A G SPANOS COMPANIES INC., Albany, New York
Completed 24 month project in 20 months! It was on budget and built in hard wint
er and union environments. Prepared complete construction budgets, schedules and
monitored and managed both. Bid, negotiated, bought out and built $50 million
665,000 sq ft mid rise building with an attached precast 200,000 sq ft parking g
arage. Managed all the relationships with the unions and non-union groups, the
Mayor and all regulatory groups (OSHA, Dept of Labor, City of Albany Building De
pt.), Architects, Engineers, and Designers for the building process, including,
schedule, costs, quality assurance and controls for future projects in the New Y
ork.
2006-2007
Project Superintendent
LINCOLN PROPERTY COMPANY, Fort Worth, Texas
Estimated and provided complete field supervision for construction of a 40 milli
on dollar (hard cost only), 406 unit upscale apartment project in Fort Worth, Te
xas. Included private and public infrastructures upgrades, replacement and new d
esign (water, sanitary and storm sewer systems, electric, gas, data, cable, and
telephone systems distributions).
2000-2004
Director of Acquisition Services and Special Projects
GENERAL INVESTMENT AND DEVELOPMENT COMPANY, INC., Boston, MA and Washington, DC
An investment partner with California Pension and Employees Retirement Fund. (
"CalPERS") and DuPont Investments. Directed the physical asset assessment for ac
quisitions including estimating and running the due diligence process. Served as
GlD's capital improvement head and overseer of major construction projects nati
onally (estimating, rehab & renovations). Top technical negotiator for deficienc
y communications to sellers and provided advice for acceptable options. The cons
truction required my acceptance on progress, as well as confirmed applications m
et approved documentation before payment. Authored correction reports to owner'
s with cost to correct options.
1997-1999
National Director of Technical Services
EQUITY RESIDENTIAL PROPERTY TRUST (REIT), Chicago, IL and Addison, TX. Establis
hed national policies and procedures for the technical service division and help
create training programs for the property maintenance staffs that gave college
credit. Produced and implemented special centralized purchasing programs that b
randed and saved Equity millions of dollars. We created new purchasing standards
for products and services for the construction and property maintenance industr
y! I served on 5-person due-diligence team for a 3.5 billion-dollar merger. Was
a motivational speaker for EQR's corporate "World Leadership Tour". Supported ma
intenance and wrote national capital improvement standards and strategies.
1990-1997
Director of Engineering Services
AVALON PROPERTIES, INC. (REIT), Alexandria, VA previously Trammell Crow Resident
ial Properties, before going public. Pioneered new role in the property manageme
nt's group! Engineering Services provided construction capability for property
management independent of in-house or 3rd party construction groups. We ran 5 di
visions including, capital improvements, rehabs-renovations, maintenance, crises
management-fire and storm repairs, and maintenance training. Authored new unit
acceptance guidelines and ran unit acceptance teams, Co-chaired new constructio
n specs and scopes committee, and headed up all site assessment repair costs and
budgets for new acquisitions, dispositions and capital improvements. My team le
d in acquiring over 27 communities, accounting for over 900 million-dollars. Es
timated all Avalon portfolio capital improvement budgets for each year there and
all projects required my review before funding. Set up new industry-wide purcha
sing programs for Avalon. Worked with maintenance staffs, development and constr
uction groups to integrate the best practices within budget and scheduled parame
ters.
