LEASE AGREEMENT / RENT DEED

THIS AGREEMENT OF LEASE is made on 2nd day of May 2011


BETWEEN
Saima Qureshi D/O Muhammad Aslam Qureshi R/O House No.332,
Block-GG, Phase-IV, DHA, Lahore Cantt, holding N.I.C. No.35202-8900463-0,
(hereinafter referred to as the Lessor / Landlady) of the one part.
AND
Dong Bo S/O Dong Hua Yong R/O Chint Electric Co., 180/B-Ahmad Block,
New Garden Town, Lahore, holding Passport No.G21263898, hereinafter
referred to as the Lessee / Tenant of the other part, (the expression Lessor/Landlady
and Lessee/Tenant wherever the context so permits shall always mean and include
their respective heirs, successors, legal representatives and assignees).
WHEREAS the Lessor/Landlady is owner in possession of House No.332, Block-
GG, Phase-IV, DHA, Lahore Cantt, consisting of (Fully Furnished House) 5 Bed
Rooms with attach Baths, D/D, 2 TVL, Kitchen Store, 2 Servant Quarter, etc,
together with fixture and fittings as per inventory list attached with Telephone
Connection No.35896361. (hereinafter collectively called the demised premises).
AND WHEREAS the Lessor/Landlady has agreed to lease/rent out and the
Lessee/Tenant has agreed to take on lease/rent the Demised premises on the terms and
conditions as given below:-

NOW THIS INDENTURE WITNESSTH AS FOLLOWS:-

1. The Lessor/Landlady lets and the Lessee/Tenant take the demised premises for
a period of 11-Months commencing from 02-05-2011. The Lease will be
renewable for a further period as may be mutually agreed in writing between
the parties.
2. The rent/lease money of the demised premises shall be Rs.50,000/- (Rupees
Fifty Thousand only) per month.
3. The Lessor/Landlady hereby acknowledges receipt of the sum of Rs.50,000/-
(Rupees Fifty Thousand only) being ADVANCE rent for the period
commencing from 02-05-2011. The advance rent shall be appropriated towards
the rent when it becomes due every month. After the expiry of advance rent /
lease paid, the Lessee/Tenant shall start paying rent / lease money on six-
month basis in advance by (05th) of the due month.

4. That the Lessor/Landlady hereby acknowledges receipt of the sum of
Rs.2,00,000/- (Rupees Two Lac only) from the Lessee/Tenant as
Two Months SECURITY which shall be refunded to the Lessee/Tenant on
giving back the vacant possession of the demised premises, all the furniture’s
and fixtures and home appliances as per the list after deduction of
damages/shortages, outstanding bills for Electricity, Water, Conservancy and
Telephone charges etc. against the demised premises. The Security amount
will not be re appropriated / adjusted towards payment of rent.
THE LESSEE/TENANT HEREBY COVENANTS WITH THE LESSOR AS
FOLLOWS:-
1. To pay to the Lessor the rent hereby reserved in the manner herein before
mentioned.
2. That the Lessee/Tenant shall not at any time during the said term, without the
consent in writing of the Lessor, pull down, damage or make any alterations or
additions to the Demised premises provided always the Lessee/Tenant shall
have right to install any fixtures and fittings including air conditioners in the
Demised premises, to detach and repossess the same subject to the restoration
of the demised premises to their original state at his cost, (reasonable wear and
tear accepted) on the expiry of this lease or any renewal hereof.
3. To use the Demised premises for Residential purposes only and would not be
used for a Commercial purpose. The demised premises would be used and
occupied by Lessee/Tenant and his staff.
4. The Lessee/Tenant undertakes to abide by the law, rules and regulations of the
DHA. In case of any violation of the law / rules / regulations, the DHA can
take action under DHA Order 2002, which includes removal, demolition or
alter the building, structure or work, or stop the use of the land / building by
the use of force or it can even seal it, recover the cost thereof from the party
guilty of the violations.
5. Not to sublet the whole or any part of the premises.
6. To pay regularly the monthly bills for Electricity, Water, Gas, Conservancy
and Telephone charges etc in respect of the demised premises. All outstanding
dues must be cleared before the expiry of Lease.
7. The Lessee/Tenant shall keep and maintain the said premises, furniture fixtures
and home appliances in good and tenable condition during the tenure of Lease.
8. The Lessee/Tenant shall pay all the damages / caused to the demised premises
including any marks / defacing on walls and woodwork, and for shortages /
breakages in the demised premises due to the negligence of the Lessee/Tenant
or by his servants during the lease period.

9. The Lessee/Tenant shall allow the Lessor / Landlady or his duly appointed
representative, at a mutually agreed and convenient time to visit / inspect the
demised premises during the tenure of lease / rent money.
THE LESSOR HEREBY COVENANTS WITH THE LESSEE/TENANT AS
FOLLOWS :-
1. To pay all existing and future rates, taxes assessments and other charges of a
public nature whether imposed by the Walton Cantt Board, City / Provincial /
Federal Government or any other authority established under the law in respect
of demised premises.
2. Without the written consent of Lessee/Tenant, not to erect or set up a building
or structure on the demised premises nor to add any existing building or
structure during the period of lease or any renewal. However, the Lessor
retains the right to rebuild or construct a new building after giving two months
notice to the Lessee / Tenant, after the expiry of Agreement (Lease).
3. That the Landlady authorize Mr. Anees Mustafa Qureshi S/O Muhammad
Aslam Qureshi R/O House No.91/B, New Muslim Town, Wahdat Road,
Lahore, holding NIC. No.35202-1417753-1, to collect up coming rents after
the completion of advance rent on my behalf.
IT IS HEREBY DECLARED AND MUTUALLY AGREED BETWEEN THE
LESSOR AND THE LESSSEE AS FOLLOWS:-

1. The parties shall have the right and option to terminate this Lease at any time
during lease period provided they give Three-months written notice in advance
to either of the parties.

2. The meter reading of various utilities are as given below.

Payments of bills up to current meter reading shall be the responsibility of


Lessor. And thereafter the bills will be paid by the Lessee. Wherever required
by the Lessor, the copies of paid bills will be provided.

3. That the Lessee/Tenant has also agreed with the Lessor/Landlady for a
mandatory increase in rent by mutual understanding both the parties.

HIRE AGREEMENT FOR THE
FURNITURE, FIXTURES AND FITTINGS
THIS HIRE AGREEMENT FOR THE FIXTURES AND FITTINGS is Made At
Lahore On This 2nd Day Of May 2011
BETWEEN
Saima Qureshi D/O Muhammad Aslam Qureshi R/O House No.332,
Block-GG, Phase-IV, DHA, Lahore Cantt, holding N.I.C. No.35202-8900463-0,
(hereinafter called the LESSOR) of the ONE PART.
AND
Dong Bo S/O Dong Hua Yong R/O Chint Electric Co., 180/B-Ahmad Block,
New Garden Town, Lahore, holding Passport No.G21263898, (hereinafter called
the LESSEE) of the OTHER PART.
WHEREAS THE LESSOR/LANDLADY is the lawful owner and is in lawful
possession of House No.332, Block-GG, Phase-IV, DHA, Lahore Cantt, consisting
of (Fully Furnished House) 5 Bed Rooms with attach Baths, D/D, 2 TVL, Kitchen
Store, 2 Servant Quarter etc. together with fixtures and fittings. This parties hereto
for the considerations hereinafter mentioned covenant and agree as follows:-

1. The Lessor/Landlady hereby leases to the Lessee the fixtures installed within
the premises (as per list attached) at above said premises at Rs.50,000/-
(Rupees Fifty Thousand only) per month.
2. The Lessor/Landlady agrees to let and the Lessee agrees to use the furniture’s
and fixtures and home appliances for a period of Eleven Month commencing
from 02-05-2011.
3. The fittings and fixtures shall be utilized for Residential purposes only. The
fittings and fixtures would be used and occupied by Dong Bo.
4. That One notice in advance in writing will be necessary by either party
in connection with the vacation of said premises.
5. In consideration of granting this lease the Lessee has paid a sum of Rs.50,000/-
(Rupees Fifty Thousand only) being advance hire charges for fixtures and
fittings for One Month commencing from 02-05-2011 subject to the following
conditions hereinafter contained.

6. That is hereby mutually agreed between the parties that the Lessee shall pay
the aforesaid Hire Charges in advance on Monthly basis after the expiry of
advance hire period.

7. That the Lessee has also agreed with the Lessor/Landlady for a mandatory
increase in charges by mutual understanding both the parties.

8. The Lessee shall keep and maintain the fixture and fittings in good and
tenantable conditions during the tenure of the Lease period.

9. That subject to payment of charges and observance of other terms of this Lease
by the Lessee, the Lessor/Landlady shall allow the Lessee to quietly enjoy the
Demised Premises without any interruption disturbance.

10. On the expiry of the Lease period, the Lessee shall hand over peaceful
possession of the House the fittings and fixtures to the Lessor/Landlady in
good condition excepting normal wear and tear, except for those incurred
owing to natural/technical causes and those beyond control of the
Lessor/Landlady.

11. That the Landlady authorize Mr. Anees Mustafa Qureshi S/O Muhammad
Aslam Qureshi R/O House No.91/B, New Muslim Town, Wahdat Road,
Lahore, holding NIC. No.35202-1417753-1, to collect up coming rents after
the completion of advance rent on my behalf.

AFFIDAVIT

I, Omer Hafeez Omer Hafeez, Lessee of Omer Hafeez, holding NIC. No.Omer

Hafeez, shall be entirely responsible for the use of telephone from the premises with or

without my knowledge such as local/overseas/trunk/NWD/calls etc. Further I shall be

responsible for any misuse of the telephone such as annoyance of other subscriber.

I shall abide by the rules and regulations of PTCL from time to time.

contents of the above affidavit are true and correct to the best of my knowledge,
information and belief, and that nothing has been concealed therein.

OWNER PERMISSION FOR THE INSTALLATION OF CONNECTION

I, Omer Hafeez Omer Hafeez R/O Omer Hafeez, here by state that I have rented out

Omer Hafeez,to Omer Hafeez Omer Hafeez, holding NIC. No.Omer Hafeez.

The occupant desires to apply for a telephone connection in my rented premises that I

have no objection to the installation of telephone connection, apparatus or accessories

to be provided by the P.T.C.L.

VERIFICATION:

Verified on Oath at Lahore Cantt, this _____ day of ____________ 2003, that
the contents of this document are true and correct to the best of my knowledge,
information and belief, and that nothing has been concealed therein.

The Lessor/Landlady lets and the Lessee/Tenant takes the demised premises
for a period of Three Years commencing from ____________________ and
ending on_____________________. The Lease will be renewable for a
further period as may be mutually agreed in writing between the parties
after every eleven months.

7. That the Lessor/Landlady hereby also acknowledges receipt of the sum of


Rs.1,00,000/- (Rupees One Lac only) from the Hirer/Lessee as fixed
Deposit/Security, which shall be refunded to the hirer on given back the vacant
possession of the said premises with all items of fixtures and fittings.
