RENTAL AGREEMENT THIS Agreement is made this ____ day of _______ 2012, by and between __________, the Landlord

________________and ___________, the Tenant of ____________. IN CONSIDERATION of the following covenants, agreements and conditions, the Landlord rents to the Tenant the following described premises. Apt # ______, furnished 2 bedroom, located at ____________, Saipan, CNMI. with furniture and appliances provided as per attached. 1. TERM The term of this agreement is for a period of 1 year, beginning _________,2011, and ending _____________, 2012 with option to renew. 2. RENT Tenant shall pay to Landlord the sum of $_____________ every month beginning ______________. Tenant shall pay a security deposit of $________ which shall be returned to the Tenant within 15 days after completion of term or upon termination. At no time shall the security deposit be used as rent. Security deposit will be forfeited by the Landlord if the Tenant terminates or abandons the premises before the first 6 months of the first term of the agreement. A cleaning charge of ______shall be deducted from the security deposit. 3. WARRANTIES OF TITLE AND QUIET ENJOYMENT Landlord covenants that he/she is seized of the real property in fee simple and warrants that he/she has full right to make this agreement and that Tenant shall have quiet and peaceable possession of the demised premises during the term thereof. 4. UTILITIES AND TAXES Tenant shall be responsible in arranging and paying all charges for electric on the demised premises. Landlord shall be responsible for any structural repairs, not caused due to negligence of the tenant. Landlord agrees to transfer the power meter # _____________ to the Tenant. 5. USE OF PREMISES The rented premises shall be used for residential purpose for single family (couple with two children) by Tenant only.

6. ASSIGNMENT AND SUBLETTING Tenant shall not sublet or assign without prior and written consent of Landlord. 7. RIGHT TO MAKE IMPROVEMENTS Tenants shall not make any improvements inside the rented premises without the written consent and permission of the Landlord. 8. SEVERABILITY. Should any clause in this agreement be deemed unlawful or in violation of any rule or regulation of any government with jurisdiction in the Commonwealth of the Northern Mariana Islands, then that clause or paragraph shall be stricken and the clause continued as if no such clause or paragraph was ever made a part of the agreement. 9. NOTICE, PAYMENTS. All payments and notices required to be made by Tenant to Landlord pursuant to this agreement may be delivered to Landlord at the address below or any other address, which Landlord may in writing request: _____________________ Notice to Tenant shall be sent to the following address: _____________________ 10. ATTORNEY FEES The prevailing party in any action to enforce this agreement, or for its breach, shall be entitled to reasonable attorneys fees and costs from the other party. 11. INDEMNITY Tenant will indemnify and hold Landlord harmless from all lawsuits, claims, liabilities, losses, damages and expenses, including attorneys fees, arising out of any breach of this agreement, or negligent act or omission by Tenant and if Landlord proves to have no act of negligence embodied in this agreement. 12. COMPLIANCE WITH LAW Tenant shall promptly comply with the applicable statutes, ordinances, rules, orders and regulations of all government agencies and political subdivisions.

13. CONSTRUCTION The terms Landlord and Tenant include the plural, either or both genders, the Tenant employee, agent, servants, licensees and invitees. This agreement binds and insures to the benefit of the Tenant and Landlord and their heirs, beneficiaries, representatives and grantees that are recognizable either in writing or judicial system. 14. CHANGES TO THIS AGREEMENT This agreement contains the entire agreement between the parties and cannot be changed or modified except by a written instrument signed by Landlord and Tenant. 15. TERMINATION OF AGREEMENT. (a) This agreement may be terminated at the option of the Landlord if Tenant fails to pay the rent on time or within 30 days upon receipt of notice to the address mentioned in this agreement. In the event of termination of this lease, all monies paid to Landlord shall be forfeited in favor of Landlord. (b) This agreement may be terminated at the option of the Tenant by giving the Landlord 30 days prior notice of termination. If the Tenant terminates the lease before the end of the first 1 year term of the agreement then the Landlord will forfeit the security deposit. 16. LATE PAYMENT Anytime after 5 days from the due date of the rental payment the lessee will automatically be charged for late payment consisting of $25.00 per day for each day late. 17. Miscellaneous a) Pets are NOT ALLOWED b) In the event of a HOLDOVER at the end of the term, the tenant agrees to follow the same terms and conditions of this agreement unless and until notified in writing. 18. CONDEMNATION If the premises are damaged or destroyed by the fire or other casualty to the extent that enjoyment of the dwelling unit is substantially impaired, Landlord, in its sole discretion may elect to repair the premises or terminate the Lease upon thirty (30) days written notice to Tenant. If the premises are condemned or cannot reasonably be repaired, this lease will terminate upon twenty (20) days written notice by either party. Tenant shall give Landlord immediate notice of any damage to the premises. 19. PROPERTY INSURANCE

Landlord and Tenant shall each be responsible to maintain appropriate insurance for their respective interests in the premises and property located on the premises. 20. ACCESS BY LANDLORD TO PREMISES After providing reasonable advance notice, or with Tenants consent, Landlord shall have the right to enter the premises to make inspections, provide necessary services, or show the unit to prospective tenants or workers. However, Landlord does not assume any liability for the care or supervision of the premises. As provided by Law, in the case of an emergency, Landlord may enter the premises without the Tenants consent. During the last month of this lease, or any extension of this lease, Landlord shall be allowed to display the usual For Rent signs and show the premises to prospective tenants. BY SIGNING BELOW, TENANT ACKNOWLEDGES RECEIPT OF THE RULES AND REGULATIONS GOVERNING THE PREMISES AND AGREES TO BE BOUND BY THEM.
