For site start to occur for an Essential Series home prior to April 2012 the following must occur: - Completion of land development works (By 31st January 2012). - Land Settlement. - Unconditional finance approval. For site starts occurring from the 1st of April 2012 onwards the base house pricing will be reviewed as follows: - Increase of $2,000 for site starts in April 2012; - Increase of $3,000 for site starts in May 2012; - Increase of $4,000 for site starts in June 2012; - Increase of $5,000 for site starts in July 2012; - Increase of $6,000 for site starts in August 2012; and - Increase of $7,000 for site starts in September 2012. If the base sales price at the time of site start is lower than the clients increased price, the lower price will be applicable. Deposits for site starts in October 2012 and on-wards needs to be considered by management on a case-by-case basis.

OH&S requirements require a 2000mm obstruction free zone for roof tilers. If a 2000mm obstruction free zone cannot be provided due to the width of the land a cost of $15 per lineal metre will be charged to the client to provide roof guardrail. Effective Thursday 8 September, Pursuant to Building Amendment (Bushfire Construction) Regulations 2011 S.R. No. 92/2011. New regulations 810 & 811. Replacing Interim Regulations 804 & 807 (6) (c). there are new bushfire prone area maps. These maps designate which areas require a site assessment under Australian Standard AS3959:2009 for construction of buildings in bushfire prone areas to determine the bushfire attack level and construction requirements. Above building regulations require all new homes in mapped bushfire prone areas to be constructed to a minimum bushfire attack level (BAL) of 12.5. A preliminary bushfire assessment will be performed at the time of the site survey to determine the need for a full bushfire report specific to the client's lot (rated higher than BAL LOW).

Should mapped area and/or site assessment reveal the requirement for a full bushfire report or construction to a BAL 12.5 due to a BAL LOW assessment as per new regulation, any additional works and resulting costs will be borne by the Owner/s.

Further costs may be incurred if these plans are not approved by the developer and changes are required to meet the necessary (Developer) Architectural Review Committee recommendations. All care has been taken by Carlisle homes in determining developer guidelines. Further costs may be incurred and passed on by way of variation if additional requirements are requested by the developer, this may include but not limited to corner treatment specifications, faade changes and or other unforeseeable items.
