NNE Duncan Real Estate opened the door to a fresh approach when it set up shop in Mt Albert seven years ago and now it is ready to open a new door this time to give something extra back to the community it serves. With principal Anne Duncan as its driving force, the company swung open its doors for business in August 2004 and has long since shrugged off the early doubters to establish a niche among the high-flyers of the Auckland real estate game. Its latest moves involve an entirely different door a red door, to be precise. EMER Collins is flying a lot of flags as we head into the Rugby World Cup. Emer, the Anne Duncan Real Estate administrator, is Irish and shed love to see the lads in emerald green cause a few upsets. But if that cant happen shell be right behind the All Blacks. Now, just to complicate things, Emer and her colleagues have another team to support the United States. Mt Albert, spurred on by community leader Pauline Anderson, has joined the cup hosting programme and has adopted the United States. All shops and business premises in the area will be decked out with the stars and stripes over the next seven weeks to show Americans in town for the cup that theyre not alone.

Local suburbs stand out for price gains as city fringe moves ahead
T Albert and its neighbouring suburbs are among the Auckland areas showing greatest price growth over the last year. The whole of the city fringe has made good gains in that period as other parts of the city and the country - have struggled, showing the worth of residential real estate within a stones throw of Queen St. The value of that handiness to the city backed by good transport links and great schools and community amenities comes through in Real Estate Institute data as well as anecdotally from consultants in the Anne Duncan organisation. The institutes data shows median prices in the wider Mt Albert area covering Kingsland, Mt Albert, Owairaka, Sandringham and Waterview are sitting around $590,000 in the three months to July 31, much higher than levels reached in the market peaks of 2007. While median prices are not always a clear guide to general values, the monthly median for Mt Albert in July was a new record at $675,000, more than 10 per cent up on the previous high of December 2009. Those statistics are supported by separate figures over the last year comparing sales prices in the city fringe against the capital values of the actual houses sold. On the North Shore, selling prices against CV are up on average between 2 and 4%, with a number of suburbs showing a decline, and

in West Auckland prices are flat or down 2 or 3%. In South Auckland there are wide variations, with some suburbs showing growth of 3-9% and others dropping up to 5%. But within the old Auckland City Council boundaries the indicators are mostly in the black, with only southern suburbs like Otahuhu and Panmure recording declines. Grey Lynn is the real highflyer, with selling prices against actual CV up over 20% in the last year. But the suburbs where Anne Duncan Real Estate is at its strongest are tucked in behind and

comfortably in the upper third of the list showing greatest price movement in the wider Auckland area. Sandringham is up 16% and Mt Albert (12.5%), Pt Chevalier and Kingsland (both up 12%) are not far behind. The news is certainly well and truly out there that these are great places to live, says Anne Duncan. As Auckland grows bigger, the pressure on house prices close to the centre of the city becomes greater. We see that in the big cities all over the world, and that certainly is the trend here.
