DEED OF ABSOLUTE SALE KNOW ALL MEN BY THESE PRESENTS: SPS. CARLOS F. MALANA and BASILISA E.

MALANA (represented in this act by her husband and duly appointed attorney-in-fact, CARLOS F. MALANA, copy of the Special Power of Attorney being hereto attached as part hereof), both of legal age, Filipino citizens, residents of No. 2 Diamond St., Vista Nila Homes Subd., Brgy. Fortune, Marikina City, are the owners in fee simple of a parcel of land without improvement thereon situated in the Bo. Bayanbayanan, Marikina City, having acquired said property from Government Service Insurance System in a document styled Deed of Absolute Sale acknowledged on December 6, 2011, before Notary Public of Pasay City, Atty. Giovannaelyn M. Quicoy-Marin as Doc. No. 45, Page No. 10, Book No. 28,Series of 2011, and more particularly described as follows: TRANSFER CERTIFICATE OF TITLE NO. N-8604 REGISTRY OF DEEDS OF MARIKINA (Book T-14, Page 4)
A parcel of land (Lot 8, Block 3 of the consolidation subdivision plan (LRC) Pcs-3387, being a portion of the consolidation of Lot 2, Block 98, Psd-52143 and Lot 1-B, (LRC) Psd-36696, LRC (GLRO) Record Nos. 7672 and N-8717), situated in the Barrio of Bayanbayanan, Municipality of Marikina, Province of Rizal. Bounded on the SW., points 2 to 3 by Lot 7, Block 3; on the NW., points 3 to 4 by street Lot 3; on the NE., points 4 to 1 by Lot 9, Block 3, all of the consolidation-subdivision plan; and on the SE., points 1 to 2 by Lot 4, Block 98, Psd 52143. X x x containing an area of TWO HUNDRED TWENTY (220) SQUARE METERS. X x x.

For and in consideration of the sum of THREE HUNDRED FIFTY TWO THOUSAND PESOS (P 352,000.00) Philippines Currency. Receipt of which in full is hereby acknowledged, we hereby SELL, TRANSFER and CONVEY, absolutely and forever, untoBABY RUTH GELERA, of legal age, Filipino citizen, single, with residence at No. 10 Sapphire Street, Vista Nila Homes Subd., Brgy. Fortune, Marikina City; Her heirs, successors and assigns, the above-described parcel of land without improvement thereon, free from any lien and encumbrance whatsoever. It is hereby stated that the subject parcel of land is purely residential, non-tenanted and not subject of any land reform project of the Government. MALANA, also of legal age, Filipino citizen, with the same address, to be my true and lawful attorney-in-fact, for me and in my name, place and stead, for my own use and benefit, to do and perform all or any of the following acts and things: To sell or transfer, for such price or prices under such terms and conditions and my said attorney-in-fact may deem proper, the following described real property without improvement thereon (which we acquire by way of Deed of Absolute Sale from Government Services Insurance System, entered as Doc. 2. To sign and execute any and all documents as may be necessary to affect the sale of the aforementioned property. 3. To receive payment in whatever form and issue receipts therefor; and endorse/deposit checks, demand drafts or other negotiable instruments should payment be made by such mode.

HEREBY GIVING AND GRANTING unto my said attorney-in-fact full power and authority whatsoever requisite or necessary or proper to be done in or about the premises, as fully to all intents and purposes as I might or could lawfully fo if personally present, and hereby ratifying and confirming all that said attorney-in-fact shall lawfully do or cause to be done by virtue of these presents.
