FIve tips for conserving water during summer months


(ARA) - Water and the summer months tend to go hand-in-hand - water skiing or fishing at a lake, taking a dip in a swimming pool and watering home-grown plants with a garden hose are among the season's most popular activities. Recent summers have also been some of the driest on record, prompting grass fires, drastically low lake levels and water utilities having to implement water restrictions on their customers. The National Weather Service has predicted that states from Georgia to Texas to California and even the Hawaiian islands will see persisting and potentially intensifying drought conditions this summer. In addition to local droughts, water scarcity is a global issue. According to the United Nations' Water for Life campaign, around 1.2 billion people, or almost one-fifth of the world's population, live in parts of the world where access to clean water sources is extremely difficult. Additionally, water around the world is unevenly distributed, taken for granted and wasted, polluted or unsustainably managed. "Water scarcity and access to clean water are issues in the U.S. and around the world, but the good news is that we can all make a positive difference when it comes to saving water," says Caitlin Feehan, environmental engineer with MWH Global, a water-focused engineering consulting firm. "While climate change, population growth and tendency to waste resources are impacting the world's water, there are small steps each of us can take to conserve water every day." So how can you positively impact water usage inside and outside your home? Here are five simple tips for the summer months: * Start with smart landscaping decisions. Adjust your lawn mower to a higher setting - longer grass shades the root systems and holds moisture in soil better than shorter grass. Also, consider composting kitchen scraps, lawn clippings and garden waste to retain more water, reduce erosion and even decrease weed growth. * Water your yard responsibly. When summer temperatures heat up, water your lawn in the mornings to reduce water loss from evaporation. You can also set your sprinklers to a lower pressure. Why? Higher pressure creates a fine mist that

Low-flow showerheads limit the water flow to around three gallons per minute as compared to twice that for a normal showerhead. Pick one up at a local home improvement or hardware store. If you're remodeling a bathroom, you can look at other water- and energysaving gadgets like tank-less water heaters or low-volume flush toilets. * Reduce the amount of water that runs down drains. It's estimated that 95 percent of water that flows through a home runs down the drain, but simple steps like turning off the running water while brushing teeth or washing hands until it's time to rinse decreases water waste. Consider collecting some of this water when there may be another use for it, such as watering a plant. Also, rather than running cold water from the tap until it's cold enough to quench your summer thirst, refill and store a pitcher of water in the refrigerator. * Save water and energy in the laundry room. Reduce water waste by running a washer only when it's full. Using cold water also reduces the amount of energy used and conserves hot water for other household needs that require it. According to ENERGY STAR, the average American family washes almost 300 loads of laundry each year, but can significantly reduce energy and water usage by purchasing ENERGY STARqualified products. For example, a fullsized ENERGY STAR qualified washer uses 14 gallons of water per load, nearly 50 percent less water than a standard machine. "Summer is the perfect time to evaluate how we use water as part of our daily routine," says Feehan. "Water is our planet's most precious resource that we can all conserve for future generations by taking smart, simple steps today." Milwaukee Recreation will host the 29th annual Seniorfest on Wednesday, June 13 from 9 a.m. to 5 p.m. at Milwaukee's American Serb Memorial Hall, 5101 West Oklahoma Avenue. The extravaganza, created for active older adults, will feature bingo, dancing, a variety of exhibits, recreational activities, musical entertainment, door prizes and more. Exhibits and activity stations will be open from 9 a.m. to 2 p.m. "Seniorfest is an event that gives active older adults an opportunity to engage in a variety of activities," said MPS Assistant Recreation Supervisor Willie Mitchell. "We also use this special occasion to recognize our 'Experience

Life Award' honoree." Throughout the day, Seniorfest 2012 will feature performances by The Bob Kuether Band, Ed Franks, Sweet Bobby and the Band, Danny Crivello, and Jazzy Jewels. Americas largest annual Polish festivala weekend of Polish food and nonstop cultural entertainmentwill run June 15-17 at the Summerfest GroundsHenry W. Maier Festival Park in Milwaukee. MYSO Senior Symphony to perform at International youth festival


One hundred and eight members of the Milwaukee Youth Symphony Orchestra Senior Symphony and their conductors Margery Deutsch, Music Director, and Shelby Keith Dixon, Associate Conductor, will undertake a major performance and cultural tour of Vienna, Austria, and Prague (Czech Republic) from July 2-11. MYSOs Senior Symphony, the flagship ensemble of MYSO, includes many of the most talented young musicians in southeastern Wisconsin. MYSO is the only American orchestra invited to compete before an internationally renowned jury in the Summa Cum Laude International Youth Music Festival, a prestigious event held in annually July in Vienna, which will include performances in some of Vienna's most beautiful cultural venues including Golden Hall of the Musikverein. Other appearances will include performances in the famed Dvork Hall within the Rudolfinum, considered one of the most significant Neo-Renaissance structures in Prague; the House of Culture in Teplice (Czech Republic) and the Great Hall of the Konzerthaus in Vienna with additional outdoor concerts in Pttsching and in the Festsaal, Bad Tatzmannsdorf. Corporate sponsors making the trip possible Badger Meter and the Austria-based Med-El. The group will offer a local performance of the repertoire that will be part of the international tour at a one-time Bon Voyage Concert Saturday, June 30, 7 p.m., in Helen Bader Concert Hall of the UW-Milwaukee Zelazo Center for the Performing Arts, 2419 East Kenwood Blvd., Milwaukee. Tickets for this performance will be $12 for adults and $9 for students and seniors and are available through the Zelazo Center Box Office. Tips on buying and financing your first home


(ARA) - For many younger Americans, the dream of owning their first home is alive and well. But for others, it's still an elusive dream. Only five years ago, it was relatively easy to finance a home, but the Great Recession and the mortgage market's meltdown have made it difficult for many people to qualify for home loans. The shifting state of home values and prices has complicated matters. In some markets, values have plunged by more than 40 percent. While that has created once-in-a-lifetime opportunities for younger people to enter the real estate market, others have taken a more cautious approach, waiting to see if prices will continue to fall. Whether you're ready now or will be down the road, buying your first home takes preparation. Here are some tips from FindLaw.com, the nation's leading website for free legal information, on how to get started. Save aggressively for your down payment. Many first-time homebuyers seek a mortgage insured by the Federal Housing Association, which insures loans made by lenders for qualifying homebuyers. The program allows buyers to put down as little as 3.5 percent of a home's cost. However, if the home you want to buy doesn't qualify for the program, you'll need to obtain a conventional loan, which will require you to put down anywhere from 10 to 20 percent of the purchase price as a down payment to qualify for a mortgage. Get your finances in order. Lenders are now taking a closer look at debt-to-income ratio (percentage of monthly income that goes toward debt payments) and housingto-income ratio (percentage of monthly income that goes toward housing payments). In general, responsible lenders follow the 28/36 percent rule - no more than 28 percent of your monthly income should go to housing costs, and no more than 36 percent of your monthly income should go to debt (including auto loans, credit cards and other loans). Clean up your credit report. Your credit score is critical to a mortgage application. The higher your score, the more likely you can qualify for a mortgage and obtain favorable terms (a lower down payment and lower monthly payments). By law, you can request one free credit report per year through one of the three major credit bureaus, Experian, Equifax and TransUnion. You should request your report to review your score and correct any mistakes well before you apply for a mortgage. Don't apply for credit. Keep in mind that a mortgage lender is determining your ability to pay back a mortgage up until the minute you sign the mortgage papers. In general, it's not a good idea to take on more debt such as an auto loan or a new credit card within a year of buying a home. First-year expenses. First-time homebuyers can be so focused on trying to put together a down payment that they sometimes forget about the expenses that go into setting up a household. You should consider putting away an additional $5,000 to $10,000 for expenses such as a lawnmower, furniture and basic decorating, and for potential repairs involving your furnace, air conditioning, water heater and other appliances. Shop around. It's important to shop around to get the best home possible for your dollar. And likewise, it's critical to shop around for a mortgage too. Get at least three to four proposals from different mortgage lenders before deciding on the best offer. Don't expect your dream home. Many first-time homebuyers purchase what's called a "starter" home or a "fixer-upper." While these are often relatively small and need some repairs, they're also an opportunity to enter the real estate market and build sweat equity. To spot a starter home, look for one that needs some love and attention in a neighborhood with houses that are well maintained or being remodeled. Hire an attorney. If you purchase a home directly from the seller without the assistance of a real estate agent, an experienced real estate attorney can help you write up a purchase agreement. Some sellers may be interested in this option, because it can save them thousands of dollars in commission fees. A real estate attorney also can counsel you on dealing with legal problems that can arise during the process of buying a home, such as during the title search. Home inspection. Even if you've come across the deal of a lifetime, never buy a house without a home inspection. An inspection will alert you to potential problems that may not be obvious to a person buying his or her first home. It also may be useful if you need to sue the seller for concealing problems with the home.
