This LEASE dated this day of August 2010 between

hereinafter called the landlord


and together hereinafter called the t
enant
is for the purpose of the rental of the lowest level only of the property locate
d at (hereinafter known as the property ) on the
following terms:-
1. The landlord has agreed to rent the property to the tenant from 5 October 201
0 until 15 July 2011. The rental period will be extended beyond this date only
by the written agreement of the landlord and tenant
2. The rent is to be per month plus utilities, payabl
e monthly in advance. The rent is to be paid to the account mentioned at clause
3 below.
The first month s rent is to be paid on the joint agreement by email of this Lease
to secure the property for the Tenant. The next month s rent is then due on 3 No
vember 2010..
3. All rent and expenses incurred for the, telephone (if required), electricity
and water in the property shall be paid by the tenant to the following account:

4. The tenant agrees not to provide the keys of the property to any person witho
ut the written approval of the landlord.
5. It shall be the responsibility of the tenant to read all the meters on first
occupying the property and on relevant dates thereafter for the purpose of calcu
lating the utilities used in the period of the lease.
6. It is specifically agreed by the tenant that:
a. The property will be vacated on 30 June 2011 and that no claim will be made f
or protection under the Tenant s Protection Law of 1982.
b. No animals or pets will be permitted by the tenant on the property.
c. No smoking will be permitted inside the property.
7. The tenant also undertakes the following:
a. to look after the property and its contents and guard against damage, being r
esponsible to make good any such damage, apart from normal wear and tear
b. to keep the property clean and in good order
c. to permit the landlord or his agent to visit the property on giving one day s
advance notice
d. to return the property with its keys and its contents to the landlord at the
end of this lease
e. not to sublet the property or transfer out of the property any of its content
s without the written agreement of the landlord
f. to accept that the landlord assumes no responsibility to the tenant or anyone
occupying the property, nor to anyone else, during the rental period, in case o
f fire, loss, theft, accident, or injury
g. to pay to the landlord the amount of US$100 per day for any occupancy of the
property beyond the expiration of this lease without the landlord's written perm
ission
h. to provide the landlord with copies of all utility bills received immediately
on receipt by the tenant
8. The tenant shall have use of the electrical appliances at the property and sh
all be responsible for maintaining and returning them to the landlord in perfect
order, subject to normal wear and tear. In the event of any service or repair
of the appliances, it shall be at the tenant s expense, unless the service or repa
ir is due to normal wear and tear.
The landlord will be responsible for keeping the infrastructure in the apartment
in working order. The infrastructure means the water, electricity (including el
ectrical appliances) and plumbing systems, and the hot water heater.
The landlord is not responsible for any loss or damage caused to any personal pr
operty of the tenant, howsoever caused and the tenant will need to take any appr
opriate insurance desired to cover this personal property against loss or damage
.
9. In the event of any fire or water damage to the property, or in the case of a
ny burglary or vandalism or any other loss which is covered by the insurance whi
ch exists on the property, the tenant agrees to immediately contact
and follow their instructions on dealing w
ith the matter.
The tenant also agrees to immediately make contact with the landlord, by email o
r telephone, informing him of the situation and to take such care of the propert
y to try and prevent any further damage.
10. The tenant has already paid a security deposit of
,to the landlord and this amount is to be treated as security to be held by t
he landlord and will be returned when the tenant vacates the property at the end
of the lease, subject to any deductions therefrom for bills or rent outstanding
, or damage caused to the property or its contents, except for normal wear and t
ear.
