The Median Sales Price in March was $418,750, down 6.7% from $449,000 in March of 2011 and down 5.9% from $445,000 last month. The Average Sales Price in March was $512,278, down 5.3% from $540,925 in March of 2011 and up 31.2% from $390,596 last month. March 2012 ASP was at the lowest level compared to March of 2011 and 2010.

The DOM for March was 71, down 14.5% from 83 days last month and down 42.7% from 124 days in March of last year. The Selling Price per Square Foot is a great indicator for the direction of Property values. Since Median Sales Price and Average Sales price can be impacted by the 'mix' of high or low end Properties in the market, the selling price per square foot is a more normalized indicator on the direction of Property values. The March 2012 Selling Price per Square Foot of $340 was up 25.9% from $270 last month and down 1.7% from 346 in March of last year.
