QUOTATION

PM Scope of works for AC both for window type and split type
• For PM of AC we proposed to do this quarterly
1. Check with the site manager for any problems or recurring faults with the
refrigeration and air conditioning equipment.
2. Clean evaporator filters.
3. Clean and de-clog condensate drains pipes. Adjust the level of the condensate
drain line to avoid water back flow and water leaks.
4. Check the condenser coil for dust and airflow, clean as necessary.
5. Check and adjust drive belt tensions as necessary.
6. Check and adjust control settings – defrost timer, controllers and thermostat
settings.
7. Check on refrigerant system and ensure system is leak free.
8. Check and tighten all loose connections of electrical controls and terminations.
9. Check and record operating temperature of refrigeration and air conditioning
equipment
10. Pump down the whole system. Wash evaporators and condensers thoroughly
using an approved coil cleaning agent.
11. Check the performance of the condenser motor and blower motor. Repair / rewind
if necessary
12. Check deodorizing and purifying filter
13. Clean & check indoor evaporator coil
14. Check fan bearing and lubricate (if necessary)
15. Troubleshooting of Air Conditioning System
16. Test-run system to make sure system is in proper working condition
17. Dismantle cover and necessary parts of the fan coil unit
Note: scopes not in the list will be treated as Adhocs works and CPM will bill it separately, e.g painting of
unit,rewinding of burnt out motor,charging of Freon, etc.

Note: We will be using detergent soap and water upon starting the PM cycle to prolong the lifespan of the
equipment instead of using acid or chemicals because it might react to metals or aluminum surfaces, and we will
be using Ethyl alcohol if the unit has medium dirt. If the unit has accumulated too much dirt, then that is the time
degreaser should be used for the condenser and should not be used on painted surfaces.

PM Scope of works for fire extinguisher


• For PM of FE we proposed to do this semi-annually
1. Check fire extinguisher steel housing, hose, lever, etc. for sign corrosion or other
visible damage that might impair usability of unit. If excessive corrosion is observed,
inform ISS management of any unit in need of replacement.
2. Check fire extinguisher hose for connection with fire extinguisher tank. Fill up
inspection tag for the unit. Provide an inspection tag or label if this is missing.
3. Invert and shake the tank to prevent caking of the dry chemical powder.
4. Check compressed type fire extinguisher pressure gauge, if it’s undercharged handle
the recharging. ( note: re-charging cost will be bill separately to ISS )
5. Check the red tab indicator for Cartridge type fire extinguisher for empty gas.
6. Report all findings to ISS management.
