Highland Fairview, Costa Mesa, California 2007 - Present
Chief Financial Officer
Hired for the purpose of implementing a full set of financial and operating cont
rols for this start up land development company owning approximately 3,000 undev
eloped acres in eastern Moreno Valley CA. Accomplishments include:
Completed a total tear down and rebuild of the entire general ledger coding stru
cture and job cost accounting structure, implementing a cost accounting scheme w
hich would control all development costs for very large mixed use planned commun
ities for periods of 10 years or more.
Implemented electronic invoice control system including electronic forwarding of
invoices to remote locations for approval.
Developed company Mission Statement, goals and drivers to help guide the company
and its employees as well as foster a sense of teamwork and ethical behavior.
Created a suite of proformas for commercial and residential development includin
g residential for sale, for rent (apartments) and commercial (office, retail and
industrial) projects emphasizing ROI, IRR, cash on cash, leveraged and unlevera
ged returns.
Brought in Clean Energy as a partner with the intent to develop an onsite LNG fa
cility at our 30 million square foot industrial warehouse park in Rancho Belago,
CA.
Development Controller - Shea Properties Aliso Viejo, CA
2000 - 2007
Responsible for all accounting functions for the commercial real estate developm
ent arm of JF Shea Co. With a staff of six, we managed the accounting for devel
opment and construction of all apartment, retail, office, industrial and mixed u
se projects in California, Arizona and Colorado.
Was responsible for all accounting aspects of our commercial developments. This
included budgeting, job cost review, financial accounting and reporting, contra
ct review and control, and management reporting. Also developed employee bonus
plans.
Also managed several unique projects related to Mello Roos financing, County tra
nsportation fee and credit accounting, deed restriction litigation and negotiati
ons with city and county officials on related issues.

As Director of Finance managed a staff of 4 and was responsible for the proforma
modeling of potential acquisitions, the periodic reporting on the progress of a
ctive home developments, and the five year forecast which was updated quarterly.
Also managed the accounting and reporting of the Mission Viejo Company which was
acquired by Shea in 1997. This was the land development and sale arm of Shea H
omes Southern California.

Oversaw the accounting, financial reporting and accounting compliance for the di
vision. Divisions assets exceeded a half billion in value and included three joi
nt ventures with related reporting and forecasting.
Eighteen years of working in the real estate business in Orange County learning
all there is to know about residential real estate development, home building an
d sales as well as land sale negotiations, Mello Roos District administration an
d management information systems.
