ow this agreement witnesseth

1 The LESSEE has agreed to take the said house described in the schedule on lease on a
monthly rent of - (Rupees --only) for a period of 11 (Eleven)months commencing from the
above date

2 The LESSEE has paid as security deposit of Rs. by cash. This amount will not bear any interest
till the closure of this contract. This amount will be paid back to the LESSEE on the
termination of this lease agreement after deducting the dues if any from the LESSEE

3 The LESSEE shall pay the monthly rent to the LESSOR on or before the 5th of each English
Calendar month, and it is hereby agreed by the parties that the time is the essence of this
agreement.

4 The LESSEE has to pay the electricity according to meter reading and water charges dividend
during the occupation of the house

5 The LESSEE agrees to maintain the premises in good condition and handover the same to the
LESSOR at the end of the period of lease in the same condition as now, subject to reasonable
and normal wear and tear.

6 The LESSEE agrees not to sub-let any portion of the rented premises to anyone else or to part
with any portion of the rented premises to anyone else by way of sharing etc.

7 The LESSEE agrees not to carry on in the said premise any hazardous or prohibited trade and
the LESSOR shall have the right to terminate the lease forthwith, if found to be involved in
such thing.

8 The LESSEE agrees that no additions /alterations of any kind will be done in the rented
portion by the LESSEE without prior consent of LESSOR, in writing.
· The LESSEE agrees to permit the First Party or his/her authorized representatives to enter
upon the said premises as and when necessary with the prior intimation to the LESSEE.

10 The LESSOR agrees to pay the property tax and land tax for the leased property. Both the
parties can terminate this agreement by giving 3 (Three) months notice.

11 The LESSOR agrees to allow the LESSEE quiet and peaceful possession and enjoyment of the
leased property during the period of the lease without interruption of disturbance from any
one.

12 The LESSEE shall remove all furniture and electrical installation etc belonging to them at the
time of expiry of the lease period at their own costs and expenses.
