DHI Mortgage (Dr Horton, ,Inc.) Jacksonville, Fl
(7/06- 8/10)) Branch Manager
As the Branch Manager I was accountable for the entire mortgage operation includ
ing sales, production, and underwriting. There is also shared responsibility in
the following areas: closing, marketing, secondary marketing and compliance. L
ed the branch from a 52% capture rate on builder business, to as high as 90%.
Developed new compensation plan that increased focus on service, and led to serv
ice level increase from 90% to 98% in 2008. Handled monthly P&L, analysis and mo
nitoring of broker relationships and other local mortgage programs (bond funds).
Responsible for development and enhancement of relationships with internal sit
e agents, builder, title division, vendor relations (ie appraisal and title, MI
companies, credit agencies) and outside referral sources. In six months time wa
s recognized by corporate office as demonstrating superior management capabiliti
es and was awarded an incentive trip to meet Dr Horton's CEO in Texas HQ. Other
awards include builder lender of the year in 2007 ($165 million plus in product
ion) and several monthly top production awards as a branch.

GMAC Mortgage Corp Jacksonville, Fl
(4/05 - 5/2006) Director of Business Development
Led the business development account executive group in an effort to expand the
business sources for GMAC consumer lending. Initiated multiple web campaigns al
ong with lead aggregator and direct mail programs, in addition to search engine
optimization and mortgage keyword bid efforts. Successfully added over 15000 ne
w sales opportunities to the call center via telephone calls and web application
s in first 11 months. Managed employee wide mortgage programs to GM supplier co
mpanies, HRO organizations, as well as other affinity groups. Co managed "new m
arkets" group, which is responsible for growing the minority lending segments.
Responsible for managing all external vendor relationships (marketing groups an
d call center companies) and contract negotiations. Constructed all monthly and
yearly production forecasts and monitored real versus actual results in order t
o successfully manage P&L of $12-15 million.
Cendant Mortgage/PHH Mortgage Mt Laurel, NJ and Jacksonville, Fl
(7/96-4/05) Account Executive-Private Label Sales
Started position with 10 smaller financial institution accounts with mortgage cl
osings totaling $75-200 million per client. Through hard work and dedication wa
s promoted to Senior Account Executive, allowing me the opportunity to take on l
arger business partners. Accounts included USAA, H&R Block, Allstate, Provident
Bank, and other smaller regional banks in the Mid Atlantic region. As a result
, in 2003 I managed 10 accounts that closed over $11 billion in 1st mortgages an
d $350 million in second mortgages. Job functions include interacting daily wit
h all facets of the mortgage business including legal/compliance, marketing, ser
vicing, business development, secondary market, etc. Majority of time is used t
o develop private label relationships and expand product menu with existing part
ners (construction lending, HELOCS, etc.) Continuous work with loan officers fo
r lead generation and increase in market opportunities, targeting CRA and privat
e wealth clients. Conducting training sessions and developing innovative campaig
ns and contests are also major responsibilities for the position. Additionally,
work with client to assist in data mining to create cross sell opportunities fo
r existing clients and targeting of new prospects. I have also advised senior
management in contract negotiations (strategic alliances) with major business pa
rtners.

Production Manager
Led a group of 8-10 Processing managers and 80-100 Loan processors in the highe
st volume year in company history. Handled 2 private label relationships (Ameri
can Express being the largest) that produced over $8 billion closed loans in 200
3, while maintaining a 90% satisfaction level.

Sales Manager - Home Equity
Managed the equity division from initial rollout of private label HELOC program.
Launched platform with Merrill Lynch client source in May 2002. Set proper sal
es targets using historical data reviewed and compiled by the operational report
ing group. Developed new marketing campaigns/ideas for growing HELOC business t
hrough programs with Lending Tree, Home Depot, Bankrate.com and also leveraging
other Cendant affiliates. Worked on several major process flow improvements wit
hin the Merrill Lynch business to provide shorter cycle times with better custom
er service
Operations Manager
Controlled process of transitioning Sales for Merrill Lynch conforming and HELO
C business from NJ office to Jacksonville location. This project included coord
inating with all support departments from Telecom, Facilities, Underwriting, and
Production. Trained all managers and senior level employees in Florida locatio
n on Cendant Systems including, front end POS application systems, processing sy
stems, phone monitoring software, and pricing matrices. Attended additional sem
inars for Merrill Lynch Financial Advisors to train them on integrating mortgage
solutions into financial plans for clients.
Sales Manager
Motivated sales consultants to be the most productive team within the business u
nit by exceeding their targets by over 70%. Worked closely with real estate age
nts and brokers from Century 21, Coldwell Banker and ERA as well as external loa
n officers, to create programs for better market penetration in certain areas o
f the country. Performed all management functions daily in regards to discipline
, goal setting and monitoring, performance appraisals, leadership, and motivatio
n. Helped develop several consultants to reach promotions to management levels.
