Get those jobs done with a little help from DIY guru Julia Gray. This week: how to makeover your decking in just a weekend.

How to spruce up worn T decking in one weekend

mould, then wash the decking with warm soapy water or a pressure washer. Leave to dry. Once its dry, wipe over with a cloth dampened in methylated spirits. Its advisable to wear the gloves and goggles when doing this and when using the fungicidal wash. By late morning/early afternoon, you should be ready to start applying the decking treatment. Work in the direction of the grain along the length of each board to avoid overlap marks, and follow the manufacturers instructions carefully. By late afternoon/early evening, the first coat should be dry (allow about four hours between coats, depending on the product), so you can apply a second coat. Unless further coats are required, you should be able to enjoy your decking from Sunday morning onwards weather permitting. For a stepby-step guide to sprucing up your decking, download the All Decked Out podcast at sadolin.co.uk/homeowner.

Cash is king for buyers

OUR garden deck is out there in the elements all year round, so get the most out of it this summer by giving it some TLC. Before the weekend, stock up at your local DIY store on decking treatment, methylated spirits, fungicidal wash, a stiff broom, protective gloves and goggles, and a good quality wood-stain brush (unless you have these things already). Some decking treatments come with their own applicator, so you dont need a brush. On Saturday morning, start by brushing off the decking with the broom to get rid of dirt and debris. Use the fungicidal wash to remove any algae and

HE numbers of buyers buying homes for cash may have soared to nearly 40 per cent of total transactions, according to new reports. Latest figures from the Land Registry show the number of homes going on the market each day 5,115 is not far behind the long-term average of 5,244. The problem is that a much smaller percentage than usual are finding buyers: only 2,200 vendors sold each day in May against the long-term average of nearly 3,500. In February 2007 some 5,333 homes were selling each day. And in this small number of sales, the cash buyers, it seems, are all-important presumably buying in many cases for considerably less than the asking price as sellers begin to despair. Henry Pryor of HousingEx pert.net, said: Cash buyers still remain a hugely significant proportion of the market with about 40 per cent of the relatively few transactions taking place without the need of a loan. Some belong to the Saga Generation, and they are moving downmarket to a small home. Others are Trustafarians spending inherited money, and some may be recent arrivals in this country who have brought sizeable sums with them from another country.

20,000 homes worth million

N the first quarter of 2011, nearly 20,000 homes shrugged off the housing market downturn and went on sale for more than 1 million, says a new survey commissioned by Investec Specialist Private Bank. Their collective value was 44.95 billion an average of 2.276 million per property. The bank says that many of these properties required mortgages, but a number of lenders only provide finance against the value of the property you want to buy. By contrast, Investec Specialist Private Bank provides custom-built mortgages of 1 million or more, which take into account the income of the client and their earnings potential, besides the value of the mortgaged property. This enables it to develop a mortgage designed around the individual circumstances of the client, including the scheduling of repayments on a suitable timescale. Investec Specialist Private Bank says many high net worth individuals receive irregular income, such as lump sum bonuses. The research reveals that 50.7 per cent of the multimillionpound homes on sale in the first quarter of this year were in London, followed by 10 per cent in Surrey and 4.1 per cent in Hertfordshire. All of the top 10 regions with the largest number of multimillion-pound properties were in the South.
