RENTAL DEED The Rental Deed made on <DATE> between <NAME> S/o Sri.

<NAME> hereinafter called the Tenant of the one part, in favour of Sri. B.NAGARAJAN the other part. Witnesses: Whereas the Tenant has agreed to take on rent, the dwelling house <ADDRESS> with fixtures and accessories for the term of 11 months (eleven months) beginning from the 1st February 2007 at a rent of <AMOUNT> per month subject to the following conditions. 1. To pay the rent for the premises for each month on or before the 5th of the following month. The tenancy month shall be the English calendar month. To pay the electric, water and other maintenance charges along with rent as the rent is exclusive of any such charges. At all ties during the said term, to keep the said premises and fixtures in good tenability and deliver the same to the Landlord at the expiration or sooner determination of the deed. Replacement of electric fittings, furniture fittings etc., during the occupation of the Tenant are to be met by them. At any time during the said term, not to carry or permit to be carried any offensive trade or business in the said premises. Without consent in writing of the Landlord, not to assign his interest in the said premises under this deed, not to underlet or part with the possession of the same or any part thereof to any person whomsoever or to make alteration (structurally or aesthetically, meaning any modifications, usage of nails, wall paper/posters are not acceptable) therein. The Tenant shall not object the Landlord or any of his agents to inspect the said premises whenever the Landlord desires. If the Tenant commits any default in the payment of the rent for two successive months he will be evicted even without any further notice as required by the law. Each party shall issue a prior notice of one month in order to determine this deed. If the Tenant vacates without giving one month notice, one month rent will be recovered from the advance given.

After the expiry of the term fixed under this deed, the period of the deed may be extended by mutual consent of the parties. 2. The Tenant paying the rent hereby reserved and observing and performing the conditions herein shall quietly and peacefully posses and enjoy the said [remises during the said term without any interruption and disturbance by the Landlord or any person claiming under him, as otherwise, in case of any breach of any of the conditions to be observed and performed by the Tenant, the deed may be terminated and the right of re-entry exercised by the Landlord at his option, without prejudice to his right to recover all the arrears of the rent and any damages for breach of this agreement.
