Inside the consumer unit are a number of labelled circuit breakers which protect the many different electrical circuits in your home.
Each circuit breaker has a switch which will automatically trip to the OFF position if there is a short circuit or any overloading of an electrical circuit. CAUTION: If you have a fault causing your circuit breakers to trip to the OFF position, you are strongly advised to seek the services of a qualified electrician before re-setting the circuit breaker switch. Please do not leave the cover of the CU open as there could be a danger of electric shock to inexperienced exploring fingers.
Your electric meter is located in a meter box in the basement of your apartment block. Each meter is identified by your apartment number and is placed in that specific location to enable easy reading by ECG officials. The main ECG supply cable has a maximum load of 60 Amps per phase with additional protection via an earth leakage circuit breaker.

ELECTRICAL POWER RATINGS ENTERING YOUR APARTMENT Mains power supply is 220/240 V, 50 cycles, 3 phases, however, each circuit will be on a single phase. Please ensure that all of your electrical equipment is suitable for this power supply rating. Metropolis Developments Ltd has installed an Automatic Voltage Regulator(A.V.R) to protect the entire development from main supply fluctuations, however, it is strongly recommended that additional individual Voltage Regulators are installed to protect sensitive equipment from damage arising from power fluctuations from ECG supply (e.g. computers, sensitive electrical equipment). Please ensure that you do not overload sockets by connecting too many gadgets/appliances to one socket. The maximum load on a socket is 15 amps, although our installed circuit breakers should protect the wiring systems and appliances. WARNING: overloading is the most common cause of fire outbreak INSTALLATION OF LIGHT FITTINGS We recommend you contact our technical services team before installing your own lighting systems. We shall be pleased to offer our free advice. This action is recommended particularly if you intend to install chandeliers with many bulbs. Electrical cabling may need to be up-rated and strong anchor suspension points for a heavy lighting unit may be required. Adequate screw fittings are required for installation in P.O.P. or concrete ceilings and in this too, our advice should be sought. Feel free to ask Metropolis Dev. Ltd for a quotation to install any fixtures/ fittings. You will be assured of a quality installation to maintain your warranty. WC stop cock
Your water meter is located in the riser cabinet adjacent to the main entrance door. Each meter is identified by your apartment number and is placed in that specific location to enable easy reading by Ghana Water Company officials. When the apartment is handed over to you, your water meter reading will be taken and forwarded to the Ghana Water Company Ltd; from that point you will be responsible for settling your water bills. NOTICE Where we have installed a dual flush WC, this is shown by dual press down flush button on the top of the installed water cistern. They should be used as follows: in the interest of water conservation, the smaller flush button should be used wherever possible. the larger flush button should be used for flushing where more water is required.

CARE AND MAINTENANCE All installed taps, shower fittings, wash hand basins, WCs and spa baths should be cleaned with water and an appropriate cream cleaning detergent. Under no circumstances should abrasive cleaners, abrasive cloths, Omo etc. be used, as this will remove protective coating and scratch the surface finish. WATER STORAGE A bulk storage tank is located in the basement and the water is pumped to tanks at roof level. These tanks then feed all apartments by gravity pressure. The tanks, when full, should give one week water supply in the event of failure of mains supply to the development by GWC. Clean the hob top carefully and thoroughly on a daily basis with a solution of warm water and nonabrasive detergent. A glass cleaning solution would be appropriate. Use this appliance only to cook food, avoiding all other uses. Immediately remove from the surface any sugar or foods with a high sugar content that have melted on it.

Do not use steam equipment to clean the appliance. Do not use abrasive powders/ sponges or corrosive substances that could damage the glass part. Do not use any tools to scratch the dirt off the glass surface. It could permanently damage your hob. When not in use, disconnect the appliance from the power supply. Unplug or turn off the fan extractor before carrying out any cleaning job on it. To clean the fan extractor use a dampened cloth with soapy water only or a non-abrasive detergent. For stubborn stains use vinegar. Wash the removable filters on weekly bases, in luke warm water and non-abrasive detergent. Rinse well and let dry before replacing them.

Clean the internal and exterior of the appliance with a sponge soaked with a warm water and sodium bicarbonate solution or a neutral detergent. To preserve the odorless characteristics of this appliance only use sealed containers to avoid the formation of odors that are difficult to remove. This appliance defrosts automatically. Clean the outlet hole at the back of the fridge, with the special cleaning brush, on a regular basis. In order to save energy, open your refrigerator as little as possible .

Finishes, Fixtures and Fittings Supplied by the Purchaser: Unless otherwise agreed in writing, the Seller shall not be responsible for the installation of any finishes, fittings and fixtures that the Seller does not supply for the Property. Installation of any finishes, fittings and fixtures that are not supplied by the Seller may only commence after the Seller has handed over the Property to the Purchaser subject to the bylaws of the Condominium Project and the Sublease hereinafter referred to. The Seller shall not be liable for any damage caused by and or arising out of the installation of any finishes, fittings and fixtures or works carried out on the Property other than by the Seller, its employees or subcontractors acting with its authority. Limited Warranty: (Subject to clause 16) hereof, if a demonstrated qualified defect occurs in the finishes, fittings, fixtures or structure of the Property, the Seller shall repair or, where necessary, replace the defective item with materials and using technology and equipment of equal or greater value where such defect is caused by work improperly carried out by the Seller and or carried out with materials that are not reasonably fit for the purpose for which they are required; provided, however, that such defect is reported to the Seller within three (3) months of the Completion Inspection for defects in the finishes, fittings and fixtures of the Property, and one (1) year of the Completion Inspection for defects in the structure of the Property. The remedy stated herein shall constitute the sole and exclusive remedy under the Limited Warranty and no other remedies shall be available to the Purchaser whether such remedies are claimed on the basis of warranty, negligence, strict liability or otherwise. Limited Warranty Exclusions and Limitations: The Seller shall not be liable under any circumstances whatsoever for any defects reported to the Seller after the specified coverage periods; or for any loss or damage caused or contributed to by abnormal physical stress; power or voltage or water pressure fluctuations; abuse, misuse, negligence, wilful act or accident by anyone other than the Seller, its employees or subcontractors acting with its authority; repairs, extensions, renovations, refurbishments or other alterations of any kind or nature whatsoever to the Property or any part thereof, including but not limited to repairs or alterations in grading and drainage around the main building by anyone other than the Seller, its employees or subcontractors acting with its authority; lack of proper maintenance; normal wear and tear; deterioration due to environmental conditions; man made or natural disasters, including but not limited to leaking or broken plumbing, landscape watering/irrigation, fire, flood, earthquake, insect infestation, standing water, lightning, hurricane, tornado, windstorm, hail, flood, mud slide, winddriven rain, foreign enemy, riot, civil commotion, military or usurped power, insurrection or hostilities or matters that are of personal suitability of design. The Limited Warranty excludes loss of use, loss of time, inconvenience, monetary loss resulting from travel, haul-outs or alternative accommodation, or any indirect, special, incidental or consequential cost, expense, injury, loss or damage of any kind or nature whatsoever incurred by the Purchaser or any other person or to any property, including but not limited to bodily injury and damage to personal property. The Purchaser understands that all damages excluded are the Purchasers sole responsibility. The Limited Warranty in respect of defects in the finishes, fittings and fixtures of the Property shall be invalidated upon the installation of any finishes, fittings and fixtures in the Property, including but not limited to any electrical and plumbing works, by anyone other than by the Seller, its employees or subcontractors acting with its authority, and the Limited Warranty in respect of defects in the structure of the Property shall be invalidated upon commencement of any works affecting the structure of the Property, including but is not limited to any electrical and plumbing works, by anyone other than the Seller, its employees or subcontractors acting with its authority.
