Review of Finances
$22,868.70 Account at Huntington Bank in Warren HOA maintains a checking and savings account. Does not include collection of all 2012 Dues Finances have been well managed. Many HOA are in critical financial condition that require increasing dues. Late fee charge for 2012 dues: 1st month late = $15, add $5 every other late month for a 12 month period: June = $15+$20, July = $15+$20+$25, August = $15+$20+$25+$30, etc.

Delinquent 2011 Dues from 2 Homeowners. 2 Homeownes are delinquent: One is paying monthly over a 12 month period including all legal fees and late fees. One is being pursued legally by the HOA attorneys. Will either be a forced foreclosure on their home or a possible wage garnishment. Foreclosurescurrently no known known foreclosure. Upkeep on all homes Temp. Pools: will be allowed like last year as long as a Township approved permit is submitted to the HOA Board for approval prior to pool erection. Pools in violation of this will be assessed a $5/day fine until corrected. New entrance signs completed last year!

Subdivision Garage Sale to be scheduled for May 18th-20th, 2012. This will be advertised in the local paper, craigs list and our notice board will be placed at the front entrance. HOA continuously contacting Macomb County Road Commission (MCRC) for possible concrete slab repair at front entrance. Any volunteers to coordinate a Sub Get-Together? Main Subdivision communication to occur via mailed notices and Facebook page.
