1.1 ELTOP Quality Assurance
ELTOP Architecture Vietnam was established as a local penetration of ELTOP
Architects & Planners in Korea which possesses continual success from the uniqueness
and high quality design.

ELTOP Architecture Vietnam has its own distinctive design methodology by utilizing a
variety of design solutions and covers the full spectrum from initial feasibility studies
through schematic design, design development, detailed design and supervision during
the construction stage.

ELTOP was conferred The Whole Architectural Consulting Activity License including
design and supervision in Vietnam (No. 411022000089) and in Korea (No. 15874.14236)

With slogan “We Make Difference”, we wish to bring best profit to the Client from the
creativity in design and thus increase Economic value of the project.

We thoroughly understand and are experienced of many prestigious international
standards such as BIS., NFPA., AIA code, KS.

1.3 Local Knowledge


We are proficient in Vietnamese codes and regulations as well as building conditions of
Vietnam.

Also we ourselves are practiced in obtaining Permissions and Approvals from authorities
of all kinds for a number of projects, namely Kumho Asiana Plaza, Doosan Vantuong
Apartment.

Based on our excellent outcomes from Kumho Asiana Plaza project and Doosan
Vantuong Apartment project, Kumho and Doosan grant Eltop Architecture Vietnam
subsequent large-scaled projects named Sunrise City Plot V and Doosan Vina’s
Warehouses respectively.

2.1.1 Introduction
ELTOP Architecture is an architectural design firm, Joint Venture Company, established
by a Korean based design firm ELTOP Architects and Planners Co., Ltd. and a
Vietnamese Investment Company MIJIN Global Co., Ltd.
Based on our experienced professional technicians and directors, ELTOP Architecture
keeps trying to do our best in field of architecture and construction quality assurance.
The key to ELTOP’s success is the uniqueness and high quality of the design derived
from our clients needs and from our experiences. Our aim is to assist our clients in
realizing their needs and goals by helping them turn their vision into an architectural
reality.
The design methodology employed by ELTOP includes extensive use of models and
computers, in order to explore a variety of design solutions for our clients. ELTOP’s
scope of professional service covers the full spectrum of architectural design activities,
from initial feasibility studies through schematic design, design development, detailed
design and supervision during the construction stage.

3.0 Scope of Services


3.1 Pre-design
ELTOP Vietnam will be fully responsible for acting as local architect and completing all
necessary formalities for the Government in accordance with Vietnamese Codes,
including cooperation with the Architect in :

3.1.1 Local Architect


(a) Provide advice on local regulation and requirements
(b) Act as submission architect and engineer
(c) Review documents and comment on local requirements
(d) Translate submission documents from English to Vietnamese

3.1.2 Complete formalities for the Government


(a) Prepare documents to submit to the Department of Planning and Architecture
of Hochiminh City(DPA) for the approval
(b) Take responsible for applying and obtaining licenses from the Environmental
Protection Department and the Fire Protection Department
(c) Obtain approvals from the relevant Authorities for a Construction Permit

3.2 Schematic Design


The Architect will review the program furnished by the Client to ascertain the require-
ments of the Project and shall confirm such requirements to the Client.
Based on the program confirmed by the Client, the Architect will prepare Master plan
including site survey, space program and site layout.
The Architect shall prepare Drawings as follows:

(c) Project Summary
(d) Location map
(e) Site layout plan
(f) Floor Plans
(g) Elevations
(h) Sections
(i) Colored Perspective
The Architect shall prepare presentation materials by using Microsoft Power Point
program and will make presentation to the third parties such as government authorities
The Architect shall submit to the Client a Statement of Probable Construction Cost
based on current area, volume or other unit costs.
Schematic Design shall be developed on the Design Development stage upon concepts,
ideas, design criteria and design guideline confirmed by the Client.

3.2.2 Complete formalities for the Government


(a) Prepare documents to submit to the Department of Planning and Architecture
of Hanoi City(DPA) for the approval
(b) Take responsible for applying and obtaining licenses from the Environmental
Protection Department and the Fire Protection Department

3.3 Design Development

All plans for Design Development including Schematic Design drawings and drafted Site
Plan shall be submitted to the Client for decision-making before developing such
concepts and ideas on the Design Development stage.

The Architect shall make presentation on the Schematic Design to the Client when the
Schematic Design is completed.

Schematic Design shall be developed on the Design Development Stage based upon
concepts, ideas, design criteria and design guideline confirmed by the Client.

The Design Develop shall be submitted to the Client for his confirmation, which shall be
developed on the Construction Document Stage.

Once the Design Development is fixed, the Architect could prepare the perspective
and/or model upon the Client’s request.

The following works are deemed to be included, but not limited to, within the scope of
Design Development:

3.4 Construction Documents


3.4.1 The Architect shall provide
(a) All necessary materials, labors, equipments to perform the Project in
accordance with the Agreement.
(b) The engineering services such as design drawings, design calculation,
specifications for multi disciplines, and other documents to obtain the relevant
authorities’ approvals.

3.4.2 Architectural, Structural. Landscape and Civil Engineering


(a) Development of Design Development for Architectural, Structural and Civil
works based on the program prepared by the Architect and confirmed by the
Client. It should be included modified site plan, floor plan, elevation, section,
exterior/interior wall sections, doors/windows details and schedules, and
others for architectural. Grading plans, profiles, utility connections, surface
drainage system, sewer line system and others for Civil, and floor plans,
framing plans, cross sections, columns/beam schedules, slab/girder schedules,
foundation plans and details, and others for Structural including technical
specifications.
(b) All engineering documents should be prepared to be biddable.
(c) The works also included preparation of necessary design calculations,
drawings, specifications and other documents as necessary.

3.4.3 Mechanical & Electrical Engineering


(a) Water supply, sanitary plumbing, drainage & storage and distribution system
• Sanitary fixtures and faucets
• Cold water services including incoming water mains, storage tanks,
pumps and pipe work)
• Sanitary, plumbing and water drainage
• Sewage treatment plant
• Storm water drainage
(b) Power supply & distribution and lighting system

3.5 Construction Administration


The Architect shall coordinate between the architectural work and the work of
engineering and other involved disciplines for the project during construction.

construction from initial Contract Documents and on the location of concealed


systems as installed during construction.
3.6.2 Review of general accuracy of information submitted and certified to by the
Contractor.
3.6.3 Preparation of As-Built drawings, based on information furnished by the
Contractors, including significant changes in the Work made during
construction.
3.6.4 Transmittal of record drawings and general data, appropriately identified, to
the Client and others as directed.
