Dear Bidders,
Welcome to the second property auction catalogue to be produced by Allsop Space, a partnership between Allsop, the UKs leading residential and commercial auction house, and Space, the established Dublin property consultancy. Our rst sale, held on 15th April, marked a turning point in the Irish market. Widely anticipated by investors, commentators and national media, the auction offered 82 distressed lots on behalf of Receivers and Mortgagees in Possession. On the day, the capacity of the Shelbourne Hotel was quickly challenged by potential bidders who also gathered on the street outside and in Doheny and Nesbitts bar nearby, to which a live broadcast of the sale had been arranged. Bidders demonstrated renewed condence in Irish property as locals competed with overseas buyers. By the end of the day, all but one lot had been sold and almost A15m had been raised. Since then, we have been working with existing and new clients to build on the success of our inaugural auction. The formula remains the same. We are now pleased to bring you a broad selection of properties which have been carefully selected to appeal to this exciting emerging market. They include residential investments, rst time buyer opportunities, desirable country and town houses, commercial property (both vacant and let) as well as development and agricultural land. All lots have one thing in common. They have been priced for sale and will be offered with reserves that will not exceed the gures quoted in the following pages. Copies of those legal documents that are produced to us will be available to read on-line, to download. Please go to our website www.allsopspace.ie for further details. A set of documents for most Lots will be available for inspection at the Auction. In relation to legal matters concerning the Lots, please see the Auction Conduct Conditions printed in Part Two of the Auctioneers Notices at the front of this catalogue which apply to all Lots together with the Special Conditions of Sale and the Law Society Conditions of Sale (2009 edition) which are not printed in this catalogue.

Maximum Reserves
The reserve price is the lowest price that the Vendor is prepared to accept for the property. If the bidding does not reach the reserve price, then the seller is not required to sell the property. The reserve price will be set at a gure which is either lower than, or the same as, the maximum reserve. It will not be higher. The reserve price itself will not be disclosed

Viewings
If you wish to inspect a property internally before the Auction, please contact the Allsop Space Auction department on +353 (0) 1 676 2033 if you are calling from Ireland, or +44 (0) 207 494 3686 from the UK who will try to arrange an appointment for you. Please note that at least 48 hours notice will be required and, in some cases, pre-arranged block viewings will apply.

Identification
If you are the successful bidder, you will be asked to provide two forms of identication. Please bring to the Auction some form of photo identity such as your passport or driving licence and, in addition, bring proof of your address such as a utility bill or bank statement. We will take and retain photocopies of your identication documents for our records.

Deposits
Please note that cash deposits cannot be accepted in any circumstances. However, personal cheques, company cheques and bankers drafts are acceptable subject to any relevant conditions of sale. Cheque must be made payable to Space Lettings Ltd Client Account. DEPOSITS MUST BE PAID IN EUROS

Glossary Guidance for Prospective Purchasers and Auction Conduct Conditions


This Glossary applies to the Auction Conduct Conditions wherever it makes sense singular words can be read as plurals, and plurals as singular words a person includes a corporate body words of one gender include the other genders references to legislation are to that legislation as it may have been modied or re-enacted by the date of the auction or the contract date (as applicable); and where the following words printed in blue capitals appear in black capitals they have the specied meanings.

COMPLETION
Unless otherwise agreed between the VENDOR and PURCHASER (or their Solicitors) the occasion when both the VENDOR and PURCHASER have complied with their obligations under the CONTRACT and the balance of the PURCHASE PRICE is unconditionally received in the VENDORS Solicitors client account

READY TO COMPLETE
Ready, willing and able to complete: if COMPLETION would enable the VENDOR to discharge all MORTGAGES secured on the LOT that have to be discharged by COMPLETION, then those outstanding MORTGAGES do not prevent the VENDOR from being READY TO COMPLETE

CONDITION
One of the AUCTION CONDUCT CONDITIONS or SPECIAL CONDITIONS OR GENERAL CONDITIONS

CONTRACT FOR SALE


The contract by which the VENDOR agrees to sell and the PURCHASER agrees to buy the LOT

VENDOR
The person selling the LOT. If two or more are jointly the VENDOR their obligations can be enforced against them jointly or against each of them separately.

CONTRACT DATE ACTUAL COMPLETION DATE


The date when COMPLETION takes place or is treated as taking place for the purposes of apportionment and calculating interest The date of the AUCTION or, if the LOT is not sold at the AUCTION, (a) the date of the CONTRACT FOR SALE signed by both the VENDOR and PURCHASER or (b) if contracts are exchanged, the date of exchange. If exchange is not effected in person or by an irrevocable agreement to exchange made by telephone, fax or electronic mail the date of exchange is the date on which both parts have been signed and posted or otherwise placed beyond normal retrieval.

TENANCIES
All tenancies, leases, licences to occupy and agreements for lease and any documents varying or supplemental to them

The Tenancy Schedule (if any) forming part of the CONTRACT FOR SALE

Documents of title (including, if title is registered, the entries on the register and the title plan) and other documents listed or referred to in the CONTRACT FOR SALE relating to the LOT

TRANSFER
Includes a conveyance or assignment (and to transfer includes to convey or to assign)

The section of the CATALOGUE that contains descriptions of each LOT (as varied by any ADDENDUM)

BUSINESS DAY
Any day which except (a) a Saturday or Sunday; (b) bank holiday in England and Wales or (c) Good Friday or Christmas Day

PURCHASER
The person who agrees to buy the LOT or, if applicable, that persons personal representatives: if two or more are jointly the PURCHASER all obligations can be enforced against them jointly or against each of them separately

CATALOGUE
The catalogue to which the CONDITIONS refer including any supplement to it

PURCHASE PRICE
The price that the PURCHASER agrees to pay for the LOT

Part One Guidance for Prospective Purchasers


These notices are intended to assist you as a prospective purchaser. Legal matters in Ireland can be complex and so these Guidance Notes, the Auction Conduct Conditions, the Auctioneers Pre-Sale Announcements printed in this catalogue, together with any other conditions, documents or matters affecting the Lot you are interested in should be read and considered carefully. Whilst the Vendors of the Lots described in this catalogue have used reasonable efforts to ensure that Lots are correctly described, we strongly recommend that you appoint professional advisors including independent legal advisors and arrange for them to consider and advise you on all aspects of your intended purchase.
1. RESERVE PRICES The Auctioneers have not carried out valuations of any of the Lots in the Auction. Consequently, you should not treat any reserve price that is published in respect of a Lot nor any estimate or suggestion as to the price for which a Lot may be sold or price that you might consider bidding for a Lot as being a valuation for that Lot. It is your responsibility to decide how much you should bid for any Lot. CONDITIONS OF SALE If you are the successful Purchaser of any Lot, you will, from the moment the Auctioneers gavel falls, become legally bound by the Conditions of Sale in relation to that Lot. 3. 3.1 PROCEDURES ON SALE OF THE LOT After a Lot is knocked down to you, you will be given a Purchasers Slip which you must complete with all the required information. You will be asked to produce a minimum of two forms of identication both of which should relate to you as bidder. Acceptable identication must consist of, rstly, some form of photo identity such as a drivers licence or passport and secondly evidence of your address such as a recent utility bill or bank statement. You acknowledge and agree that we may take photocopies of your identication documents and that we may retain them for our records in order to comply with our bidder identication procedures.

It will be assumed that you have read and considered the Conditions of Sale and any other relevant documents for the Lot(s) you are interested in before the day of the Auction, that you have shown them to your professional advisors and taken their professional advice before bidding. The Conditions of Sale consist of the following:

When completing the Purchasers Slip, you must specically name the person or organisation that is to be the Purchaser of the Lot. Lots cannot be transferred to an unnamed Purchaser. References in the Purchasers Slip to the Purchasers nominees, associates or similar terms are not acceptable. Unless you obtain the Vendors prior consent the Lot can only be transferred to the Purchaser named in the Purchasers Slip and Sale Memorandum. When you have completed the Purchasers Slip and paid the deposit, you will be given a card showing the number of the Lot you have bought and the sale price. It is imperative that you do not lose this card. The Auctioneers will prepare the Contract for Sale in duplicate. Before leaving the Auction room, you must attend the contracts desk situated near the Auction room where you must produce the Lot card referred to above and your identication documents and sign your part of the Contract for Sale. You will then be given the duplicate copy of the contract, signed on behalf of the Vendor, in exchange.
DEPOSIT The deposit is the sum you must pay to the Vendor upon acceptance by the Auctioneer of your bid as a guarantee that you will proceed to completion of the purchase. If completion takes place without dispute, the sum becomes part payment of the purchase price. DEPOSITS MUST BE PAID IN EUROS

An addendum will be available before and will be distributed at the Auction. This important document will detail any corrections, amendments and/or additions to the particulars and conditions of sale for any of the Lots. It will be assumed that you have read the addendum and have satised yourself as to the context and implications of any addendum item relating to any Lot you are interested in before bidding. Please note that some or all of the conditions of sale relating to certain Lots might be contained in a separate catalogue or might be obtainable separately from the Vendors solicitors or the Auctioneers.

A deposit taken as agent for the Vendor effectively belongs to the Vendor as soon as it is paid and will be released to him after the auction without further reference to you. You may have a right to recover it from the Vendor if the Vendor fails to complete. A deposit taken by the Auctioneers as stakeholder will be held in the Auctioneers stakeholder account until completion. The Auctioneers are entitled to keep interest earned on the deposit during the time it is held by them.

You are at risk of losing the deposit paid on a Lot and at risk of the Vendor taking legal action against you for breach of contract if you fail to complete your purchase of the Lot. The deposit must be given to the Auctioneers clerk together with the completed Purchasers slip. If you buy more than one Lot, you will need to pay a separate deposit for each Lot. Deposit cheques are accepted on the basis that there are adequate cleared funds in the account upon which the cheque is drawn. Deposit Cheques may be specially cleared immediately following receipt on the day of the Auction but otherwise will be presented for clearance rst thing on the morning after the auction. The Vendor may take action against you if your cheque is not honoured on rst presentation. You are therefore strongly advised to ensure that there are adequate funds available in the account to meet any deposit cheque(s) that are drawn as a result of the Auction. All deposit cheques should be made payable to Space Lettings Limited Client Account unless the Special Conditions of Sale state otherwise. For the purposes of the denition of Approved Financial Institution contained in the Glossary to the Common Auction Conditions deposit cheques or bankers drafts will also be acceptable where drawn on a bank or building society or branch of a bank or building society that is situated in Ireland. A full explanation of the Auctioneers deposit terms and procedures is available on request from the Auctioneers.
PROXY, TELEPHONE AND INTERNET BIDDING If you are unable to attend the Auction but wish to bid by proxy or telephone or over the internet you will need to complete the Registration Form for Remote Bidders printed towards the back of this catalogue and send it to the Auctioneers with your deposit and proof of identity before the Auction. If you contact the auction department, they will explain the remote bidding procedures in detail to you.

PLANS AND PHOTOGRAPHS The plans and photographs shown in the catalogue are included in order to assist you in locating the Lot in question. They are not necessarily drawn to scale and any arrows on plans or photographs are merely to assist you in nding the Lot, not for the purpose of indicating legal boundaries. The Auctioneers cannot guarantee that any plans or photographs show the up to date position with regard to occupiers either for the Lot or for any other properties shown in such plans or photographs. CONDITION, INSPECTION AND VACANT POSSESSION It is strongly recommended that, as a prudent purchaser you make every effort to physically inspect the Lot and where possible, arrange to have it professionally surveyed prior to the Auction.

Estimates or suggestions given by the Auctioneers as to current or future rental values affecting any Lot or as to the current or future open market rental value of the whole or any part of the Lot must not be treated as valuations but only as estimates. You should consult your own professional advisors to establish whether such estimates or suggestions are accurate. The Purchaser agrees and accepts that no information, statement, description, quantity or measurement contained in any advertisements or given orally or contained in any brochure, catalogue, letter, report, docket or hand out issued by or on behalf of the Vendor or any agent acting on behalf of the Vendor in respect of the Subject Property (whether or not in the course of any representation or negotiations leading to the Sale) shall constitute a representation including the Purchaser to enter into the Sale or a condition or warranty forming p[art of this Contract. Any information, statement, description, quantity or measurements so given or contained in any such advertisement, brochure, catalogue, letter, report or hand out issued by or on behalf of the Vendor or any agent on its behalf are for illustration purposes only and are not to be taken as matters of fact and that any mistake, omission, inaccuracy or mis-description given orally or in the form of any advertisement, brochure, catalogue, letter, report or hand out issued by or on behalf of the Vendor or any of its agents (whether or not in the course of any representation or negotiations leading to the Sale) shall not give rise to any right of action, claim, entitlement or compensation against or from the Vendor or any of its agents under this agreement or otherwise or any right of residue of termination. The within Contract comprises the entire of the Contract between the Vendor and the Purchaser and supersedes any other alleged contract between the parties in relation to the Subject Property. For the avoidance of doubt, the parties hereby acknowledge that any previous agreement which may have been entered into by the Vendor, Receiver and Purchaser relating to the Subject Property is hereby rescinded. Any statement, representation or warranty whatsoever made by the Vendor, agent or employees during the course of negotiations leading to the Sale which are not herein contained and setforth are hereby treated as having been withdrawn and will have no force or effect at law whatsoever. General Condition No. 33 shall be read subject to this condition.

A1 A1.1 A1.2 INTRODUCTION Words in CAPITALS have special meanings, which are dened in the Glossary. The CATALOGUE is issued only on the basis that YOU accept these AUCTION CONDUCT CONDITIONS. They govern OUR relationship with YOU and cannot be disapplied or varied by the SPECIAL CONDITIONS (even by a CONDITION purporting to replace the whole of the Conditions). They can be varied only if WE agree.
OUR ROLE As agents for each VENDOR we have authority to: (a) prepare the CATALOGUE from information supplied by or on behalf of each VENDOR; (b) offer each LOT for sale; (c) sell each LOT; (d) receive and hold deposits; (e) sign each CONTRACT FOR SALE; and (f) treat a CONTRACT as repudiated if the PURCHASER fails to sign a CONTRACT FOR SALE or pay a deposit as required by these AUCTION CONDUCT CONDITIONS. OUR decision on the conduct of the AUCTION is nal. WE may cancel the AUCTION, or alter the order in which LOTS are offered for sale. WE may also combine or divide LOTS. A LOT may be sold or withdrawn from sale prior to the AUCTION. YOU acknowledge that to the extent permitted by law WE owe YOU no duty of care and YOU have no claim against US for any loss.

Where a maximum reserve price (or range of prices) is given that price is the minimum price at which, or range of prices within which, the VENDOR might be prepared to sell at the date of the maximum reserve price. But maximum reserve prices may change. The last published maximum reserve price will normally be at or above any minimum reserve price, but not always as the VENDOR may x the nal minimum reserve price just before bidding commences. THE PARTICULARS AND OTHER INFORMATION WE have taken reasonable care to prepare PARTICULARS that correctly describe each LOT. The PARTICULARS are based on information supplied by or on behalf of the VENDOR. YOU need to check that the information in the PARTICULARS is correct. If the CONTRACT FOR SALE does not contain a description of the LOT, or simply refer to the relevant LOT number, you take the risk that the description contained in the PARTICULARS is incomplete or inaccurate, as the PARTICULARS have not been prepared by a Solicitor and are not intended to form part of a legal contract. The PARTICULARS and the CONTRACT FOR SALE may change prior to the AUCTION and it is YOUR responsibility to check that YOU have the correct versions. If WE provide information, or a copy of a document, provided by others WE do so only on the basis that WE are not responsible for the accuracy of that information or document. THE CONTRACT A successful bid is one WE accept as such (normally on the fall of the hammer). This CONDITION A5 applies to YOU if YOU make the successful bid for a LOT. YOU are obliged to buy the LOT on the terms of the CONTRACT FOR SALE at the PURCHASE PRICE YOU bid plus VAT (if applicable). YOU must before leaving the AUCTION: (a) provide all information WE reasonably need from YOU to enable us to complete the CONTRACT FOR SALE (including proof of your identity if required by US); (b) sign the completed CONTRACT FOR SALE; and (c) pay the deposit.

If YOU do not WE may either: (a) as agent for the VENDOR treat that failure as YOUR repudiation of the CONTRACT and offer the LOT for sale again: the VENDOR may then have a claim against YOU for breach of contract; or (b) Sign the CONTRACT FOR SALE on your behalf The deposit: (a) is to be held as stakeholder unless the SPECIAL CONDITIONS state that it is to held as Agent for the Vendor and (b) must be paid in euros by cheque or by bankers draft made payable to US on an APPROVED FINANCIAL INSTITUTION. The extra auction conduct conditions may state if WE accept any other form of payment. WE may retain the CONTRACT FOR SALE signed by or on behalf of the SELLER until the deposit has been received in cleared funds. If the PURCHASER does not comply with its obligations under the CONTRACT then: (a) YOU are personally liable to buy the LOT even if YOU are acting as an agent unless the name of the PURCHASER has been clearly identied; and (b) YOU must indemnify the VENDOR in respect of any loss the VENDOR incurs as a result of the PURCHASERS default. Where the PURCHASER is a company YOU warrant that the PURCHASER is properly constituted and able to buy the LOT. EXTRA AUCTION CONDUCT CONDITIONS Despite any CONDITION to the contrary: (a) The minimum deposit WE accept is 10% of the total PURCHASE PRICE, or A2000 if less. A SPECIAL CONDITION may, however, require a higher minimum deposit (b) WE do not accept cash for all or any part of the deposit WE may refuse admittance to any person attending the AUCTION. BIDDING AND RESERVE PRICES All bids are to be made in euros exclusive of any applicable VAT. WE may refuse to accept a bid. WE do not have to explain why. If there is a dispute over bidding WE are entitled to resolve it, and OUR decision is nal. Auctioneers Pre-Sale Announcements

The following is a summary of the Announcements which will be made prior to the start of the sale. 1 All Lots will be offered for sale in accordance with the Order of Sale. The Order of Sale will be distributed at the auction. It will provide details of all Lots which will have been sold or withdrawn from the sale. 2 An Addendum (if applicable) to the Particulars and Conditions of Sale will also be distributed. This important document provides details of all corrections to the catalogue and/or the conditions of sale. Prospective Purchasers are deemed to have read the Addendum whether they have actually done so or not. 3 Special Conditions of Sale and General Conditions have usually been available for inspection at the ofces of the Auctioneers or the Vendors Solicitors prior to auction. These will be attached to the Contract for Sale. Any amendments to the Special Conditions of Sale will be referred to in the Addendum. 4 We sell on the basis that prospective Purchasers have made all their enquiries and are satised or not, as the case may be, as a result of such enquiries and that they have read the Notices within the catalogue and the conditions of sale at the back and fully understand their content. PLEASE NOTE If you still have a question in your mind in respect of any of the Lots within the catalogue, would you please speak to one of the representatives of Allsop Space who will do his or her best to obtain an answer for you during the proceedings. If you are not sure which Lot you are bidding for, please stop the Auctioneer and nd out. 5 The Maximum Reserve List is made available prior to the auction. These maximum reserve prices should not be interpreted as asking prices. Each maximum reserve price is subject to contract. The successful bidder will be asked to provide a deposit cheque to the Auctioneers assistant at the time of completing the Purchasers Slip immediately after the Lot has been knocked down. Separate cheques will be required for each Lot purchased. Unless otherwise stated in the Special Conditions of Sale, the deposit cheque should be for the greater of the minimum deposit of A2000 (or, if it is more, the minimum stated in the Special Conditions) and 10% of the sale price excluding VAT. Cash deposits are not acceptable.

Please note that you must specically name the person or organisation that is to be the Purchaser of the Lot as Lots cannot be transferred to an unnamed Purchaser. In addition, references in the Purchasers Slip to nominees, associates or similar are unacceptable. Unless you obtain the Vendors prior consent (for which the Vendor might make a charge), the Lot can only be transferred to the Purchaser named in the Purchasers Slip and Contract for Sale. 12 The majority of Lots offered for sale will be offered subject to reserve prices. Any exceptions will be announced on the day. 13 The Auctioneers Announcements are the slowest part of the proceedings. The Auctioneer will not pause to expound the virtues of each Property, nor read out the Special Conditions of Sale, Particulars or Addendum. He will generally only refer to the Lot number and the address of each Property before taking bids.

We only accept deposit cheques on the basis that there are adequate funds in the account upon which the cheque is drawn. Our clients reserve their rights to take any action they feel appropriate against a Purchaser whose cheque is not honoured on the rst presentation. Prospective Purchasers are strongly advised to ensure that there are adequate funds to meet any deposit cheques that are drawn as a result of the days proceedings. A personal cheque, a bankers draft or solicitors client account cheque are all acceptable. All cheques should be made payable to Space Lettings Limited Client Account unless the Special Conditions of Sale provide otherwise.

All deposits must be paid in Euros.

10 Any special Bidding Arrangements will be announced on the day. 11 As usual, we shall be exchanging Contract for Sale during the auction for those who wish to get away. Please therefore complete the Purchasers Slip which will be presented to the successful bidder of each Lot. You will also be asked to provide a minimum of two original forms of identication, consisting rstly of a form of photo identity such as a current drivers licence and secondly proof of your address such as a recent utility bill. We will photocopy your identication documents and retain the copies for our records in order to comply with our bidder identication procedures. In return for the completed Purchasers Slip and deposit, you will be given a Purchasers Identication Card as proof of your purchase. We will then prepare the Contract for Sale which will include any relevant addendum or addenda. Please allow 20 minutes for the Contract for Sale to be prepared. Before exchanging Contract for Sale, you will be asked to produce the Purchasers Identication Card so it is essential that you do not mislay this in the interim period.

2. Deposit 2.1 The Registration Form should be returned together with a valid cheque or bankers draft drawn in euros on an Approved Financial Institution for a sum representing the greater of: (a) the minimum deposit of A2000 (or the total of Your Maximum Bid Price if this is less than that minimum), and
(b) 10% of Your Maximum Bid Price (as indicated in Section One of the Registration Form), exclusive of VAT. 2.2 If You bid by telephone or internet, You may instead provide a signed blank cheque which, if Your bid is successful, the Auctioneers will complete on Your behalf for the amount of the deposit. If You successfully bid for the Lot and the purchase price for the Lot is less than Your Maximum Bid Price, then any excess of the deposit you have provided may be treated as additional deposit in respect of the Lot to be held according to the Conditions of Sale pending completion of the sale and purchase of the Lot and, in this event, You authorise the Auctioneer to retain the excess amount for this purpose. Terms of Sale/Conduct of the Auction 4.1 If Your bid is successful, You will purchase subject to and will become bound by the Conditions of Sale which You will be considered to have inspected and to be fully aware of prior to the Auction. 4.2 It is possible that, at any time up to the commencement of bidding at the Auction, corrections, amendments and/or additions may be made to the Conditions of Sale for the Lot or any other matters relating to it. Such amendments are publicised by means of written addenda and by verbal addenda announced from the rostrum. You will be deemed to have knowledge of such matters (including, for the avoidance of doubt, any late addenda that are announced verbally from the rostrum) and, if Your bid is successful, will buy subject to them in any event. Provided that Your Registration Form is received by the Auctioneers at least 48 hours prior to the Auction and You have provided a fax number, the Auctioneers will use reasonable endeavours to fax to You any written addenda relating to the Lot by the night prior to the Auction. In any event, You are advised to refer to the Auctioneers website where an up-to-date addendum for all Lots is published up to the night before the Auction. In addition, You may telephone the Auctioneers residential auction department (Tel: +353 (0) 1676 2033) between 8.30 am and 9.30 am on the day of the Auction to establish whether there are any late addenda (including, where known at the time of your call, verbal addenda that are to be announced from the rostrum) that are applicable to the Lot. The Auctioneers will not be responsible for any losses, costs or damages that You may incur as a result of any of the matters referred to under this clause. 4.3 If Your bid is successful, the Auctioneer or any person authorised by the Auctioneer, will sign the Contract for Sale or sale contract relating to the Lot on Your behalf. 4.4 The amount of Your Maximum Bid Price for the Lot will not be disclosed by the Auctioneer to the Vendor without Your prior consent. 4.5 If, after registering Your remote bid, You wish to bid for the Lot in person (including through an agent appointed by You who attends the Auction on Your behalf), You must notify such intention in writing to the Auctioneer prior to the Lot being offered for sale. In this event, You accept and agree that the Auctioneer will not then make any bids on your behalf. 5. Disclaimer 5.1 There is no substitute for being present in the room and the Auctioneers strongly recommend that You attend the Auction personally in order to bid. However, the Auctioneers will use reasonable endeavours to provide remote bidding facilities at the Auction in accordance with these Terms and Conditions and will make no additional charge for such service. 5.2 The Auctioneers will have no liability or responsibility whatsoever towards You in the event of Your remote bid not being made as a result of: unclear instructions error, lack of clarity or confusion regarding the Registration Form or the deposit any change in the date, time and/or venue for the Auction interruption or suspension of telephone or internet bidding services You being unobtainable by telephone or becoming disconnected during the course of bidding by telephone or via the internet any other factor beyond the Auctioneers control. In any such case, neither the Auctioneer nor any member or employee of the Auctioneers shall be held responsible or liable for any loss, cost, claim, demand or damage that You may incur as a result.
