The Average Sales Price in October was $1,185,574, down 10.4% from $1,323,693 in October of 2010 and down 24.4% from $1,568,426 last month. October 2011 ASP was at the lowest level compared to October of 2010 and 2009.

October Property sales were 19, down 32.1% from 28 in October of 2010 and 17.4% lower than the 23 sales last month. October 2011 sales were at their lowest level compared to October of 2010 and 2009. October YTD sales of 188 are running 20.5% ahead of last year's year-to-date sales of 156.

The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values.
