DESIGN STANDARDS AND GUIDELINES

1.0 ARCHITECTURAL 1.1 Space Utilization The Unit Owner/Tenant is free to design his unit subject to the requirements of this manual, and to conform to but not limited to: 1.1.1 National Building Code and all other applicable codes in the Philippines, safety standards 1.1.2 Existing locations and capacity limits of the building utilities and structure 1.1.3 Tenant boundary limits. 1.2 Floors 1.2.1 The Unit floors are initially the following: 1.2.1.1 Ground floor bare concrete slab cement plastered finish 1.2.1.2 6th to 12th floor- 300x300mm vinyl tiles (unless otherwise, requested by the Unit owner not to be installed prior to move-in ) 1.2.2 The maximum allowable live load is 245 kgs/ sqm only. 1.2.3 Chipping, scarring, cutting and boring works on the concrete shall not be allowed. 1.3 Walls 1.3.1 All the party walls are initially cement plastered finished painted with acrylic semigloss paint 1.3.2 Interior wall partitions shall be of fire resistant or fire retardant materials. Gypsum board, fiber cement boards on metal studs is recommended. 1.3.3 The Unit Owner/Tenant can finish the walls with paint, fabric or wallpaper. Stones and other heavy materials are not allowed. 1.3.4 No part of the interior walls shall terminate or be attached to any glass surfaces of the building exterior wall nor extend beyond the ceiling. 1.3.5 No signage or covering on the exterior glass panels will be allowed, except roll-up type vinyl sunshades. External side shall be neutral color to maintain the external aesthetic appearance of the building and to be passive with the interior colors of the building i.e. (beige or gray). Contractor shall submit physical sample to Tenant Relations Manager for approval. 1.3.6 No electrical wiring devices, conduits, air conditioning units, cabinets, or other materials that may block or pose interrupting view on the external facade will be allowed. Likewise, no mechanical or electrical devices shall be attached to the curtain wall. 1.3.7 No alterations shall be permitted to the corridor walls. 1 of 9 Life

1.4 Ceilings 1.4.1 The initial Unit ceilings are exposed slab of bare, smooth concrete finish. 1.4.2 For commercial and office units, unit owner/ tenant shall provide suspended ceiling at certain height measured from the finish floor level (level of the lift lobby's finished floor): 1.4.2.1 Ground floor - 3.00 m. from the elevator lobby's finished floor line 1.4.2.2 6th to 12th floor- 2.90 m. already bare concrete ceiling from the elevator lobby's finished floor line 1.4.3 Suspended acoustic ceiling module design (recommended): Grid Metal Suspension System 9/16 flange hot dipped galvanized steel snap type with Omniguard baked enamel white finish. 600 x 1200 x Armstrong, Cirrus/ Dune equivalent 38mm x 25mm anodized aluminum 3mmx50mmx50mm angle plate fastened to ceiling slab w/ 6mm dia. Located at every 1200mm O.C. along main runners 25mmx38mm angle bar fastened to wall w/ 25mm concrete nail

1.4.4 The orientation of ceiling tiles shall be based on original building design. 1.4.5 Unit Owner/Tenant shall maintain the ceiling perimeter soffit design 1.4.6 The suspended ceiling shall have access panels to the ceiling plenum for maintenance of any MEP valves or fittings as required. 1.4.7 Wooden framings, plywoods or any combustible material such as coco will not be allowed to enter the building premises. 1.5 Optional Private Toilet For Ground Floor Commercial Space / Units 1.5.1 One (1) optional toilet facility shall be provided for each tenant at the ground floor. This facility is strictly located within defined zones. 1.5.2 Each private toilet location shall have stub-outs to serve one (1) toilet area limited to one (1) water closet, one (1) lavatory, and one (1) floor drain. 1.5.3 Waterproofing shall be provided by the Unit Owner/Tenant according to approved specification, and must be subjected to a 24 hour, 2 inch-high flood test in the presence of the Building Manager or his authorized representative. Flood Test Certificate will have to be secured from the Building Administration Office after testing. 1.5.4 Unit owners/ tenants shall assume full responsibility over the workmanship and maintenance of said installations. They shall be responsible for any damage to the unit below that may arise from the above mentioned installation i.e leaks, overflows. lumber

3 of 9 1.6 Main/Exit Doors Main Doors and Exit Doors are predesignated. Relocation and refurbishing of doors shall not be allowed. 1.7 Units Nameplate and Graphics 1.7.1 General The Unit's nameplate shall conform to the materials, designs and and locations of the provided Standard (See Annex B, C and D). For units at 6th to 12th floor, the Unit Owner / Tenant shall order the nameplate and other graphics to an accredited supplier through the Building Administration Office. The Statement of Account shall be sent directly to the Unit Owner / Tenant for billing purposes. 1.7.2 Ground Floor Commercial Units/ Spaces

1.7.2.1 The following signs, components and devices are not allowed: Free
standing signage, moving, rotating or flashing signage / component/ devices, noise and odor producing devices, blade signs, exposed neon and fluorescent / ordinary lighting focused from the front box type such as but not limited to: panaflex and embossed acrylic; plain painted, cloth, tarpaulin, paper, cardboard and the likes. 1.7.2.2 Sponsorships, products, promotional events will not be permitted on the building frontage. Reproduction of newspaper advertisements or signs that are not professionally produced will not be permitted. 1.7.2.3 1.7.2.4 1.7.2.5 1.7.2.6 No sign, advertisement, notice or other lettering shall be exhibited, inscribe, painted or affixed on any of the storefront Signs other than the approved storefront is not permitted in any portion of the building or common areas. Immediate access for servicing, repair and maintenance of lighted signage has to be properly considered and provided. The Electrical Design and Standards Guidelines shall be considered in signage installation. No exposed conduit, tubing or raceways, as well as conductors, transformers and other equipment shall be permitted. Signage wiring is to be connected to the Unit Owner's / Tenant electrical panelboard. Signage letters and additional graphic shall not be punched directly on the existing unifying band's cement wall. Unit Owner Tenant shall provide a separate mounting board for the signage. Storefront sign illumination should be designed to stay on for the full length of the building's business hours. This can be achieved by installing timers on the power circuits.

APPROVED MATERIALS: Built-up letters made of acrylic, metal channel letters, stainless steel, brass, aluminum, sintra board, plexi-glass and box signs with acrylic built-up or acrylic with cut-out sticker. Unit Owner/ Tenant shall not be allowed to alter the color of the Unifying band cement wall. It shall be the Lessees responsibility to seal the punches / holes made onto the exterior wall of the building. Punching of the wall must be done properly using drill equipment. 1.7.4 Signage Behind the Shopfront Glass Window. Limited additional graphic such as the stores logo, subject to the presentation of proposed design for evaluation and approval of the Owners / Developer prior to detailed drawing, fabrication and installation. 1.7.5 Approved Materials: Properly suspended neon behind glass with protective acrylic; silk screen logo; sticker type (3M or its approved equal). 1.7.6. Sixth to Tenth Floor Unit Signages 1.7.6.1 All Unit signages shall be made up of fine grade clear acrylic glass 220mmH x 200mmW x 3.0mm thick. 1.7.6.2 All basic housing signages with unit number shall be provided by the Building Administration Office. 1.7.6.3 Medical Office

a. Medical Office shall be allowed to post name tags below the Unit 5 of 9 number. b. The Unit Owner / Tenant shall order the name tags through the Building Administration Office according to the specs stated in Annex B. c. Unit Owner / Tenant shall be billed directly for the name tags. 1.7.6.4 Residential, Commercial and Office a. Residential, commercial and office Unit Owners / Tenant shall have the option to utilize the remaining spaces below the Unit number. b. Commercial Unit Owner / Tenant shall have the option to attach their company logo provided the materials will comply with standards of Annex B. 1.8 Typical Elevator Lobby Each elevator lobby is finished according to building standards and no alteration is permitted.

2.0 STRUCTURAL 2.1 The Unit Owner/Tenant shall restore any damage to or other modification of the fire proofing in their unit, whether caused by them or by others. 2.2 All slab or wall penetrations must be restored to achieve a two-hour fire resistance rating by installing approved fire-stop system around openings. 2.3 Any other works affecting the structural integrity of the building, shall not be permitted.

3.0 SANITARY / PLUMBING 3.1 The building plumbing system is centralized. Changes, modification, relocation, modification to the centralized plumbing system within the Unit shall not be allowed. 3.2 At the ground floor, the following stub-outs are provided: 3.2.1 Sanitary branch line where the domestic wastewater may connect with cast iron soil pipe service weight (CISP) 3.2.2 Vent like stub-out of 50mm dia. PVC type sched 40 3.2.3 Water line stub-out of cross-linked polyethylene conforming to ASTM 1281-93. 3.2.4 Fan coil unit refrigerant piping of 50mm dia. PVC type sched. 40 with 25mm thk close cell elastomeric insulation 3.2.5 Floor drain stub-out of 50mm dia. PVC type sched 40 3.3 At 6th to 12th floor optional kitchen stub-outs are also provided. Contractors are requested to coordinate with the Building Manager as these facilities are concealed at the ceiling line. 3.4 All additional water line tapping shall be provided with isolation gate valve (rising stem) capable of standing the test pressure of 150 psig.

3.5 All pipes shall be properly supported with acceptable pipe hangers approved equal to the existing. 6 of 9 3.6 Waterproofing of additional lavatory areas are required if they are to be constructed. 3.7 All other pipings not mentioned herein shall be provided by the Unit Owner/ tenant.

4.0 FIRE PROTECTION 4.1 The fire suppression system consists of automatic sprinkler and standpipe systems. Sprinkler heads are pendant heads or sidewall type and quick response make. 4.2 Sprinkler head coverage in all areas must not exceed 18 sq.m. per sprinkler head. Sprinkler heads shall be located at maximum of 3.6 m. and a minimum of 140 mm from any full height or wall partitions. 4.3 Where kitchen equipment are to be installed, the Unit Owner/Tenant shall maintain listed and approved fire protection system at all hoods and cooking areas including separate exhaust systems. 4.4 Each unit should maintain at least one (1) 20 lbs fire HCFC type fire extinguisher 4.5 Relocation of pendant type sprinkler heads shall be allowed at the expense of the Unit Owner/ tenant.

5.0 MECHANICAL (AIR CONDITIONING AND VENTILATION) 5.1 For commercial tenants at the ground floor, Tenants shall provide the FCU ACCU auxiliary devices and accessories: and

5.1.1 FCU and ACCU mounting shall be provided with spring-type vibration isolators 5.1.2 Ceiling mounted FCUs shall be installed at a minimum of 2.4m from the FFL to the bottom of the unit. Drain piping above the ceiling should be provided with manhole directly below access valves. Minimum manhole size shall be 300x300mm. 5.1.3 Fan Coil Unit to be powered from tenant panel board with the disconnect switch adjacent to the unit. Electrical wiring provisions for the FCU shall be borne by the tenant. Locations of ACCU shall be based on original mechanical plans and has to be coordinated with the Building Administration prior to design.

5.2 For tenants at the 6th to 12th floors, window type air conditioning shall be allowed: 5.2.1 WTAC unit wall stub-out is already provided complete with power receptacle and unit drain. 5.2.2 It shall be the Unit Owner/Tenant's responsibility to install provisions for the WTAC's wooden frame, rubber seal and metal supports. 5.3 Contractor or Unit Owner shall verify the existing A/C systems provisions to determine whether an upgrade is required. All costs relative to the provisions of additional requirements above the original base building provisions shall be for Unit Owner / Tenants account.

7 of 9 6.0 ELECTRICAL 6.1 All electrical materials, wiring devices and equipment shall conform to the latest version of the Philippine Electrical Code (PEC), National Electrical Manufacturer's Association

6.2 Electrical Service Electrical service to fit-out occupancy is provided by the Building: 6.2.1 Ground floor - 230Volts, 3-phase, 3-wire plus ground, 60 cycles, MDP ACB shall be 100 A 6.2.2 6th to 12th floor - 230Volts, single phase, 2-wire plus ground, 60 cycles, MDP ACB shall be 70A 6.2.3 Electrical consumption is metered directly from MERALCO tenant meter bank at Level 3.

6.3 Lighting All fluorescent lights shall be high power factor type, rapid start ballast, lamps shall be warm white. GE, Philips or approved equal shall be accepted. Lamp holders shall be spring loaded type. All other types of lighting shall be pre-approved by the building administration prior to installation. 6.4 Receptacles Receptacles are provided in 230 volt 10 and 15 amperes with grounding provision. 6.5 Grounding A grounding system is available in all electrical rooms. All major equipment, appliances, UPS, wiring systems, etc., must be effectively grounded. 6.6 Switches and convenience outlets Switches and convenience outlets shall be TOSHIBA or NATIONAL brand. 6.7 Wires (under 600V insulated) Wires and cables internal to the unit shall be THHN type and shall conform with Technical Specifications as manufactured by Phelps Dodge, Duraflex or approved equivalent. Minimum size of stranded wire should be 3.5mm2 . 6.8 Conduits and Fittings Conduits and Fittings shall be in Intermediate Metallic Conduit (IMC) manufactured by Matsushita, Allied or approved equivalent. 6.9 Panelboards Shall have rating not less than the minimum feeder capacity for the load computed and shall be properly marked with the voltage and current rating including the branches with their load designation.

8 of 9 6.10 Circuit Breakers All circuit breakers must be bolt on, NEMA and UL listed type i.e Siemens, GE, Square-D or approved equal . 7.0 TELECOMMUNICATION 7.1 Horizontal (distribution) and vertical (risers) cables are available at Cat. 5 unshielded twisted pair (UTP) for telephone and/or data communications. 7.2 All units are provided with telephone terminal outlet ready for use. 7.3 Unit owners/ tenants shall directly apply for telephone service at the local telephone carrier and will be assisted by the building administration personnel during tapping at the MDF room. 8.0 FIRE ALARM AND LIFE SAFETY SYSTEM 8.1 Addressable smoke detectors are provided in the units. Approved smoke detectors are of Simplex brand, 4098-9103 photo-electric type with insect resistant screen. 8.2 Unit Owner/Tenant must extend all smoke detectors from the bare concrete slab to the installed ceiling line and add detectors as required by the fire and safety codes. Any detector relocation should be done in coordination with the building administration personnel and the base building contractor. 9.0 SECURITY SYSTEM 9.1 Closed circuit TV system is provided at critical common areas only. 9.2 Installation of proposed door contacts, breakglass sensor points, customized card control shall be provided by the Unit Owner/ Tenant. access
