ARTCONFEX Ltd.

is a private-owned legal entity, founded in 2000, in Bucharest,


Romania, and has as the main business purpose the production and selling of
clothes for children aged 0-10 years.

During the 11+ years of activity in the field, we have managed to meet the demand
by producing classical clothes as well as elegant ones, fit for special occasions
(baptizing, weddings, other festivities), as well as customized designs, upon request.

At present, the company has 25 permanent employees, 2 designers, vehicles for


merchandise transportation, 2 production areas as well as 2 points of sale (Anne
BeBe).
Romania is the second largest market in Central and Eastern Europe, with 22
millions consumers. It is a new member of the European Union (since 2007).
Romanian-born millionaires listed in Forbes have doubled in the last 2 years,
the luxury car sales growth has double digit figures, and luxury real-estate has
reached Western Europe pricing.

The Romanians’ Latin-driven appetite for social status and high-end brands
was fuelled by the real estate boom, which created a new social class of
estate owners with net worth between 1-3 million Euros. In 2008, over
130.000 registered entrepreneurs earned over 4.000 Euros per month. It is
estimated that 10.000 wealthy consumers own assets of over 5 million Euros
and have a minimum of 100.000 Euros budget allocated yearly for luxury
products and services.

Wealthy people reside in the capital Bucharest, Constanta, Cluj and Iasi. In
fact, the growing interest in Bucharest is why most of the industry is located in
the capital, as it attracts local and intl. business people for new projects and
market penetration. The Romanian market is “virgin” and still unexhausted in
all business sectors. Especially the luxury market has a huge potential. In
Bucharest, there are some multibrand retailers and mono-brand boutiques of
international brands on Victory Avenue and Magheru Boulevard, but the first-
ranked fashion designers are missing, with a larger variety of products.
Bucharest, once known as “Little Paris”, has over 2 million inhabitants and while national
GDP/capita is estimated at 8.000 euros, the Bucharest GDP/capita is of over 12.000 euros. The
European Regional Growth Index (E-REGI), published annually by Jones Lang LaSalle, put
Bucharest as expected to produce the highest output growth ever in the next 5 years. In 2008,
Bucharest ranked 48th from top 91 European cities based on E-REGI, up by 10 positions since its
2006 entrance into the top. Bucharest accounts for over 30% of the total retail turnover of
Romania. High-end brands are being commercialized especially in hotel retail areas, targeting
tourists rather than the general public. The primary retail area in Bucharest counts
approximately 45.000 sqm of space. Magheru Boulevard ranks 39th this year in the top of the
most expensive retail street in the world, 13 positions down as compared to last year. The top,
made by the real estate consultants Cushman & Wakefield, includes 60 retail streets. The retail
spaces rents on Magheru Boulevard stood at around 960 Euro per sqm, a 44.8 percent decline
as compared to the same period of last year.

International fashion retailers:

There are only few commercial centers in Bucharest: Baneasa Shopping City, Vitan Mall, Plaza
Romania and AFI Cotroceni, where some high-end brands are located. Nevertheless, the luxury
market is emerging with brands like LVMH Brioni, Canali, Ermenegildo Zegna. Other
international retailers present here are: Zara, Marks & Spencer, Debenhams, Promod, Mango,
Intersport, Terranova, Esprit and Peek & Cloppenburg and, recently, H&M.
Anne BeBe Stores are situated in Bucharest downtown in two famous shopping
centers: COCOR Department Store and Unirea Shopping Center.

major thoroughfares (part of a 4 km thoroughfare). It will be an attraction in traffic
jams.

West from Cocor is Victory Avenue (E), the major street in central Bucharest. Besides
five-star hotels & historical monuments, there are several mono-brand and multi-
brand boutiques of international designers’ labels. It is the place for tourism and
shopping, alongside the growing interest for luxury goods. Cocor is a five minutes

Cocor has brought a fresh supply on the retail market in October 2010, earmarked to luxury
brands with high chances to shift local perceptions. On this still transitional market, Cocor has
the opportunity to become a leader on the high-end brand market and increase the interest of
brands for the historical center of Bucharest.

As analysts say, what Bucharest lacks so far is a destination for luxury. Bucharest doesn’t have a
Fifth Avenue, nor a Bond Street or a Montaigne Avenue, that’s why COCOR Department Store
has become a designer’s multinational brands, and its target is represented by customers with
disposable incomes of over 2.500 Euros per month.

Cocor opened in fall 2010 with a concept inspired by the Hyundai Department Store Seoul, a
department store with brands as tenants, with a high level of interior and exterior finishing. The
interior design was commissioned to JHP Design UK, a company rewarded in 2008 for ‘’Best UK
Retail Interior”.

Cocor Comp. by shares committed an 18 million Euros investment approved by shareholders,


for overhaul, 200 cars parking with direct access to each floor, media facade and GLA extension
with 30% to 9.500 sqm from a total of 25.000 sqm building space.

Anne BeBe is located at the center of the 5th floor (kids’ floor), near the escalators,
occupying a surface of approx. 80 sqm.
The props and the quality furniture, carefully chosen, offer an elegant display, which
is modern and welcoming at the same time.
The entrance in the shop is situated in the center, displaying tall windows (of 3.8 m)
on both sides, with a wide view.
While designing the look for Anne BeBe, much emphasis was put on powerful yet
natural lighting, to help bring the items to front, outlining them.
The store proposes collections with modern color patterns for little girls and boys, both classical and
elegant. Quality and uniqueness are the reasons that make customers come back to Anne BeBe –
COCOR store whenever they are in need of clothes for their little ones.

According to age and preferences, customers can choose from the newest collections of Romanian
designers: Mrs. Juganaru, Ada Rose and Petit Coco.

Anne BeBe brings a modern and sophisticated perspective as well through other well-known
Romanian, Spanish and Italian companies: Anne BeBe, Rosalba, Primigi, Dodipetto, Mayoral, Leon
Shoes, Malerba, Miki Baby, Baby Fox, Alkrom and Baby Ono.

The collections comprise modern clothes: coats, skirts, dresses made of gossamer or other
sophisticated linens, vividly-colored ballet shoes for little princesses, and elegant suits for little
gentlemen.

By observing the demand for baptizing articles, Artconfex mainly undertook this segment, and at
present, it offers customers something special on the Romanian market: fully-customized trousseaus
(candle, church set and matching clothes, accessorized with Swarovski stones and handmade
embroideries).

Along the years, we have noticed a growing demand for the products of international
luxury brands such as: Baby Dior, Burberry Kids, Cavalli Angels, D&G Junior, Iceberg
Kids, Miss Blumarine, Moncler, Moschino si Simonetta, which are vaguely present on
the Romanian market.

We consider that the local market has a high absorption capacity with respect to
high-end brands. A collaboration between such companies and Anne BeBe would be
