1.0 1.1 SUBMISSION OF PLANS TO LANDLORD OR ITS REPRESENTATIVE General a. All plan submissions are to be accompanied by a covering letter addressed to the Property Managements office:

The letter has to indicate the following information: * * * The address of the premises to be renovated. The number of sets of drawings submitted. The name and contact number of the person responsible for the plan.

At least 4 sets of fully dimensioned plans in A1 or A2 size are to be submitted. 2 sets of plans will be retained by Landlord or its representative for records. Each set of plans is to show the following: * * The subject unit in relation to the particular floor where the unit is located. Plans, sections and elevations of the proposed work (Scale 1:50 or 1:100)

All proposed works are to be coloured, all existing works proposed to be demolished or dismantled are to be shown in yellow dotted lines. All plans submitted are to be stamped and signed by the registered tenants. The signatory full name and designation should also be clearly indicated on the plans.

All Partition, Machine Layout, Air-conditioning and Fire Alarm Plans are to be submitted to Fire Safety Shelter Bureau for advice.

Types of Plans to be submitted Partitioning, False Ceiling Layout and Machines/Equipment Layout Plans Submission of the above plans shall include: i ii iii iv v Dimensions of the premises and rooms including room heights. Layout of the non-combustible partitions and false ceilings. The usage of the floor space. The type of materials to be used. The exact location , descriptions, dimensions (length, breath and height) and operating weight of the machineries and plant installations. Vibration and sound insulation details must also be shown. Dimensions and location of any storage areas, storage racks, passageways, overhead cranes, washing facilities including water supply pipes, waste pipes, exhaust fans, works benches and means of escape in case of fire. Location of exit lightings, exit and directional signs. These signs must be provided in accordance with Regulation 75 and 76 of the Fire Precautions for Buildings, 1982 or its amendments. State whether signs are proposed or existing. Location of Fire extinguishers. These extinguishers with approved SISIR labels must be provided in accordance with Regulation 156, 157 and 158 of the Fire Precautions for Buildings, 1982 or its amendment. The types and ratings of the fire extinguishers should also be indicated. To state also whether they are proposed or existing. All new proposals are to be coloured as follows: * * * * Partitions and false ceilings - Brown Fire extinguishers, exit and directional signs - Red Existing partitions and ceilings to be removed - Yellow dotted line. Air-Conditioning Plan Submission of the above plans to include: 1. 2. 3. 4. 5. 6. 7. Layout and dimension of all ductings and equipment to be installated. Sectional Elevation of all ductings and equipment to be installed. Mounting and suspension details of all installations. The schedule of equipment outlining the cooling capacity, air flow, weight and dimension etc. All drawings must be appropriately coloured and legend. Where the cooling capacity of the Air-con unit exceed 30 KW, the endorsement of a professional engineer is needed. Where any condenser unit is proposed to be located along any common corridor (subject to Landlords or its representative approval) a minimum clearance height of 2.3m from the soffit of the condenser unit must be observed. Plans must be submitted for Landlord or its representative approval when tenants use the landlords condenser water supply (if applicable) for their airconditioning system. All the necessary valves and gauges as indicated in Attachment 1 must be incorporated.

Plumbing/Sanitary Plans Plans and sectional elevations of the plumbing works are to be shown and appropriately coloured, dimensioned and legend. Plans must also be stamped and signed by a licensed plumber.

Electrical Plans Submission of Electrical Plans/ Generator supply (if applicable) is to be made on standard application form obtainable from landlord or its representative. A non-refundable processing fee of $200 must be submitted together with the application (exclusive of GST). 4 sets of single line diagrams and layout plans of all installations shall be submitted.

Generator supply (if applicable): In the event that generator supply is required (provided that the building is equipped with generator supply), the monthly maintenance charge for such supply will be $1.00 per amperes. The usage of the generator set is subject to the following terms and conditions: 1. For such generator supply application, the electrical plans submission must reflect the generator supply connection. A private meter must be incorporated. Signal cable to activate the generator supply must be connected at the landlord incoming supply. The payment would be made in advance on the 1st day of each month. The standby power from the generator set is allocated to you at your own risk and whist every effort will be made to ensure that the generator is maintained in good working condition, any failure of such supply, however caused, shall not be the responsibility of the landlord and any loss or damages suffered by you as a result of such failures cannot be claimed against the landlord.

Fire Alarm Plans Submission of Fire Alarm Plans is to be made on standard application form obtainable from landlord or its representative. 4 sets of wiring and layout plans are to be submitted. All Plans are to be endorsed by a professional engineer.

Structural Endorsement Where any works or any installation involves the structural integrity of the building, the plans must be endorsed by a Professional Engineer (Civil or Structural) as such: I have inspected the building and investigated its overall structure and that, in my opinion, the building is capable of resisting the forces and moments which may be increased and altered by reason of the repairs, alterations or additions shown on these plans. I will also supervise the works and submit certificate of supervision upon completion of works.

Submission to Government Authorities All Plans submitted to landlord or its representative will only be checked for compliance to Landlords or its representative requirements and approval by landlord or its representative does not constitute approval by the relevant Government Authorities. Tenants are to ensure that plans are submitted to the relevant Government Authorities for clearance prior to commencement of work.

Clearance forms obtained from the relevant Government Authorities are to be submitted to landlord or its representative before commencement of work. 1.5 Warranties by Supplier and Contractors As many existing installations and works are under warranties, please refrain from carrying out any work until written clearance has been obtained from landlord or its representative to commence work. Landlord or its representative will hold the tenants liable for any damages or loss that may result as a result of non-compliance to the above requirement. 1.6 As-Built Drawings On completion of tenants interior renovation works, a complete set of plans showing the AS-BUILT AND AS-INSTALLED condition and recording the exact location of all partitions, wirings, pipe, air-conditioning ducts, inlets and outlets, fire protection devices and all other fittings and fixtures installed by tenants has to be submitted to landlord or its representative. 1.7 Equipment / Facility Access Full access to tenants facilities must be given to landlord and its representative for effecting any necessary repairs to any part of the building. Any re-location or shifting of equipment/installations to facilitate such repairs must be done by the tenant and at the tenants costs notwithstanding that the installation have been approved by the landlord or its representative. 1.8 Compliance to Workplace Safety Health Act Tenants are encouraged to engage service providers and/or contractors for works to be executed within the tenants premises or landlord compound, to meet the requirements stipulated in the Workplace Safety Health Act (1 March 2006); WSH [Risk Management] Regulations effective 1st September 2007 and or bizSAFE level 3 standard. Tenants shall ensure that their service providers and/or contractors submit a risk assessment report for the Work to be carried out and completed at the Site, together with relevant safe work procedures, method statements, P.E.s endorsement of the designs etc BEFORE commencement of the Works. Tenants may refer to the Ministry of Manpower website for more information on the Workplace Safety Health Act. 2.0 2.1 EXECUTION OF TENANCY WORKS: Tenancy Works

Tenants are reminded that no work should commence within their demised area unless plans and drawings for such works have been duly approved by landlord or its representative and the relevant Authorities. All tenancy works are to be carried out within the tenants premises and no works shall be permitted along the common corridors and lobbies. Transitional storage of materials at the common areas is also prohibited.

Tenants are requested to keep any rough and wet work within their demised areas to the minimum and to avoid any operations that create excessive dust and produce hazardous conditions. All hacking, drilling, demolition and noisy works are to be carried out after office hours (i.e. after 6.00 pm on Weekdays and after 2.00 pm on Saturdays or on Sundays and Public Holidays). In the case where the noisy works will affect the other offices operation, the business hours of the said office will have to be observed. Tenant is required to inform landlord or its representative in advance prior to the commencement of such works. It is expected that a large amount of debris and waste building materials will be created during tenants internal works. In order to maintain a high standard of hygiene, cleanliness and safety at the site, please ensure that your contractor clear the renovation debris on a daily basis. Landlord or its representative has the right to insist that a refuse bulk bin be brought in to contain such debris if deemed necessary. Debris is to be contained at designated places while awaiting for disposal. Disposal of renovation debris at our bin centre is strictly prohibited. Alternatively, landlord or its representative may provide a central bulk bin for tenants renovation debris and charge the tenant the cost for the disposal. Mixing the cement in the toilets is prohibited. Leftover cement mortar/slurry shall not be disposed off into water closets, basins or floor traps. The areas under renovation have to be maintained clean and free from all pests at all times. Only the cargo lift is permitted to convey renovation materials and debris. Passenger lifts are not to be used for this purpose. Approval has to be sought before commencement of any works at the common areas. All finishes and installations in common areas, such as doors, lifts and wallpapers are to be well protected to prevent damage during the renovation period. Renovation workers are to be confined within the demised premises. They are not to loiter at the lobby or staircase during their break times.

Electricity and Water Supply

All electrical installations have to be carried out by you at own expense. No such installations may commence until you have submitted the electricity application to the SP Services Ltd (SP) and obtained their written approval on the same. For power aggregated buildings, you shall submit the electricity application to building owner via Ascendas Services Pte Ltd (AS) accordingly. If you require an electrical design load higher than that already available at the premises, you have to made an application to the SP/ and or AS. Such application will be considered by the SP/ and or AS only if there is excess capacity and if approved, shall be subjected to terms and conditions to be stipulated. You will be required to bear all costs and expenses in connection with the supply of the higher load. We shall not be responsible for any delay in the commencement of your operation arising therefrom. All plumbing works requiring additional water supply, including the installation of a water meter, have to be carried out by you at your own expense.

Fire Protection System a) Isolation of the building fire protection system is only allowed for work affecting the ceiling in which case isolation of the system should be minimal and confined to office hours. Notification has to be given to landlord three (3) business days prior to the commencement of works. Charge for draining of sprinkler system is $250.00 per occasion (applicable to building with sprinkler system in tenanted areas).

Note: Tenants shall engage the approved Fire Protection contractor to carry out the draining and recharging of the sprinkler system in the present of the Landlords representative at its own costs. b) You are to obtain written permission from landlord or its representative to rewire, replace or modify any existing fire alarm fixtures and fittings including the installations of further fire alarms systems as the system is connected to the Singapore Civil Defence Force. You will be responsible for the proper maintenance of the fire alarm devices within you premises, ensuring that the system is serviced monthly and maintained in good condition at all times. You are required to pay all fee(s) in connection with the maintenance of the system including payment of fee(s) of Singapore Civil Defence Force for attending to any false alarms which originated from the system in your premises. Hot work is to be kept to the minimum in order to reduce fire risk and to avoid the activation of the fire alarm system in the building. Hot work Permit must be obtained from landlord before any hot work can be carried out. Tenants shall ensure the contractors observe safety precautionary measures while hot works are carried out. No obstruction to fire escape routes, hose reels, and other fire fighting provisions is allowed in the course of your renovation works.

Appropriate numbers of 9 kg dry chemical fire extinguishers should be located at prominent positions at the work site during fitting-out period.

Mechanical & Electrical Installation a) Access into the buildings service risers has to be arranged with our M&E Officers and any work carried out within the risers must be with our prior approval. All electrical works has to be undertaken by a PS Registered Electrician or contractor and the installation must be tested by the PS Inspectorate Department. Direct tapping from the main air-conditioning duct is not permitted, unless prior approval granted. All air-conditioning units or equipment are to be installed only at designated areas, such as the rooftop of the building or at areas approved by landlord or its representative. All pipes or ducts, if any, have to be installed in the vertical service ducts provided or properly located and concealed from view to our satisfaction. Electricity drawn from the power points located along the common corridor shall be via properly fused electrical plugs. Under no circumstances will drawing power supply by insertion of exposed wiring terminals into the plug sockets be allowed. For building with chilled water system, tenants must carry out water test by an accredited lab company and submit the test report in meeting for the following target value:

Tenants shall installed two BTU meters (one Digital and one Mechanical meters) each located within their tenanted areas. The Digital meter must be linked to the Landlords BAS and they must be accessible by Management Office without any obstruction. If relocation is necessary, the Management Office shall be notified, as such, the calibration of the BTU meters shall be subject to the approval of Management Office. Also, the BTU meters shall be calibrated annually by external agencies and laboratories capable of performing the required calibration traceable to National or International Standards such that the accuracy and fitness for use are maintained. The technical data pertaining to the test method and results must be submitted to the Management Office for records. The calibrated meter must be labeled by the calibrating agencies or laboratories stating its calibration status. The cost of installing and calibrating the BTU meters and their linkages to the Landlords BAS shall be borne by the respective tenants. Tenants shall also provide the detailed specifications of their air conditioning systems including chilled water flow rate and cooling capacity of all their AHUs installed at their premises to Management Office for file records.

Building/Plumbing and Structural Works a) b) c) d) No puncturing of any component of the aluminium window frame shall be permitted to facilitate fixing dry wall partitions. All fixed partitions and all built-in cupboards terminating at window panels must not hinder the full opening of openable windows. All sideboards or cupboards along the window bays must have a height no higher than the windowsill. Floor traps have to be made accessible for maintenance in the event of any chokage to common pipe.

All partitions abutting the window frames have to terminate at the window mullion and shall not be of a greater depth than the width of the mullion. All plumbing work has to be undertaken by a Licensed Plumber. The tenants shall engage where possible, the services of the original structural consultant for the project, where the proposed works involve the structure of the building e.g. coring through reinforced concrete floors. The permissible floor loading of the building shall not be exceeded at all times. The tenant shall not be allowed to support their installation of equipment, ducting, racks etc. onto the structural members above their floor. Hold-down bolts to fasten the tenants equipment onto the floor shall not be permitted to penetrate more than 50 mm into the floor slab.

Installation Work at Roof Top Where any installation works are approved to be located at the rooftop, the following have to be strictly complied with: a. b. Hacking of and Drilling into the roof is STRICTLY PROHIBITED. All installation on the roof has to sit on a concrete plinths of at least 150 mm thick and properly spring loaded and buffered if necessary, to prevent any transmission of vibration to the premises below. All pipeworks has to be run at least 300 mm above the surface of the roof. All installations have to screen from view with appropriate materials to match existing building facade.

Signboards Location and design of company signboard are to be approved by landlord or its representative.

Thermal Insulation You will be required to install adequate thermal insulation to the external walls, floors and ceilings of the whole of the premises or any part thereof that is permitted to be used for purposes requiring low temperature air-conditioning with resulting moisture condensation on the external walls, ceilings or floors, whether inside or outside your premises. Any such installations will require our approval on the usage of thermal insulation materials and the proposed method of installation.

Inspection of Additional Installations You shall not commence operation on the premises after the installation of the equipment has been completed UNTIL a final inspection of the installation has been carried out and approval of the same is given by landlord or its representative.

Tenant's Contractor a) Tenants are requested to appoint or maintain a supervisor throughout the duration of the construction works, who shall be responsible for the supervision and conduct of workmen engaged in the demised area and to take instructions from landlord representatives. Please note that in the event that your contractors'/sub-contractors' workers create a nuisance or persistently ignore landlord officers' instruction, they will not be permitted access to the site.

Renovation Deposit Tenants are required to place a renovation deposit before the commencement of any renovation work. This renovation deposit will be used to offset any cost incurred by landlord in rectifying any damages caused in the course of the renovation work. The balance of the deposit will be refunded without interest to the tenants upon satisfactory completion of their renovation works and submission of all necessary plans and clearance from the relevant authorities. Should the renovation deposit fall short of the cost incurred by landlord or its representative, the tenants should top up the difference to landlord or its representative. The rate for the renovation deposit is S$15 per m of leased space subjects to a minimum sum of $2,000 and a maximum of $10,000. Renovation deposit will be released upon submission of clearance letter for the relevant authorities. The renovation deposit will be forfeited if renovation plans are not submitted within 2 months after date of procession.

3.0 3.1

TENANTS' OPERATION Storage of Toxic Materials You will not be permitted to place or store any toxic materials inside the premises, in the common area, or at any open terrace areas or carry out any processes with inherent risk of spillage of toxic materials, unless special approvals have been obtained.

3.2

Disposal of Waste You will be responsible for the safe disposal and removal of all solid trade waste from the premises to our satisfaction and to the relevant government authorities' satisfaction. 13

You will not be permitted to discharge any form of waste into the surface drains or watercourses. You will be required to submit all information and detail on the use of the premises and the waste water discharge to the Sewerage Department or other relevant Government authorities for consideration and clearance in writing before undertaking such use and discharge. In the event where you are permitted to discharge any wastewater into the building waste pipe system, you are responsible to carry out regular checks and maintenance to ensure that the integrity of the system is maintained at all times. 3.3 Replacement of Building Services Landlord or its representative reserves the right to gain access into the demised premises to make spot-checks or conduct repair works in connection with the building. You shall permit our employees, agents and workmen and others at any time during the said term to enter the premises to replace or repair any fitting/fixtures belonging to landlord. If we so required, you shall remove such installation, machinery, partition or any article to permit us to execute the said replacement or installation works, and if you fail to observe or perform this covenant, we shall have the right to (without prejudice to any other rights or remedies we may have against you) remove the same, and all costs and expenses incurred thereby shall forthwith be recoverable from you as a debt PROVIDED ALWAYS that we shall not be liable to you for any loss, damage or inconvenience caused whatsoever by such removal and replacement of installation works. 3.4 Assistance From Our Maintenance Personnel We are pleased to inform you that we have a team of maintenance personnel whom you can contact for any assistance or clarification during your stay in the Park. If you are unable to get them directly, you may call our main office at telephone no 6774 1033 for assistance. 3.5 24-Hour Emergency Service For breakdowns of common essential services such as lifts, power or water supply after office hours, please contact our Emergency Service Centre at Tel No: 1800-533 3131. 3.6 Internal Maintenance Faults

Please note that the following installations/faults are to be managed/maintained by the tenants: a. b. c. d. Internal light fittings and equipment/fittings. Electrical faults that originate from tenants' electrical distribution board. Doors to tenants' premises. Toilets that are exclusive to tenant.

For such maintenance faults, you may either contact our office at Tel No 6774 1033 for Tenant Maintenance Service serving the Park or call in your own contractor. Any costs incurred shall be borne by you. 3.7 Usage of Terrace Area The terrace area must be kept obstruction free and access must always be given to staff, servants or workers of landlord or its representative at all times. If tenants wish to use the terrace for any specific use, approval must first be sought from landlord or its representative. Cafeteria Operator Operator shall maintain the grease trap at his own cost. Landlord or its representative reserves the right to execute the servicing of the grease trap if it is found not properly maintained and all costs and expenses involved shall be borne by the operator. 4.0 Green Environment

Use less disposable items eg. polystyrene and paper cups and plates. Bring your own cutlery and coffee mug. Do not ask for a plastic bag if you can take the packet of food back to the office yourself. Make a few copies of a document to share instead of making one copy for each individual. Circulate written or printed memos. Use electronic mail to communicate or to send messages. Proofread documents on screen before printing. Print addresses directly onto envelopes instead of using sticker labels. Print on both sides of paper. Order just adequate drinks and food for meeting, seminars, conference and events etc. Switch on light and electronic devices only when necessary.

Reuse used envelopes for sending internal mail. Remove old documents and reuse files for filing again. Use the other side of used paper for drafting, printing and taking notes etc. Re-format or delete old files from diskettes so that they can be used to store new documents.

Recycle

Set up a recycling programme in the office. Participate in recycling programme/s. Segregate recyclable items for recycling. (Green Bins are provided)
