Conditions of Lease: 1.The Lessor and Lessee declares: ( i ) that he/she/they is/are the only owners of the property leased and is in absolute possession, occupation and enjoyment of the Schedule mentioned property and none else have got right, title, power and interest to lease the property hereby leased. (ii) the LESSEE has approached the lessor to grant a lease of the property described in the schedule below for a period mentioned above and the lessor has agreed to grant the said lease. (iii)That in consideration of the lessee agreeing to pay a monthly rent and or the advance as mentioned above the lease is agreed to be given by the lessor. (iv)the Lessor acknowledges the receipt of advance amount of Rs (Rupees only) by cash/cheque/DD. (v) The lessee agrees to pay the rent fixed above every month without default on the day of every month concerned.

(vi)The lessee shall pay the Electricity and water consumption charges regularly. (vii)The lessee may/ shall not Sublet/lease any portion of the property. (viii)The lease shall terminate at the end of the terms agreed and option to renew it, is retained by the lessor: (ix)Thus at the end of the lease period, the property shall be handed over to the lessor in good condition. The lessee shall forfeit the advance paid if any of the conditions agreed is violated. (x)Thus the Lessor retains the right to inspect the building during the tenancy of the lease, to know the condition of the building. (xi) if the Lessor or Lessee wants to have the premises vacated before the close of the tenancy period, one month clear notice shall be given in writing to the other party and on such vacation lessor shall refund the advance paid after deducting any dues to be paid. 10.
