You know youre not hooking and slicing on the windwhipped Old Course in St. Andrews Scotland, when an inquisitive family of Green Monkeys interrupts fairway play. Better known for its idyllic tropical climate and white sand beaches, Barbados has more recently been attracting high volumes of tee-loving investors, with golf (among other top-flight leisure distractions) increasingly the centrepiece of the islands real estate success story. The desire for a more active vacation experience has enhanced the aspiration for golf community homes. And golf is so much more fun in the sun, the ball compresses more and consistent 85 degree temperatures and cooling trade winds make for the perfect round says Terry Hanton, Managing Director, Property Consultancy Services and Director of Sales, Altman Real Estate. Its also about finding new ways to dip into the international property market wallet, comments international property consultant Robert Jacobs: The recession has forced developers to re-think their approach to creating real estate products that people want to buy. Barbados, perhaps understands the concept of aspirational leisure better than anywhere: its supremely gifted at homing in on new markets. One resort living the recreational mantra is Apes Hill. Located on a former 17th century sugar plantation 1000 feet above sea level and sporting panoramic views to the Caribbean and the Atlantic, this sprawling 470-acre resort boasts a mosaic of landscapes from deep tropical ravines, waterfalls and rolling meadows, to canopied rainforest and coral stone quarries. Two-thirds of the total acreage is given over to nature, allowing a blended relationship with the indigenous wildlife; an environment, explains Sales and Marketing Director, Linda Williams, which buyers wholly appreciate. She further explains Todays purchaser is taking advantage of what Apes Hill provides. The best land in Barbados complimented by a full service build and fit out team to ensure that your dream home is built with no worries to you When built out (in ten years), the resort community will have just 250 homes, she confirms, a low-density ratio that will preserve the natural topography of the estate for life. Taking full advantage of the developments elevated position is the resorts par 72, 18-hole championship golf course, with many estate homes boasting spectacular fairway views. Designed by Landmark Land, whose tees and greens creations include Doonberg in County Clare, Ireland and Arcos Gardens in Andalucia, Spain; the 7,150yard course is proving a hit with homeowners, many of whom are scratch players. Adds Williams: The course is managed by the prestigious Wentworth Club in England, the first time theyve entered into such a partnership, but its a selling point that is clearly attuned to buyers needs and aspirations. All property owners automatically become social members, allowing them to take full advantage of resort services and activities, with the option of purchasing the additional golf club membership for their entire family, making homeownership here an inclusive investment. Divided into eight distinct communities named after the estates original plantation fields, neighbourhoods have a secluded, away-from-it-all feel - each lot landscaped to make the most of the outlook, nature and space. As with most master plan communities, property sales are being released on phased basis and include spacious semi-detached three and four-bedroom villas in the verdant Garden Wall 20

community, starting from US$1.975m. More superior lots including those on Moonshine Ridge, command stunning ocean views and are priced from US$700,000 with a choice of seven bespoke design homes styles. Completed homes start from US$2 million. Take a short drive along the west coast and visitors might just catch a glimpse of Royal Westmorland Estates pristine soft-spike 18-hole golf course recently awarded the accolade of number 31 in the world outside of the USA. Renowned architect Robert Trent Jones Jr., can take full credit for the stunning contours of this Par 72, 7045 yard course, which challenges golfers of all abilities. Tuning into the long-term desires of homeowners, however, has resulted in the construction of a second course, with, adds resort owner John Morphet, plans in the pipeline for a short-game academy, with four USGA greens and space for players to hone their pitching, putting, chipping and bunker skills. He says: For many buyers, purchasing a golf property can usually be a decision made more on the quality of life enhancements which add to the locations value and desirability than about putting balls. In the case of Royal Westmorland, however, Id say its more often than not a bit of both. With a reinvigoration of the resorts real estate build programme underway, this verdant 480-acre communitys latest offerings include a bespoke mix of luxury one, two and three-bedroom apartments from US$429,000, together with a limited edition collection of stylish semi-detached and detached three-bedroom Royal villas from US$1.6m both of which complement the resorts established core of bespoke estate homes. For those who truly live for their fairway action, spacious four-bedroom, three-bathroom semidetached villas in the new Sugar Cane Ridge community, within walking distance of the clubhouse, may go some way to quench demand, with prices starting from US$1.2m. Sailing
While golf is undeniably making its mark on the islands real estate bounty, carving out a residential niche for the buy-to-sail fraternity is proving an equally rewarding foray for tourism development. Renowned Barbados developer and builder Bjorn Bjerkhamn of the Jada Group may have peaked the interest of seafaring fans back in the 1990s with his dapper collection of luxury waterfront homes with private berths in landmark marina Port St. Charles, but his latest project, Port Ferdinand, looks set to push the islands yachting prowess to the fore as the islands second private marina development and satisfy the need for additional berths on the west coast. Slated to attract significant foreign investment, this 15acre luxury marina community will boast 120 berths, providing access to large yachts and sailboats, and 86 residences in a resort atmosphere. At Port Ferdinand were selling a lifestyle. Were breaking new ground in Barbados by offering luxury condominium living, but in a fully amenitised resort community where owners and guests have everything they could ever want on their holiday at their fingertips. Its going to be a fantastic addition to the tourism product, and the quality of finishes is nothing short of spectacular. explains Development Manager, Tania Wardle. Other devel-

opments within the Jada portfolio will also benefit from the added amenity of the marina including Saint Peters Bay, the islands newest luxury beachfront community. Project Manager, Betty Cathrow, commented We are really excited as we are able to offer a select number of homes here at Saint Peters Bay with a private berth at Port Ferdinand. Our owners can have the best of both worlds, a beautiful beachfront home with breathtaking views set in a community with an array of amenities AND a private yacht berth just a short water taxi ride away this is very unique. With a five-year build-schedule underway, the first residences at Port Ferdinand are expected to be up for sale later this year. Adds Wardle: The yachting community has huge potential in Barbados and is widely untapped because of the lack of facilities. There is great energy to drive foreign investment and develop Barbados into a prime yachting destination particularly given its superior infrastructure and service compared to neighbouring islands. With this development were giving investors a new opportunity to make Barbados their home base for yachting in the Caribbean.

The resort itself features 77 stylish residences including spacious two-bed, two-bath apartments and larger stand alone homes in three contemporary styles. Apartments are 1,134 sq. ft. while luxury villas come in two distinctive styles and range from 1,218 to 1,560 sq. ft. Units are wellappointed with wooden shutters, porcelain tiles and patio areas, while Italian kitchens come with granite or Corian countertops. Villas are available in 3-bed-2-bath or 2-bed-2bath layouts with optional wooden decks and plunge pools for that added touch of luxury. A rental programme is also available. Polo
Introduced to the island in the 1800s by the officers from the British West India Regiment, polo has been a national institution on the island for over 150 years. More recently the sport has turned out to be a launch pad for development. Tournaments like the Barbados Open and Battle of the Sexes draw record crowds, creating a huge demand for the polo lifestyle with a flurry of boutique resorts springing up ever since. Landmark project Polo Villas at Apes Hill is a 54-acre estate set in rolling hills, 1,000 feet above sea level around a wellused international polo ground and stud. On the western side of the estate, renowned architect Larry Warren has designed 20 three-bed luxury villas around a man-made lake. Properties start from US$1.13 millon. In a similar stay-and-play vein, the sixty-four acre resort of Lion Castle set in the rolling hills of the parish of St. Thomas is centred around a world-class polo field and clubhouse. Comprising forty-three magnificent house lots and ten luxury semi-detached homes, called The Residences, house lots are divided into the larger Estate Lots, which vary in size from 39,740 sq ft to 109,469 sq ft; and the Club Lots, which range from 17,483 sq ft to 34, 466 sq ft. All come with underground utility services and covenants which are designed to protect individual owners views and guarantee that the building of neighbouring homes will be considerate of your own. Owners can build from their own original plans, or choose from a selection of house plans designed specifically for the resort. Lot prices start from US$290,000. The good life has arrived.

Offshore Mortgages
t is our pleasure to turn such dreams into reality and to afford our respected clients confidence in our process. Purchasing a home is a significant investment, so most individuals may not wish to utilize their cash, and in so doing possibly deplete their savings. One available option is to utilize a Mortgage to acquire the asset and thereby preserve your cash. Yes, Ive said it ! I used the dreaded M word that drives fear and anxiety into the hearts of many people. A Mortgage experience does not have to be one that is feared. It can be a pleasant one if handled correctly from the outset. The key to this is first to establish a relationship with an experienced lender and to complete a prequalification exercise. This approach is beneficial to both parties as it allows the Borrower clearly to communicate his or her goal and the Lender to understand that desire and more importantly to advise whether it is attainable. By Lana Fingall Most Lenders will also walk you through the process step by Relationship Manager, Private Banking step, giving estimates of associated costs such as Application, LeScotia Private Client Group gal and Appraisal fees, as well as all other costs in relation to obtaining the property. The objective here is to ensure that there are no disappointing surprises or hidden costs to the Borrower. This facilitates them in the preparation process and allows them to avoid possible hold ups in the final stages of the home purchase. Deals have been known to be lost because the borrower may not have been aware of some of these soft costs and is then required desperately to find unbudgeted funds in order to close the deal. At their initial meeting the Lender should advise the Borrower of ALL of the documents needed to process the application. The documents likely to be required are Tax return forms, a recent Credit report, a Bankers reference, a letter confirming employment, and if self-employed, the Companys Financial Statements and Tax returns. The true secret to an easy and successful process is the speed at which the Borrower can gather these documents and supply them to the Lender in ONE complete package. I have stressed All of the documents and One complete package, as often, in a well-meaning attempt to be helpful, prospective borrowers can submit the information in pieces. Unfortunately this does not advance the interests of either party as the process cannot begin until all of the requested documents have been supplied for perusal. Delays can also be caused if the Lender does not request all of the documents needed, but waits until the client has supplied their complete package and remembers that there is additional information needed. Usually, the Lender is not the individual who makes the decision on the application. This is the role of the adjudicator with whom the Borrower has no contact. Therefore the Borrower has to ensure that this supporting documentation is made available so that when the Lender presents the Borrowers case to the adjudicator, he has all the information needed to arrive at a decision. One other important point is that the Borrower should indicate to the Lender at the initial meeting whether the property will be purchased in his or her name or in the name of a Holding Company. I have seen many cases where in the initial stages the Borrower indicated the intention to make the purchase in their name, but when the legal process is ongoing, changes the name of the owner to a Holding Company. This can lead to complications and delays in the closing process as at that point the Lender has to request the documents for the company in which the Borrower wishes to hold the asset, thus leading to a re-starting of the course of action from the beginning. A new application has to be prepared, submitted for approval and new instructions prepared for

the Attorneys handling the matter. This can be unnecessarily stressful and should be avoided. Our experience is that there may be unforeseen delays along the way, especially if the client is living offshore at the time when the application is being processed. In a simple example, if a local client forgets to supply a document, he or she can easily return with it within the same day, whereas in the case of an offshore client, these original documents may take two days or more to reach the Lender, even when using a reliable Courier. We are also aware that confidentiality is important to clients and sometimes they do not feel comfortable sharing their personal information with someone with whom they are now building a relationship. This reluctance is understandable but it can sometimes be the source of unscheduled delays. Experience has taught us that communicating with the client and providing regular updates is key to ensuring a smooth process. Once they charted a boat and went to many of them. When they landed in Barbados, they basically said, This is as close to Cuba as possible. What are some of the activities you enjoy during your stay in Barbados? Beach, Pool, golf, tennis, swimming with sea turtles, Harrison Cave, Crane Beach, Chalky Mount, House Tours, Polo, eating at the various lovely Restaurants. How long have you been renting the property? My family and I have been renting at The Grove Residences since June 2011. Why did you decide to rent it? Initially, the first thing that drew us to The Grove Residences was its beautiful architecture and design. The interior is particularly stunning because it has special features like floating staircases, floor to ceiling windows and incredible outdoor living spaces. I love that we can hear the fountain in our pool from our dining room table, which overlooks a beautiful garden. We really appreciate the combination of these elements and the attention to detail because it helps open up the space, brings the outdoors in, and creates an incredibly relaxing atmosphere. In addition, my husband and I rented the property in Limegrove because of the lifestyle it provided. What do you enjoy most about the location of the property? Being in the heart of Holetown and within the Lifestyle Centre has not only provided us with convenient accessibility to most of the towns shops, boutiques, and restaurants, but provided us with the opportunity to more easily participate in its festivals and events. Holetown is such a lovely area and having a home here gives us a chance to enjoy it even more. I have to also admit that I love being able to walk everywhere. Simply being able to take the stroller out with my daughter and go for a leisurely walk has been so wonderful. She loves running around the Centres courtyards and I really enjoy not having to get in the car to go get a cup of coffee! Its location has certainly made our lives easier. What amenities do you find most favourable? The amenity I find most favourable is having an onsite property management team. The team and the service theyve provided has been invaluable. When we moved into the

property, our daughter was only a year and a half. They made it their top priority to help make our home toddler friendly, installing features like stairway railings unique to our unit. Vision & Style


How often do you visit New York?
I usually visit once a year for the main interiors show, but since Ive opened a second showroom here in St James, I can see I will be visiting more frequently. There are so many wonderful suppliers there and I like to combine ideas from Europe and America and of course, England. I visit the shows in Europe at key times in the year although all this depends on what projects we have on at the time. Maison Objet in Paris is still one of the best shows to be inspired and to see hundreds of ideas under one roof. Tell us a little more about your showroom in London. I opened it as a lifestyle showroom some sixteen years ago. We have a wonderful team running the showroom and design practice with service key to everything we do. Its situated in one of the most beautiful suburbs of London with Hampton Court just around the corner. Many clients like to start the design process there although we will fit in with the clients diary and location. The Barbados showroom has really completed the circle for us.

At the beginning of this year Britishbased interior designer Jenny Blanc opened an exciting new showroom in St. James. We catch up with her in between trips to London and New York to find out more about her design work and whats in store for 2012.

Its been a whirlwind time for you. Has the response to the Barbados showroom surprised you?

In many ways, yes, as the response from clients and customers has been beyond what I could have possibly imagined. Weve had such wonderful comments from everyone, Barbadians and overseas homeowners alike- everyone has been so complimentary and encouraging. Since I first started visiting Barbados some 13 years ago to work on clients homes, Ive wanted to open a showroom here. It is such a beautiful island with wonderful traditions. Add to this the fabulous weather, breathtaking scenery and charming people and you have a place that is quite irrepressible. Then theres the diverse properties throughout the island. The design team have worked on new and exclusive apartments with marina views, complete refurbishments of established residences with amazing vistas across some of the best bays to more secluded properties in the most prestigious areas. Each one presents a different set of considerations and challenges and it is this together with the whole aspect of working with clients to fulfil their aspirations that makes our work so compelling.

Do you have interior ideas you particularly favour for the Caribbean?

I love to work with colour. When you look around the islands, colour plays such an important role. So many clients want to bring that beauty indoors. Its our job to find the most suitable design concepts that not only look wonderful but, equally important, they need to work in the conditions. Creating a home many miles away is a costly business so its important for clients to see and feel the investment they are making through the homes we create for them. We spend a great deal of time at the beginning of the project getting to know our clients, talking through their ideas and creating their vision. If we can understand how they want to live in the Caribbean, the design side can take shape pretty quickly. Over the years weve built up considerable knowledge and through this have created a complete interior design service which provides every aspect of creating a home in the sun. The design work is just one element that goes towards completing a real home that has lasting value.

the process, fine tuning an idea using the clients brief as a starting point- it can be anything from a dining table to seat twelve to a coral stone gazebo for the garden. Then the design plans are sent to the artisan who then starts work on the piece- very often we will choose the material on sight before anything is started. We visit at various stages of construction to check proportions, design and finish and to make any amends that are part of creating something unique. Some of our favourite pieces can be seen in the St James showroom using a combination of skills and materials such as coral stone, iron and marble.

The outdoor furniture collection seems like a stroke of genius. How did this come about?

Your collaboration with local artisans is inspired. How did this begin?

Barbados is teeming with creative people many of which have skills handed down through the generations. Furniture making has been so much part of the economy that it seems only right to utilise these skills for the right client. The design work starts back in London at the beginning of

So whats in store for the Barbados showroom this year?

Its so important for us to provide an ever-changing selection of beautiful items. Some customers are overwhelmed by the looks we have created in fact many want to live in the showroom! We are presenting some stunning collections which are exclusive to us in the Caribbean, so we really believe we are offering something unique and special. Its also a wonderful place to visit at the start of a design project. Customers can go through our design portfolios, find out more about our services and pick up ideas on the feel they would like to create. We want to make it a place where people can come to for design advice, a good dose of retail therapy and layer upon layer of ideas for interiors. Towards the end of this year we will be unveiling new accessory collections. So many clients are looking for a unique piece to grace their home. And this is alongside the clients who require every essential for a new property so we hope to provide the answer for both. As you can imagine, we are pretty busy at the moment, but the response has been so heartwarming, and as I say, quite overwhelming. Its given us the impetus to expand our customer service approach still further. Mind you, behind all our ideas is an overriding desire to create beautiful homes. Its as simple as that!

Each client is unique and has a different perspective of what they consider to be a beautiful life, hence the name Vida Bella meaning Beautiful Life. The owners of Sugar Ultra Lounge wanted to achieve a modern, clean look without demolishing the structure of the original building. A monochromatic scheme of colours was selected with varying materials and textures such as metal railings, textured walls, poslished concrete floors, frosted glass and wooden elements. The concept for the ladies bathroom was pure and simple glamour! This was achieved through the use of shimmering floor to ceiling glass tiles and an accent colour of hot pink in the ottoman and eye graphic on the entrance wall. The mens bathroom is bold and masculine, dark tiles with a metallic sheen compliment a floating concrete trough sink. Lighting plays a major part in this project and an LED wall gives the nightclub an energetic atmosphere. My goal is to interpret what my clients want to achieve, I dont force a signature style on them. Maritza is a graduate of Interior Design from Sheridan College Institute of Technology and Advanced Learning and finds inspiration from her travels as well as through her relationships with local artisans. Dont be afraid of using bold and bright colours especially in this tropical paradise! All things Bright & Beautiful was the design concept for a West Coast beach villa which recently underwent a complete interior makeover with fabulous results. Using colours and fabrics in aquas, salmons, greens and yellows the interior colours worked well against the coralstone walls and blended beautifully with the tropical garden setting and the blues of the ocean. See photos below We also used the same bold and bright concept for a young couple who were looking for something causal but contemporary for a patio which would still be in keeping with the classic architectural features of the property. We selected a more contemporary style of all weather wicker furniture in a rich mocha shade and chose a combination of modern geometric fabrics and classic stripes in bold colours which complimented the furnishings and gave the area a stylish, contemporary feel. The navy cushions interspersed with the geometric fabric designs tone down the overall impression yet still giving the desired look. See the Bright and Beautiful look for this patio on the right! Giving the Gift of Storytelling


Storytelling as a way of imparting wisdom has always been interwoven into our lives and our communities; history was passed down from generation to generation, conveying a message of morals and values. While stories have lost none of their power to entrance and enthrall, sharing stories or reading to children has become somewhat of a lost art in our technologydriven lives where everything is instant and digital is the name of the game. Now, more than ever, children need the essential building blocks of awareness that can influence their lives in tremendous ways, teaching them how to be considerate and to treat others with compassion. Local author Roberta Nana Simpson believes in the power of word to convey positive messages that empower children to find their values and to understand the impact of their behaviour on the world; by bringing the tradition of storytelling back into the home, families have the opportunity to inspire their children, encouraging them to read together and spend quality time with each other. It is in capturing the imagination of children through taking stories from the Bible and delivering them in a fun and interactive way that Roberta has found her niche. Its no surprise that Roberta had a passion for storytelling. As the daughter of a big band leader and an actress she grew up during the London Blitz of WWII, her great-grandparents were the last Raj and Ranee of Sarawak (now Borneo) and her grandmother was the inspiration for the character of Wendy in J M Barries Peter Pan. It was clearly in her DNA. Over the years she has entertained her children, grandchildren, their friends and anyone else who stopped in along the way with her colourful, crazy stories. Now all children worldwide can experience the warmth and adventure of the Bible and know of Gods great love for each of His little ones, through Robertas wonderfully written books. Starting a writing career at 70 was clearly a calling, and one that was supported by a strong faith in God. Roberta recalls I heard His voice as clear as day. You can write now. Embarking on this new journey, all she knew was that she had to write. I didnt know at that time what my direction was going to be I began by building a story around a story, making it applicable to daily life and adding humour. One thing Roberta always knew how to do was to connect with children. I have always wanted to help children to apply virtues to their lives, to help them find a meaning to their questions and to guide them; children need to connect to their feelings, to understand what they are experiencing in life she explains. Nanas Bible Stories (which garnered a Moms Choice Award for excellence in 2009) and Once Upon a Christmas firmly established Roberta as a successful childrens author. In 2007 she was presented with the Presidents Volunteer Service Award by well-known gospel singer Michael W Smith. Tails from the Ark is Robertas third book, beautifully illustrated to creatively tell the story of the biblical flood and what life might have been like on Noahs Ark from the perspective of the animals! Using the Fruits of the Spirit as a frame of reference, Roberta takes the lessons of Faithfulness, Patience, Kindness, Gentleness, Self-control, Peace, Joy and Love and brings an imaginative and fresh appreciation to a traditional bible story and in doing so, she opens a door for young readers to think about their own challenges in life, connect with their feelings and how to face them with understanding and compassion. Robertas books have reached young readers as far away as Africa & Thailand through donations to orphanages and childrens charities around the world. A thousand books were given to her grandson Rafael Simpson (a young entrepreneur

with a social conscience and a belief that selfworth and education go hand in hand), who created a company - Know Me, Love Me which, for every backpack purchased, donates a backpack with books and school supplies to orphanages and children in need around the world. 100 backpacks containing pens, pencils and a copy of Tails from the Ark were recently donated to children in La Libertad, El Salvador through the charity City of Light. Roberta also visits primary schools in Barbados to speak to the children. As Roberta explains, the message of the books is about hope. Not only for the children, but also for their families. A book is an opportunity to read a story and connect with children and make a difference in their lives.

The New Paradigm in Landscape Design


Landscape Architecture is the art and science of harmoniously bringing together natural and constructed elements on the land while responding to social, economic and environmental conditions. Landscape architects and designers have in the last 100 years been considered and included in the creation of the backyard retreats, luxury villas, resorts, commercial landscape, restoration of degraded landscapes and development of urban landscapes. British influence in Barbados sparked some of the earliest trends: the great manor houses and the intricate formal gardens. A prime example of this is St. Nicholas Abbey, a 17th Century Jacobean mansion. Design details from this era have remained a part of the regional landscape as many of the large manors from the days when sugar was king are being restored both in architecture and landscape which tend to cater to the traditional residential and villa market which respond to a traditional sentimentality and the tourism market. The Hindu-Buddhist garden influence found in Asia is increasingly inspiring the landscape design industry in the Caribbean due to international tastes and the many publications that feature this style of tropical living which is very open with a strong emphasis on seamless transitions from indoors to outdoors. Currently there is a shift to a new expression of landscape design that is part of the strong emphasis on sustainable design in the construction industry. Green Building can be defined as the implementation of design, construction, and operational strategies that reduce a buildings environmental impacts during both construction and operation, and that improve its occupants health, comfort and productivity throughout the buildings lifecycle. Green building strategies not only benefit the environment and society, they can also have a positive economic impact.

Currently there is a shift to Green landscape design that is part of the strong emphasis on sustainable design which not only benefits the environment and society, but can also have a positive economic impact.

Green building design and construction may cost more than traditional methods at first, but reduced operating expenses and higher levels of productivity can lead to greater profitability. This benefit to people, planet and profit is called the the triple bottom lineand is part of a life cycle cost analysis and full cost accounting in the construction process. The ultimate goal of practitioners of sustainable design is to design and build completely regenerative sites. The idea of regenerative sites is that the site will actually be a generator of natural resources rather then a depleter of natural resources. One of the strongest and most visible organizations in the green building movement is the United States Green Building Council (USGBC) which administers the USGBC Leadership in energy and environmental design) LEED rating system. LEED is an internationally recognized green building certification system that promotes sustainable building and development practices through a suite and check list of rating systems that recognize projects that implement strategies for better environmental and health performance. There are emerging Green Building Councils being developed all over the world based on the US system. It could be argued for the first time green building is being adopted by the mainstream building industry because the clients and customers are now demanding it

and LEED has been widely recognized as an international standard. Those of us in the landscape design and architecture business always viewed ourselves as being the green people in the construction process because we are charged with finishing projects with installation of the living gardens around the buildings at the end of the project. Unfortunately there is a lot more to be done in the landscape industry to create truly greensites. Traditionally many gardens developed in the Caribbean still create a natural system that require huge amount of energy and resource inputs in the form of exotic plantings, high irrigation water use, high pesticide use, and highly mecahnised and intensive maintenance activities. Also our position as being the last component of the building process has led to the involvement of the landscape professionals in the project at the end of the design process which causes us to lose the opportunity for integrated design which is an important tenent of sustainable design. Oppurtunities are lost for sysnergies with other parts of the building and site design process which are critical for creating a complete and functioning sustainable site design system.

Siting and incorporation of on-site renewable energy technologies in the landscape design. Use of reconstructed natural landscape systems like mangroves, wetlands, forests and grasslands as garden elements. Development of food producing systems. Installation of green roofs and green walls. The on-site composting of garden waste to reduce landfill use and transportation. Re-using site material generated during construction. Use of recycled material on-site. Use of regionally available materials to reduce transportation requirements. Use of materials that have been certified green or come from sources where sustainable environmental standards are being followed.

Storm Water and Drainage

This green building concept has the potential to generate new and exciting garden forms. Concepts that could be used to generate this developing form include but are not limited to:
Protection of Sites:
Site selection that respects sensitive environments. Focusing development in developed areas to protect undeveloped lands. Focus development on disturbed sites. Control sediment and debris during site construction Protect existing trees and native vegetation. Retain and re-use existing soils Minimise site disturbance to building footprint. Protect, restore and develop wildlife habitat. Maximise open space on project sites.

Support natural hydrology by increasing porosity and on site infiltration of storm water runoff. This can be achieved by good grading, green roofs, bio-swales, rain gardens, increased planting, rainwater tank storages, rain barrels, permeable pavers/asphalt/ concrete, infiltration trenches, soil amendments, protect soils from compaction. Improve storm water runoff quality by infiltration trenches, bio-swales, rain gardens, sediment traps and oil/grit separators. Design site to reduce the size of hardscape areas.

Use native and adapted plant species. Use non-invasive plant species. Use drought tolerant species. Use low maintenance plant species. Integrate food producing trees and shrubs where appropriate. Limit areas of lawn/grass and increase areas covered by ground cover. Locate large shade trees on south and west side of buildings to provide solar cooling. Integrate vertical greening through the use of a cable system and vines on south and west walls of buildings to provide solar cooling.

Continuous soil trenches are encouraged for shrubs and trees planted within hard and soft-scaping. Provide mulch in planting beds to reduce weeding and to increase water retention. Install a green roof or wall; intensive or extensive. Irrigation and Water Use Expression of watering and irrigation systems as part of natural water and drainage systems. Examples include rain gardens and water storage lagoons. Limit potable water use by plant species considerations, irrigation efficiency and use of captured and re-cycled water. Provide rain sensors for irrigation systems. Re-use grey water and rain water for irrigation. Utilize drip irrigation. Provide a watering or irrigation maintenance schedule for new plantings especially for the initial establishment period (first two years). Conceptualize the water use requirements of the garden as part of the overall hydrology cycle of the site both natural and man made.

Urban Heat Island Effect

Landscape design should address the heat island effect by addressing shade planting, shade structures and colour choices for roofs and paving materials. Use high-albedo surface materials on non-roof hard scape (at least 50% coverage). High-albedo must have an initial reflectance of at least 0.3 or SRI of 29. Install a Cool Roof - a minimum initial reflectance of 0.65 and minimum emittance of 0.90 or an SRI of 78 for a low sloped roof and 29 for a steep sloped. Install a green roof; intensive or extensive. Use open grid pavement (permeable paving) on nonroof hardscape (at least 50% coverage). Provide means to shade within 5 years non-roof hardscape (at least 50% coverage) including parking areas and walkways. Use a combination of high-albedo, open grid and shade to obtain coverage. Plant large growing shade trees at 6-8m intervals along street frontages, open spaces, walkways (public and private), except in easements and in vehicle sight lines. The author proposes that if sustainable practices are followed and expressed in honest and sincere forms a new and exciting garden aesthetic could be developed in the Caribbean.

Landscape Lighting

Control light pollution. Use energy efficient technologies and LED lighting systems. Incorporate renewable energy sources to power landscape lighting systems. Use automatic and sensor activated technology to control lighting systems.

At a recent tour of Fibonaccis Corporate Garden in San Diego USA, the author found an interesting example of this approach where a technology company developed their landscape as a functioning farm which provided food for their corporate cafeteria in a setting that celebrated the look and process of food production gardens.

Another interesting example is The California Academy of Sciences in San Fransisco USA. It is a LEED Platinum certified green building that boasts a 2.5 acre 6 inch deep green roof that includes native California plants that require no irrigation and reduces rainwater runoff by 90% and also supports photovoltaics that supply 5% of the buildings annual energy needs. The challenge for landscape professionals in the Caribbean is to develop these new forms through the creative and bold use of these concepts and approaches while educating our collegues and clients on the new aesthetic. Effective landscape design must be an integral and upfront part of the green building process that requires a collaborative approach between all design professionals and stakeholders. Only by using a whole building approach to the design which addresses the site, structure, systems, and use interdependently can a project effectively achieve sustainable design.

Security around the home


The private residence is our haven from the rattle and hum of the rat-race. Within that sanctuary is to be found the peace and tranquillity so needed to repair and recharge for pending battles. Reality however, means that for more of us, our refuge, is subject to trespass, and worse. Property crimes are up, and not because of the dire economic times, they have been at unacceptably high levels for years; we are only now becoming aware of their incidence. There are things that the average homeowner can do to help mitigate or reduce the likelihood of crimes being committed against or on their property. Many require no burdensome outlay of capital; forethought shall suffice.

Perimeter
Vegetation prevents you from detecting if the fence has been compromised in any way. An overhanging branch can act as a conduit across any fence or wall cut it back. The overgrown look is pleasing to some, but is a security nightmare. Keep vegetation to manageable proportions. Trim shrubbery in ways to eliminate hiding places for miscreants; trimming up from the ground will show if your bush has legs! Bougainvillea, cacti, yucca and agave are perfect along boundaries, for they harbour neither man nor beast.

Housekeeping
Not inside, but outside. Neat surroundings give a positive image of those responsible. A yard full of debris and detritus is a magnet for rats (both 2 and 4-legged) and other pests; remove hideaways and cover. Most thieves patrolling (yes patrolling) residential areas are of the opportunistic variety. Remove to safe storage any items that they find attractive. These include quick-sale items such as garden hoses, sportswear, athletic shoes, any bicycle, motorized or electrical tools, and the odd dog. Leaving clothes on the line overnight is also a bad plan; many homeowners have learned that lesson the hard way.

Windows & Doors


Windows and doors are good, lockable ones better; those that are actually locked best. When inside, keep outer doors at least closed; an open door is an invitation. Many a maid has been surprised to find visitors inside the house with them sharing the homeowners property! Grills are low on the desirability rankings but are an unfortunate testament to prevailing conditions. These should be cemented into walls and not bolted; internal installations are preferable as external ones can be compromised with less chance of detection.

External Lighting
Criminals and cockroaches are alike in that they both avoid light. Smartly placed lighting can have as good an effect as high intensity lights. Many install motion activated lights, but you have to remember to turn them on and off. Lights activated by both photocell and motion are better, the switch can be left on and they will come on only after dark, and not during the day wasting energy. While not the cheapest, there are several LED, solar and wind turbine options available; have a plan and use generously.

Electronics & response systems


Intrusion alarms are useful for indicating that an offence is being committed against your property. Some alarms require a response from the police and we know they can be delayed by calls that are more serious. Some alarms have no response component at all, requiring owner action. What if the location being broken into is your home and you are there? Only a dedicated response service will provide you with the peace of mind that external assistance is on the way to help you to keep all things intact. Some persons opt to place cameras on their properties, and they usually go for the store-bought variety; they are a placebo. Most have neither the resolution nor the range to be of any real use. A professional setup with properly sited, good quality equipment is the way to go. Remember to place the recorder in a place where it cannot be accessed by an intruder.

Neighbourhood watch schemes


There are a few around and they are very useful. If there is one in your area, get on board. If not, speak with your neighbours and get in touch with the community relations arm of the Royal Barbados Police Force to see if one can be started in your area. Looking out for each other is sadly almost pass these days.

Paranoia and paralysis are the enemies; we must not be held hostage by those persons whose intentions are to violate our space. Developing a healthy interest in your security and taking the necessary actions to maintain it are essential to preservation of life, limb and sanity.

The property owner can hold the real estate investment personally or they may set-up a holding company to do so. In either case, so long as the owner and or the holding company are non-residents for Barbados tax purposes, there will be a withholding tax, at a rate of 25%, on the gross rental income earned from the property.

However, it is possible to obtain permission from the local tax authorities to file a Barbados tax return which would include the gross rental income less related expenses. In such a case if the property is owned personally, the applicable tax of tax is 15% on the net rental income. The rate also applies if a company owns and rents the residential property.

Any person intending to purchase property or sell property must retain the services of an Attorney-at-law on the island to represent his interests. The Agreement for Sale, the Deed of Conveyance and the Deed of Transfer must all be prepared by an Attorney-at-Law. The peculiarities of Barbados conveyancing Laws, the absence of any scheme of title insurance, and the predominance of unregistered title to land are factors that render real estate transactions in Barbados potentially risky for the unfamiliar purchaser.

The Agreement For Sale

There is no Capital Gains Tax in Barbados, nor are there any estate, inheritance or gift taxes.The title may be taken in a persons name or a company may be set up to own the property. In the case of ownership by a company, if it is incorporated outside of Barbados, it must be registered in Barbados.

Barbados Legal system is derived from English common law and statutes. Once negotiations are complete, the starting point of the land sale transaction is the Agreement for Sale, which is usually prepared by the Attorney-at-Law acting for the vendor. At the time of the signing, the Purchaser signs the agreement in duplicate and pays a deposit typically 10% of the purchase price. The Agreement together with the deposit are then delivered to the vendors Attorney-at-Law. The Vendor will then execute the agreement and a copy of the duly executed Agreement is then delivered to the Purchasers Attorney at Law.

Property Management Fees

This cost can vary depending on the needs of your client. The property management companies on the island are excellent and services are customized to suit every property owners needs.

Deposits

Contract deposits are usually 10% of the purchase price. A refundable reservation deposit is required if the buyer is purchasing at the pre-construction phase. Stage payments are then made according to the sale agreement schedule.

After the agreement is signed the Purchasers Attorney-at-Law conducts a search against the title to the property to ensure that the vendor holds a good legal title to the property and there are no encumbrances such as mortgages, charges of liens affecting the property. Encumbrances may also take the form of unpaid judgements, outstanding water bills, and unpaid land taxes.
