EXECUTIVE EXPERIENCE
INDEPENT CONSULTANT, Littleton, CO 2009-Present Improve operating efficiencies and enhance departmental performance through streamlining or automating everyday routine business processes; program mundane tasks and thereby mitigate errors from manual requirements. Generate management reporting to expedite data driven decision making. Key projects included: Automated monthly reporting process for generating financial statements, ensuring consistency and more timely publication of financial results for hundreds of sites, which saved some 80 [Full-Time Equivalent (FTE)] hours per month. Automated operations management team incentive bonus calculation, slashing in excess of 35 FTE hours per month. Reduced traffic reporting process by more than 20 FTE hours per month through the development and implementation of a scalable reporting routine that validated specific data, indexed selected fields then generated emails to sites with their customized reports attached. SENIOR DIRECTOR / STRATEGY & ANALYSIS Analyzed and reported on financial details for a $1.5B portfolio including operating budgets, capital expenditures, P&L analysis, and debt compliance. Built a model to track redevelopment progress, forecast capital expenditures, and fine-tune scheduling by site. Developed and implemented an inventory tracking model to manage critical supply levels and improve purchasing control procedures. Beta version included 4 sites and a beginning balance of $100k. Refined and expanded loan compliance testing by reviewing thousands of pages of loan agreements on multiple portfolios, then created sensitivity tables off P&L information to demonstrate the impact of deviations from specific revenue and expense targets. DIRECTOR OF FINANCIAL ANALYSIS Performed strategic financial modeling, budget planning and analyses projects, utilizing Microsoft Excel to detail and summarize strategic business plans. Completed sensitivity analyses on interest rates, stock price, ROI, revenue and expenses; and return calculations for internal rates of return (IRR), return on investment (ROI), and net present value (NPV) to provide clear understanding of the financial impact on modeled scenarios. Directed and managed FFO multiple analyses used to support a $1.7B portfolio sale in a timetable of 3 months, which achieved full board approval and a successful sale of one-third of the company. Generated Economic and GeoDemographic Analysis for strategic planning that looked at Metropolitan and Micropolitan data used to identify target markets and select specific market focus.
