HARBOR KEY DEVELOPMENT, LLC Bradenton, FL 2006-Present Multimillion-dollar commercial construction bid/build company focused on West Florida region. Managing Member Direct all aspects of corporate entity, including operations, marketing, business planning, financial analysis, estimating and procurement, project management, and relationship building with clients, architects, subcontractors, and other partners.

Built the company from the ground up and sustained controlled growth through a highly challenging economic period for the industry. Pursued government bid work and cultivated private sector projects.

KRAFT CONSTRUCTION COMPANY (currently Manhattan Construction Co.) Naples, FL 2002-2006 One of the largest construction firms in Florida, generating $750M to $1B in annual revenues. Vice President / Area Division Manager Brought on board to expand Sarasota profit center. Managed numerous high rise mixed-use projects within the Central West Coast Florida jurisdiction, including Plaza at Five Points, the Renaissance at Alinari, 100 Central/Whole Foods, 1350 Main and Rivo at Ringling. Supervised 83 management and administrative personnel as well as an additional 1,050 indirect craftspersons.

Expanded Sarasota office volume from $30 million to $225 million by locating, negotiating, and acquiring 5 residential / commercial / mixed-use towers, with all projects comprised of negotiated fee with preconstruction services provided through design process, allowing for the most efficient designs and significant time / cost savings. Implemented a checks / balance process and reporting systems to monitor project progress, providing upper and mid-level management with full transparency into costs and profits.

HARDIN CONSTRUCTION COMPANY Tampa, FL 1999-2002 Specializing in commercial and mixed-use development projects in the U.S., Mexico, and the Caribbean. Project Director Functioned as the Project Director for numerous projects on the West Coast of Florida, supervising individual project teams of project managers and associated superintendents, foremen, and construction/administrative personnel.

Led the successful construction of a $82 million Ritz Carlton Hotel and Residences in Sarasota FL (new prototype for Ritz Carlton brand included hotel/amenities on bottom 10 floors and condominium residences on the top 9 floors). Facilitated exact on-time opening (with bookings years in advance) by adhering to strict scheduling guidelines and addressing external challenges (9-11 incident, tropical storm). Led the Development Team of the $120 million Bath Club Condominium Resort in Miami Beach FL including the design processes, general contractor solicitations/evaluation/award and the construction by overcoming extreme design parameters and strict government regulations.

CENTEX ROONEY CONSTRUCTION COMPANY Freeport, Grand Bahamas 1997-1999 General contracting company under Centex Holdings; largest GC in the State of Florida and the Caribbean. Construction Manager Directed full cycle of project involving construction of 4-star resort in the Bahamas. Addressed challenges that included: (1) extreme time restrictions regarding shipping; (2) limited work permits for non-Bahamian workers due to govt.s desire to include Bahamian workers on the project; and (3) ongoing negotiations with the govt. required to maintain project progress.

Drove on-time and on-quality completion for $225 million resort, overcoming obstacles through extensive training of non-skilled workers, continual govt. negotiations, and implementation of advanced logistical programs.

PRIOR POSITIONS: Operations Manager, THE CLEVELAND MARBLE MOSAIC COMPANY Managed estimating, purchasing, and field installation activities for all of the companys contracted work. Senior Project Manager, CENTEX ROONEY CONSTRUCTION COMPANY Supervised field staff of up to 24 direct and 350 indirect team members on broad range of construction projects.
