Dear Mr. Thokoane Tsolo,

Please see below the project description of the new upcoming investment for Mozambique. This resume is the
instrument for initial talks on the possibility of funding by IFC for such project in Mozambique. I would
like to share with IFC, the synopsis of the project in pipeline for an industrial plant to produce building
material, such as:

- Hollow Blocks
- Hallow Bricks
- Clay Bricks
- Roofing Tiles
- Ceiling Tiles

The proposed project aims to rebuild the existing factory, operating with very obsolete equipment and
non-efficient energy (wood and other organics firing), to a modern and high capacity plant, natural gas
as
main fuel and to increase the actual capacity of 3.000.000 pieces a year to a capacity of 24.000.000
pieces, which will mean a capacity to explore export markets such as South Africa, Swaziland and other
overseas markets, as the availability of ports facility within the range of the plant.

We are looking for potential investors and financial facility to the implementation phase of the project,
both as pure investor, quasi-equity or other modalities applicable by the IFC.

We already contracted and are in conclusion process of the feasibility study and the EIA, of the project
with ERNEST & YOUNG in Mozambique.

Synopsis of CIMOC
• Raw Material available:
Clay and related minerals: UMBELUZI DEPOSIT This deposit is located
near the village of Umbeluzi, 7 Km west Boane and 20 south Maputo, and
1km from the plant plot. It is a clayey layer alternated between vegetable
ground, fine sand and big grain sand. The clayey deposit consists of two
kinds of plastic clay: one is dark brown and the other one is black. Some
mineral researches performed on a surface of 1.5 Km2 down to a depth of 9
meters revealed 6 million tons of clay stocks. They can be used for the
production of bricks, roofing tiles and for ceramic during 200 years as per
the need of a factory of this size.
• Plant Land:
The plant is located 20 Km from Maputo City, and 4km from Matola city,
main markets, ports, roads and railways are available from those cities, with
easy access to domestic and export markets.

• Backbone Infrastructures:
Existing backbone infrastructure: roads, natural gas pipeline,
virtual gas pipelines, electricity, railways

• Fuel and Energy:


Use of Natural Gas as main Fuel. Efficiency on electricity and
fuel consumption will be adopted by hot air recovering for dryer and others
sections of the factory

CONSTUTORA DO MONDEGO, SA:

CIMOC - Is an old plant owned actually 100% by - CONSTUTORA DO


MONDEGO, SA - a Mozambican constructor company, aiming to invest US$
3.000.000,00 with current assets, including clay licenses, land, and project
development. CONSTUTORA DO MONDEGO, SA will also invest more US$
2.000.000,00 with construction work to the new industrial facility and cash.

CASTELO -Properties and Real estates, Lda:

In agreement with CONSTRUTORA DO MONDEGO, SA - Castelo is the project


developer, aiming to invest US$ 500.000,00 in cash.

MAIN INVESTOR: As lead investor will be expected to invest 45% of


required investment as quasi-equity, and 20% as a loan to the project and
perform the CFO position in the project.

OTHER INVESTORS: Required to invest the remaining capital for the


project as a loan.
