Schck and Waterman meet structural challenges at NEO Bankside Southwark is home to iconic developments such as the Tate Modern, Shakespeares Globe and the Millennium Bridge. This year sees a new neighbour on the block, NEO Bankside, a stunning 1.5 acre development of luxury apartments, penthouses and retail units. The apartments vary in size from studios and onebedroom to four-bedroom units, with larger duplex unit penthouses. These are designed as independent pavilion structures and double-height living areas are made possible by the sloping roof plane. Winter gardens are an additional feature, creating a prow effect at the north and south end of each building. Working with the served and servant concept, each building is composed of simple flexible floors- the served areas- that can accommodate a variety of residential layouts, and a servant core which provides the necessary vertical connections between floors for the efficient functioning of the apartments- the lifts, stairs and service risers. These service towers punctuate the form of the main floor plates, with the lifts pulled away, creating a dynamic foil to the simple mass of the building The development when fully delivered will comprise 229 residential units in five separate buildings ranging from six to 24 storeys. The units vary from studios to fourbedroom penthouses. Of these units, 32 areshared equity, with a substantial provision of affordable housing to be provided in the London Borough of Southwark on a separate site. The total residential provision of the scheme covers 28,600 m, with retail units provided at ground level with a total area of 1,044 m and additional storage in the basement. Southwark Council granted planning permission for the development in June 2007. Site clearance and preparation was completed during 2008 and work. NEO Bankside is conceived as having quality faades with expression and depth. The external bracing is located proud of the faades and adds visual depth to them. The faade aesthetic is softened through the use of solid and timber louvred elements, both within and behind the glazing. The timber louvres are set between the layers of the double glazed faade and the use of solid, insulated backing panels continues the warm colouration. The organisation of the clear louvred and solid panels within the faade reflects the internal organisation of the apartments. The form and structure of the buildings create the controlling framework for this range of cladding types, and - together - form a strong visual identity to the faade.

The entire construction presented significant structural challenges and protection against thermal bridging was a priority. This is where Schck Ltd played a major part with its Isokorb thermal break. For the NEO Bankside project, various configurations of the type K Isokorb, for concrete-to-concrete construction were incorporated, plus the type KST. This is usually a steel-to-steel connection, but has been adapted on this occasion for concrete-to steel connectivity. The two main structural challenges involved the winter gardens and the level above, the penthouse mezzanine winter gardens. The winter gardens are triangular spaces between the columns and the hangers, which support the points at both ends of the building. These are essentially outside spaces, so the slab requires a thermal break between the winter gardens and the main slab. Also, the hangers are not fire protected, so in the event of a fire, the winter garden slabs will need to safely cantilever from the rest of the building. This meant the Schck technical team had to resolve two load cases. In the first instance, where the winter gardens are supported by the hangers, this was relatively simple as only shear forces are involved and the standard type Q Isokorb meets this requirement. Structurally more challenging was the second load case. Should a fire destroy the hangers, and as a consequence turn the winter garden slabs into cantilevers, then a high bending moment as well as shear force would result. To meet this challenge Schck designed and supplied bespoke thermal break connectors with a moment capacity of up to 200 kNm/m. It was also clear that the fire strategy would require the Isokorbs to provide two hour fire protection and to achieve this Schck incorporated the patented HPC thrust bearing block into the units. The penthouse mezzanine winter gardens, which sit at the next level up, are steel structures with beams connected to the reinforced concrete slab. Conventionally the Schck Isokorb type KS, for concrete-to-steel, would be used in this situation, but the high forces acting at the connection meant that an adapted KST (for steel-to-steel connectivity) was the chosen solution. This involved the KST units being bolted to an endplate and then cast into the concrete.

K-type modules beton - beton

K-type modules were designed for unsupported balconies. They can transmit flexion and lateral powers. Through the iron connections lined up on top of the module there is no need to place an extra binding component.
