    As a landlord, sometimes you have no choice but to evict a tenant. Giving your tenant an Eviction Notice (more formally known as Notice to Vacate in Texas) is the first step in attempting to remove a tenant from a rental property. Texas law requires a landlord to give a tenant proper notice before the eviction process can begin. Use a Texas Eviction Notice if you want to begin the process of removing your tenant.

    10 DAY NOTICE TO VACATE

    May 04, 2012 Ryan Reynolds Mercedes Rotterdale 35 Palm Circle Dr. Dallas, Texas 73744 TO TENANT(S) AND ALL OTHERS IN POSSESSION OF THE PREMISES LOCATED AT: 35 Palm Circle Dr., Dallas, Texas 73744 PLEASE TAKE NOTICE that you have violated the following term(s) in your lease and/or rental agreement dated August 02, 2011: Section 2 Paragraph 5. The tenants have kept multiple pets on the property for three months. PLEASE TAKE FURTHER NOTICE that within 10 days after service of this notice, you are hereby required to perform the aforesaid covenant(s) OR quit the subject premises, move out, and deliver up possession of the same to Dorian M. Rothschild. Failure to perform aforesaid covenant (s) OR vacate the premises WITHIN 10 days as required by this notice will result in forfeiture of the lease and/or rental agreement and will institute a forcible detainer lawsuit against you to recover rent, damages and possession of said premises as permitted under the laws of the State of Texas. THIS IS INTENDED AS A 10 DAY LEGAL NOTICE FOR THE PURPOSE OF TERMINATING YOUR TENANCY. THIS TERMINATION OF TENANCY IS IN ACCORDANCE WITH TEXAS STATE PROPERTY CODE 24.005.
