But we didnt want to move, so we decided to create a stylish, ecofriendly office in the garden instead. Personally and professionally we have an enduring respect for the environment. We strongly believe that a building in the garden should be the same quality as a new house; a solid investment. Designed and built to a high environmental specification, our own garden office looks, feels and works exactly like a room in our home. It is highly insulated and double-glazed; has electricity, low-energy lighting and classically plastered walls. It has lovely views out into the garden, and it is extremely energy efficient. Lynora Kennedy moves into her garden.


Lynora Kennedy has been a massage therapist for 30 years. In 2003 she moved her practice into a town-centre business unit. At the beginning of 2007 she became disillusioned about paying over the odds for a concrete box with no natural light and inefficient heating. It wasnt practical for Lynora to move her business into the house because she and her husband have a busy family life with two universityage daughters. Neither did they have room for another extension, having added a sitting room, bedroom and downstairs loo some years previously. One evening Lynora was browsing on the internet and arrived at InsideOut Buildings: I loved the InsideOut site - well presented, easy to navigate. I printed off the whole lot and then gave it considerable thought. I had also accessed other sites - log cabins, wooden chalets, even an igloo (!) but they were put in the recycling pile and InsideOut stayed on my desk. The style of their garden offices was the thing that caught my eye, and the fact that it could be designed around my needs and requirements. I requested the brochure and less than a year later, here I am, typing a paragraph about how I came to be at my desk in a beautiful bespoke InsideOut building in my garden. Gordon Smith, InsideOuts own architect, designed it to allow for plenty of light, space for my treatment couch, office space and en-suite facilities. Those who have come to my space in the garden all love it, both aesthetically and therapeutically. Once the foundations were in place, the building time for Lynoras timber-frame office was less than two weeks. A loft conversion or extension of a similar size would have take months and would have been much more invasive.

Guide Prices Include:
I Design, delivery and construction of your building. I Doors and windows are factory decorated in a colour of your choice. I Doors and windows are positioned to suit you and your garden and can be varied in size and in shape. I Double layers of Rockwool insulation as standard. (POA for Thermafleece sheeps wool insulation.) I Internal wiring, BT point and consumer unit. I Fully plastered internal walls. I Guttering and waterbutt. I Full project management including: initial survey of your garden; setting out plans for foundation pads; organising subcontractors for foundations and external services; making planning application, if necessary.

Project Management:
We obtain quotations on your behalf for ground works, plumbing and external electrical supply. We provide these sub-contractors with all the technical information they need to complete their part of your project. To ensure that you experience minimal disruption, we co-ordinate the ground works, plumbing and services. Looking after sub-contractors as an integral part of our project management. Our fully trained, construction teams will typically build your office in two or three weeks, depending upon the size of the building and the weather conditions. The cost of delivery, construction and project management of your office is included in the quoted price.

Bespoke Options:
We design and construct office buildings of any dimension, to suit your garden. I Double-glazed Velux roof windows. I Cloakrooms/shower rooms/guest rooms/ bathrooms/kitchen areas. I Traditional or contemporary front doors instead of French doors. I Horizontal feather-edge cladding in Scottish larch.

Foundations and external electrical supply:


All InsideOut buildings are permanent, miniature, timber-frame houses. They require either four or six simple, concrete foundation blocks - nominally 90cm3. [Larger buildings may require more.] Your garden is unique in size and soil type, and may require levelling or excavation. Therefore we CANNOT include a fair and accurate price for either the foundation blocks or bringing electricity to the building in our guide prices. However we can from experience, provide you with an outline of how much it is likely to cost and we will obtain at least two quotations from appropriate sub-contractors, on your behalf.

Timber frame structure The skeleton of your building is a traditional, timber-frame house construction of structural panels made up of 89 x 38mm studs at 600mm centers with OSB sheathing. The timber frame structure is guaranteed for 10 years. Life expectancy 60+ years. Structural Floor Built with 197mm x 44mm rafters to 1 15 x 270mm heartwood larch ground beams. All supported on metal feet on concrete foundation pads.
