Rev.03 Section No.4 STEEL WORK FINISH 4.1 Primary and Secondary Steel All Primary and secondary steel materials will be cleaned to remove all dirt, grease, oil and loose mill scale and given one shop coat of Choco Brown primer with an average of dry film thickness of 25 microns. Section No.5 CONCRETE WORK FINISH 5.1 Floor Slabs Top surfaces of concrete slabs will be smooth cement finish. No holes or rough patches will remain. Surfaces will receive cement plasters. REFERENCE DRAWINGS All items specified above are based on BAC Presentation Drawings consisting of the following drawings stipulated hereunder: Elevation Plans Floor Plans

Section No.8

EXECUTION PERIOD 8.1 Our completion period is One Hundred Twenty (120) Working Days (engineering time excluded) from the latest date of receipt and acceptance of the following: Signed Contract Down Payment Final Change Order Signed Final Approval Drawings for Construction Approved as Noted

Completion period, however, shall be extended upon request in writing within three (3) days by BAC for causes such as bad weather, change order, force majeure, and suspension of work for causes not attributed to BAC and other similar events. 8.2 Presentation drawings for approval will consist of the following: Custom Erection Drawings consisting of Elevation Framing and Cross Section Plans showing frame details and clearance dimensions Concrete Work Details Foundation Details

Approval drawings will be submitted within ten (10) working days from date of acceptance of this proposal.

Rev.04 Section No.9 CONDITIONS FOR ASSEMBLY /ERECTION 9.1 Prior to erection, we require a clear level and unobstructed work area with suitable access for our erection crew. Access should be provided around the site lay-out for storage, setting out and erection. Any variation in these conditions will be subject to price variation in the contract. Our price is based on one site visit and uninterrupted work. Should our staff be unable to work because of conditions not our making we reserve the right to charge for lost time.

Section No.11

PAYMENT TERMS 30% Down Payment upon Signing of Contract 70% Based on Work Progress Build Asia may submit periodically but not more than once every two weeks a request for payment for the work done.

Section No.12

PROPOSAL VALIDITY This offer is valid for thirty (30) days from the above noted date and is subject for confirmation thereafter by BAC.

Section No.13

CHANGES/REVISION

Changes and/or revisions to stated scope of work may lead to variation in price and delivery period. A change must not hold payment for work completed in the original contract.

Rev.04 Section No.14 GENERAL NOTES 14.1Site Development is not included in our scope of work (Natural Grade line is assumed flat level and compacted). 14.2Water and Electricity for domestic and construction use shall be provided by Takenaka Corporation. 14.3Soil test procedure is not included in our offer. 14.4Building, Sanitary and Electrical permit fees shall be to the account of Takenaka Corporation. 14.5Our price includes Value Added Tax (VAT). 14.6Only items mentioned above is the work BAC will execute.
