MOVE-OUT COSTS AND REPORT

The non-refundable portion of the security deposit will be used to off-set normal
carpet cleaning and touch-up painting if the entire term of the lease was fulfilled. Any
damages, painting, or carpet cleaning beyond normal will be charged as required by the vendors who perform
the services. Upon move-out the premises must be in clean and sanitary condition. Residents should use the
following lists as a guideline to what should be cleaned and replaced. The following list includes charges for
replacement of missing or damaged items. Any cleaning that is not done by resident will be assessed the

The above list is not all-inclusive and there may be other charges for cleaning, repairs, or replacement
of items. In addition, the above amounts are merely estimates of the minimum charges. Actual charges
may be significantly more. After cleaning, it is recommended that the management conduct a
walk through inspection with tenant to insure that all is cleaned satisfactorily and to
determine what if any costs may be assessed. FAILURE BY TENANT TO HAVE THE MANAGEMENT
WALK THROUGH MAY RESULT IN SUCH ADDITIONAL CHARGES AS DETERMINED BY MANAGEMENT AT SUCH

RENTAL PROPERTY MOVE OUT INSPECTION CHECKLIST

______ Unit must be completely free of trash and all dust including closets, baseboards and cabinets.
______ All window coverings must be straightened, washed, cleaned and dusted or replaced.
______ All bathrooms and kitchens must be thoroughly caulked and cleaned including behind commode.
______ Fireplaces must be cleaned out and dust free.
______ Patios, balconies and storage closets must be swept and free from debris and trash.

______ Appliances must be thoroughly cleaned, washed, and sanitized, including drip pans and knobs.
______ Light and plug switches must be replaced if cracked or stained.
______ At least 60 watt bulbs in all fixtures in working order.

______ Any painting must be cleaned up thoroughly and consistent.

______ Baseboards must be washed and free of dirt and dust.

______ Check all appliances and HVAC and then leave at 60 degrees in winter and 80 degrees in summer.
______ Furnace filters must be replaced for your HVAC system.
______ All floors need to be mopped, and cleaned, including underneath cabinets.
