TENANCY AGREEMENT

THIS TENANCY AGREEMENT is made this day

BETWEEN Mazi Gregory Orji Gini Of No. 15, Sultan Abubakar Road, Sokoto (Hereinafter referred to as THE LANDLORD in this Agreement, which expression where the context so admit shall include his successors-in-title, executors, personal representatives and Assigns) of the one part and Mr. /Mrs. ............. (In this Agreement called THE TENANT which expression where the context so admit shall include his successors-in-title, executors, personal representatives and Assigns) of the other part.

WHEREAS
1. The LANDLORD is the owner of the Property. 2. The LANDLORD at the request of the Tenant, has agreed to grant to the Tenant and the Tenant has agreed to take the said Property as a yearly Tenant subject to the various terms and conditions hereinafter stated. 3. The said Property is situate at Sabon Gari Tamaje Area Sokoto.

NOW THIS TENANCY AGREEMENT WITNESSTH AS FOLLOWS


1. The LANDLORD hereby lets unto the TENANT flat / Shop, which is situate at No .. Sokoto. 2. The LANDLORD hereby covenant with the TENANT to let out the said Property for the consideration of N per annum, payable in advance and for the term of . Year.

3. The LANDLORD hereby covenants with the TENANT that the tenant paying The said rent, observing and performing, all its obligations under this Agreement shall quietly Hold and enjoy the property during the said term or any extension thereof without any Interruption by Landlord, Landlord or any person claiming through or in trust for him. 4. The LANDLORD hereby covenant with the TENANT to pay all ground rents And improvement rates that may be charged on the property from time to time. 5. The LANDLORD hereby covenants with the TENANT that the tenant may install air conditioning unit(s) and other fittings by the consent of the Landlord and remove same at the termination of the tenancy and on such removal restore the premises to its former state. 6. The rent shall be renewed after 3years, if the LANDLORD so desires and priority and preference shall be given to the sitting Tenant. 7. The TENANT hereby covenant with the LANDLORD to pay the rent reserved on the day in manner aforesaid. 8. The TENANT hereby covenant with the LANDLORD not to sublet, assign, Underlet or otherwise part with possession of the property or any part thereof without the consent of the LANDLORD. 9. The TENANT hereby covenant with the LANDLORD to pay all utility bills, PHCN bill, water bill, Tenement rates.etc. 10. The TENANT hereby covenant with the LANDLORD to pay all utility bills, PHCN bill,

water bill, Tenement rates.etc, before vacating the property. 11. The TENANT hereby covenant with the LANDLORD to deliver up the property to the Landlord whenever the said Tenant wants to vacate the property and the said property shall be in a good condition. .

12. The TENANT hereby covenant with the LANDLORD not to carry on at the Said property noisy or offensive business e.g. sales of alcohols, narcotic drugs and any business that is illegal before the Law. 13. The TENANT hereby covenant with the LANDLORD to use the said property For the purpose of office and residential accommodation. 14. The TENANT hereby covenant with the LANDLORD to keep the internal and the external part of the property in good and perfect condition, also carry out minor internal repairs. 15. The TENANT hereby covenant with the LANDLORD to keep the environment clean and in an inhabitable condition. 16. The TENANT hereby covenant with the LANDLORD to permit the Landlord and all persons authorized by the Landlord in all reasonable times to carry out any structural repairs or work and for the purpose aforesaid to enter upon the property or any structural repairs or work and for the purpose aforesaid to enter upon the property or any part thereof with or without tools

or appliances and upon giving reasonable notice to the Tenant. 17. The Landlord shall serve the Tenant with Statutory Notices for Eviction if the Tenant at any Time in breach of Paragraph 7, 8, 9, 12, 13, 14, 15 and 16.
