Bateman worked for over 25 years buying,

Stowe is the ski capital of the east, but
also a strong attraction for summer visitors
from the NY area who are trying to escape
the heat, humidity and, these days, the elec-
tion media noise, Ms. Baterman said. We

By winter home to Starr, Goat and
Switchback, Stowe Mountain converts post
ski season into a summer playground with
an attraction park, auto toll road, alpine
slide, gondola skyride, and adventure camp
among other amusements.

around Stowe, Vermont are appealing not
only because of the landscapes, but be-
cause of the confluence of people. I have
the privilege of working with relaxed visi-
tors who, while enjoying their leisure time,
decide to find their perfect vacation home,
she said. And also the privilege of helping
those who live and work in our community...

business is done. What

said that she has developed a strong net-

from $500,000 to $18 million. She added
that requests from buyers vary greatly and
are generally quite individual.
One common thread is that they all have
needs and desires to be met, and want to
make informed decisions after being edu-
cated about the market and what is good
value, she said. We all know that buying
your dream house or property is emotional,
[something] which must be kept in check
based on sound business decisions.
The current state of the market in the
Hamptons is a positive one despite the
cautionary macroeconomic news. I was for-
tunate to have a great year in 2011, where
many of my colleagues did not, Ms. Hovey
said. Recently, business for CLA has been
busy and she explained that if a property is
priced properly, it generally sells relatively
quickly.
Ms. Hovey and her team at CLA seem
to strike gold with one business practice
- that is, really listening to what a client
wants from the sale or purchase of a prop-
erty and effectively making it a reality.
One of my most rewarding exclusives
and recent sales was representing both
buyer and seller on an ocean view proper-
ty in Amagansett in the $3 million price
range, she said. I found it exciting be-
cause of the challenges it presented. The
owner had tried to market the property as
a whole using a large corporate firm. I was
referred to the client
from a customer/friend
who I had sold a prop-
erty to on Hook Pond
years ago on Dunemere
Lane. I listened care-
fully to their story,
realized their strong
personal relationship
with the historic house,
and then asked them to
think about selling just
the contiguous parcel
that was landscaped
like San Simeon.
I advised them of
the steps needed to
make it more saleable,
which included mov-
ing some large trees to
the house parcel, trim-
ming and removing
some landscaping that
blocked the view, and
relocating tall privet
to the property line to
clearly define the va-
cant parcel. I examined
the zoning and did all of the calculations,
including setbacks, lot coverages, allow-
able lot clearing, maximum gross floor area
of a future residence allowed etc. I also met
with LIPA to determine two plans of install-
ing underground utilities as the overhead
wires bisected the property. In addition,
we met with a notable builder, Joe Farrell,
to determine a site plan, develop a set of
building plans, so this in turn could be of-
fered as a package to a potential user. The
excitement came when there were three in-
terested parties bidding at the same time.
The art of negotiation is truly what sepa-
rates a good broker from a great broker.
