OBBIE BRIGGS UNDERSTANDS A THING OR TWO about building. But his expertise does not extend to bridges, high-rises or other urban structures, as his masters degree in architecture from Tulane might suggest. As President and CEO of Briggs Freeman Sothebys International Realty, Briggs knows how to build a real estate business, one property at a time, which he has done in Dallas for more than three decades. Need to know anything about buying property in Dallas? Ask Robbie. Briggs maintains that Dallas is one of the more unusual real estate markets in the Sothebys International Realty network in that the region essentially has no mountains and no oceans as selling points. But were very much family and business oriented, says Briggs. Because there is no state income tax, weve been successful in attracting corporations like Exxon, AT&T, J.C. Penney and Texas Instruments to our neck of the woods. Theyre attracted to the free trade ports and the ability to inventory their products and easily ship and distribute anywhere in the world. China has become the number one country we trade with from right here in Dallas. Briggs characterizes the Dallas real estate market as extremely philanthropic, and welcoming to anyone with an entrepreneurial personality. He says the Dallas market has been making tremendous strides in the arts arena, with new museums and cultural centers,
which are attracting buyers. In the last three years weve seen a major building up of our downtown area, where there are many new office buildings and high-rise luxury living apartments mostly due to the growth of the art district here the largest in the country in one specific area, says Briggs. Other major growth areas in the Dallas market include Highland and University Park for their excellent school districts. For a more corporate centered lifestyle, he cites the Westlake and Southlake sections of Dallas, where many professional athletes have been buying property and building new homes. Briggs reports that the Dallas market had its strongest year in 2007, but like much of the country, began to soften in late 2008 and declined dramatically in 2009. Last year however, Dallas real estate was decidedly healthier, with Briggs reporting sales and volume increases in his own business of more than 30 percent with average home prices beginning to increase upward. Thinking of moving to Dallas? Briggs says buyers should determine their personal priorities. A quick commute to the office? Be more entrenched in the citys culture and arts? Prefer golf community life? Everywhere in Dallas you will find that people are friendly, says Briggs. Almost everyone here is originally from somewhere else. Dallas is just an exciting place to live.

STABLISHED FOR OVER 260 YEARS, the Sotheby's name is known and respected worldwide. Synonymous with expertise and the finest works of art, it would be easy to assume such an august name would require no introduction. With the international nature of the art market, however, nothing could be further from the truth, as Amy Todd Middleton, Global Head of Marketing, contends. The auction world has expanded on a monumental scale since I began at Sothebys in 1993, she says. We have seen the exponential growth and participation of clients from places such as China, Russia and the Middle East. In response we have expanded our means and ability to reach this diverse group of affluent collectors. From private selling exhibitions to podcasts showcasing the knowledge of our specialists, we are pursuing new avenues for engaging our clients. Technology has taken on a key role in the auction world in recent years, offering Sothebys technologically literate audience unprecedented interaction with the company. Todd Middleton is at the forefront of ensuring the most up-to-date technology is
deployed: Digital, I believe, is a trend we will be expected to keep pace with. Sothebys has addressed this in a number of ways, initiating an online bidding system, BidNOW so clients can participate in and view auctions in real time no matter where they are and will soon relaunch a completely redesigned website, affording both enriched content and ease of use. Amid this innovation, it should be remembered that Sothebys using one of the oldest forms of commerce: the auction retains many constants. Primary among these is what moves people to collect, and, as Todd Middleton suggests, the underlying motivation remains unchanged: While people collect for a variety of reasons be it family tradition, investment or personal pleasure those who are truly successful have a passion for art. Through collecting they seek to enjoy and preserve the masterpieces that enrich our culture.

The Siren Call of the Sea Inspires a Search for the Ideal Waterfront Home

NE OF THE MOST INDELIBLE IMAGES in American literature takes place on a waterfront. The scene, from The Great Gatsby, depicts Jay Gatsby standing on the lawn of his extravagant estate, looking across a moonlit bay of Long Island Sound with arms outstretched toward a distant green light. The picture is emotionally powerful because the object of Gatsbys desire at the other end of the light, Daisy Buchanan, is forever unobtainable, but also because we believe in the intrinsic romanticism of water, its emotional lure and the ability to inspire us toward our dreams. Its hard to imagine the same poignancy without the reflective water. Its also appropriate that F. Scott Fitzgerald would set his story against this watery backdrop. Gatsby, having made his fortune, would naturally follow his dream toward the white palaces and light-catching waterfront mansions of this well-heeled New York shore. Its in nearly all of our dreams, after all, to join that life, to someday enjoy the luxuries and inspirations of the ocean from our own personal home on the coast. When our ship comes in, we want to have a dock for it. If a central conceit of the fine life is a desire to look at beautiful things, to feel rejuvenated by them, theres no greater realization of that than waterfront property. Mark Griffin of Coastal Sothebys International Realty in Palm Beach Gardens, Florida believes that waterfront living is, in this sense, a real estate ideal. Ive seen it time and time again in our clients, (and) absolutely there is for many an elemental draw to the water, he says. I think it represents the highest end of luxury, even in areas that are known for luxury real estate. Inspirational views, Griffin says, are what most buyers are seeking foremost in a waterfront home. Even Gatsby, after all, purchased his manor because of what it allowed him to believe he could see. (Water) is sort of an ever-changing backdrop, he says. Whether its other boats, wildlife, sunsetsit can be spectacular given the right location. s

George Damianos of Damianos Sothebys International Realty in the Bahamas believes the lure of coastal waters is primitive. There are a number of ingrained things in the human brain that people are responding to when they dream about owning a home on the water, he says. In our country its the beautiful, different colors of the water that really mesmerize a lot of people. The colors change and it really makes for a magnificent view. Tiago Queiroga, owner of Portugal Sothebys International Realty, is even more philosophical. The ocean is like a magnet (in) its vastness, he says, and the different tones and colors and the sound of the waves attract your inner self to the basics of life, nature and serenity. It works as a perfect balance and antidote to the modern, rushy and unquiet urban lifestyle. Views arent the only consideration a great property must also conform to the particular lifestyle demands of the buyer. What activities are most important? Damianos insists that for many of his clients a private beach entry is a must. Boat owners also come to waterfront properties with very specific needs. Depending on the size of the boat in question, docks or boat lifts may be required. Adjacent water depth and its navigability must be known, while marina proximity and deep water and ocean access is vital for larger boats and yachts. Furthermore, even if the property possesses outstanding views and requisite amenities, they may be wasted if the home doesnt showcase them properly. The biggest (house) enhancement is having an architect who has sighted the home and then designed the home where you get the maximum benefit of the views provided by the lot, says Griffin. Many architects will design the home first and then drop it on the lot instead of really looking at the (natural) views and specifically designing the home to enhance that. Large picture windows that open to the sea and connect the outdoors into the interior spaces are typically desirable. For homes on the ocean, buyers may want additional leeward patios that are sheltered from the coastal winds. Some residences will also locate their swimming pool on the inland side of the house away from the water to create two different areas of congregation and relaxation. s

Queiroga notes that for homes in the northern hemisphere, the property should have a terrace or patio facing south that absorbs the sun for the majority of the day, with walls, plants or other barriers on one side to block the prevailing winds (which usually blow from the north in western Europe). Of course the most exalted state of waterfront living is a private island. Buyers in this elite category should seek property with elevation above the shore, ideally with gentle slopes of maybe 50 or 60 feet that arent too cumbersome to traverse to the beach but high enough to eclipse rising water levels in storms. If youve accomplished (all) that, Damianos says, along with a showcase home and perhaps a slip for your boat, Id say you have arrived. Fitzgerald wrote that Gatsby had an extraordinary gift of hope and romantic readiness, and these virtues seem to also imbue those that live in communion with the ocean. Perhaps it is a bit of romanticism, but we tend to believe that there is always a sea or slice of shore for those of us who have it in our dreams to find it. Waterfront property may be a means to an end, as it was for Gatsby, or the end itself. Either way, water is the medium upon which such dreams are projected.

ROPHY HOME" IS AN EXPRESSION bandied about by real estate professionals who have a hard time agreeing on the definition. Is a trophy home based on price? Is it based on exclusivity? Is it about the awe a property inspires?
an estate called the Stone Mansion falls into all three categories. Priced at $68 million, it is a baronial manor of quiet grandeur and happy contradictions: Old World in its pedigree; New World in its technology. The home sits on 6 acres, just one of the many impressive figures associated with the mansion. At 30,000 sq. ft., it has 12 bedrooms and 19 bathrooms. Perhaps the most prestigious number of all is its zip code, 07620. Other locations may garner more name recognition, but Alpine, in its unassuming way, is one of the wealthiest zip codes in the country, and the Stone Mansion is the crown jewel of this country club enclave. In 2006, Richard Kurtz purchased 60 acres, subdivided it into multi-acre parcels and set up a guard-gated community called the Estates at Alpine. The Stone Mansion is his private family estate, completed last summer after 2.5 years. Yet, its architectural style is reminiscent of the Gilded Age. It is no coincidence. The residence was built on virgin property previously owned by Henry Clay Frick II, the late physician and grandson of the steel industry magnate. No question about it, says Kurtz. It has a historic feeling to it. If you look at the residence, it looks like its been there for the last 50 years. s

That patina of permanence is owing to its sumptuous appointments such as the faade of 18-inch thick granite, slate roof, rare woods, Venetian plaster walls and classic moldings. Lavish extras include an indoor basketball court, grand ballroom, tennis court, a 65-foot pool and a cabana with a kitchen and 2 bathrooms. The effect is very powerful, says Kurtz. To execute his vision, he worked closely with architect James Paragano, known for designing homes that balance historical imagery and timelessness. I loved the process, Kurtz says. I lived 2 minutes away and my office is 11 minutes away. I was there every day. He even went to the mountain in Tuxedo, New York, to see where the granite stone was quarried. Another contradiction relates to the scale of the home. Large by any standard, it is not cavernous. It has a good feel to it, Kurtz explains. You dont get lost in it. Its not overbuilt. Its not overdone. You always know where you are. Credit the warmth of the materials and how they flow throughout the home in innovative, even surprising ways. The walnut flooring, for instance, alternates among herringbone, parquet and wide-plank patterns, resulting in a layout that feels both familiar and comfortable. s

Although the estate pays homage to the grand mansions of Newport, it is every bit a 21st century interpretation of an American classic, according to Dennis McCormack, of Prominent Properties Sothebys International Realty. Its lighting, heating, cooling and security can be controlled from anywhere in the world through a smartphone. Even its 3,000-bottle wine cellar operates on thumbprint recognition. The house, technologically, is one of most advanced homes built today, says McCormack. In addition, the house has a fire suppression system and a subterranean drainage system beneath the lawn similar to that of a professional ball field. Within minutes after a rainstorm, the grass is dry. Where standard estates succeed, trophy homes exceed. Its a strange thing, says Kurtz. When you plan something and work very hard to achieve certain goals, sometimes it still doesn't come out the way you want. In this case, we put all our ideas together over the course of years, and it came out better than we anticipated. I attribute that to a lot of hard work. And it doesnt hurt to have a little luck follow you.

HE FORMER PERCEPTIONS of Eastern Europe sometimes invoke a cloaked world of harsh winters and dark forests. To a new generation it is a land of interweaving cultures, enchanting natural beauty and rich medieval histories blended with modern thinking and entrepreneurship. It is, indeed, a place you want to visit. Slovakia, in particular, has evolved into one of the former Eastern blocs most attractive destinations. According to Peter Mrinak, general manager of Corpia Sothebys International Realty in Bratislava, such a diverse market offers an abundance of specialized choices from new luxury homes and apartments in cosmopolitan styles to preserved historical structures with living spaces that have been fully modernized. investors may particularly like the idea of owning property that dates back centuries without sacrificing contemporary comfort. Each historical property has its own legend, Mrinak says, which means that whether you are buying a castle or mansion, you are buying not only a property, but some story too. Today Bratislava anchors a resurgent Slovakian economy with one of the fastest growth rates in the European Union. Slovakia is the worlds largest producer of automobiles per capita with assembly plants for Volkswagen, PSA Peugeot-Citroen and KIA. Sony and Samsung also operate major manufacturing plants here. The rapid economic development in the last decade has led to a real estate boom. To capture an increasingly international market, many
of the newest structures have been designed in a contemporary minimalist style with an eye to the future. These are perfect for a clientele [that] can appreciate the highest standard of living, says Mrinak. Location, he continues, remains the number one consideration. Mrinak points out that the areas that tend to invite foreign buyers and ex-pats are Bratislavas more exclusive hill locations Castle Hill, for example, or Koliba Hill. The most expensive properties, meanwhile, surround Slavin in the heights just north of Old Town. To have the most authentic experience from Bratislava, he says, I would suggest buying a property either on Castle Hill with direct view of the Castle, or something close to Slavin with a nice city view.
