whole should have an empty, vacant center,
comparable to a courtyard. Individual elements of the massing may also have such a
central vacant center.

_ Highest Point
The South-West corner of the development as a whole should be its highest point.
The South-West corner of any component building mass should also be the highest
part of that subunit, so far as possible.

_ Water bodies
Any water bodies should be in the North-East quadrant of the subplot or plot, so far
as possible.

_ Purity / Pollution
Any sources of impurity, such as septic tanks should be located in the North-West
quadrant. Their associated piping would therefore flow downwards, in North and West
axes, in compliance with the sloping requirement described above.

Look-Feel and Architectural Style

The promoters of this project seek first and foremost to create an environment that
future generations of families will feel attached to and comfortable in. However, they
are all well-traveled and have varying degrees of architectural education and
interest. They would like to work with an architect who will strive to create a nuanced
and elegant building complex that is conversant with the high traditions of Modernist
Architecture, updated where necessary through intelligent and expressive
incorporations of Green thinking and design.
