WHAT IS A GATED COMMUNITY?

Agated community(orwalled community) is a form ofresidential

communityorhousing estate containing strictly controlled entrances
forpedestrians, bicycles, andautomobiles, and often characterized by a closed perimeter
of walls and fences.

Gated communities usually consist of small residential streets and include various shared
amenities. For smaller communities this may be only a park or othercommon area.

For larger communities, it may be possible for residents to stay within the community for
most daily activities. Gated communities are a type ofcommon interest development, but
are distinct fromintentional communities.

Gating of residential areas has been

recognized as a global phenomenon
Most scholars agree that enclosed
communities or gated residential areas
are by no means new, nor are they an
outcome of universal principles or
circumstances.
Conversely, their characteristics and
implications for space and society differ
according to the historical and cultural
context.
Therefore, gating of residential areas
can be considered as old as community
building itself, having its own local
history in every country, which may have
an influence on its contemporary forms

Around the world

In Brazil, the most widespread form of gated community is called

"condomnio fechado" (closed housing estate) and is the object of
desire of the upper classes
In Argentina, they are called "barrios privados" (literal translation
"private neighborhoods") or just "countries" and are often seen as
a symbol of wealth.
In post-segregation South Africa, gated communities have
mushroomed in response to high levels of violent crime. They are
broadly classified as "security villages" (large-scale privately
developed areas) or "enclosed neighborhoods
InPakistan, gated communities are located in big as well as small
cities and are considered standard of high quality living.Defence

Like other countries, India too has a history of

identifiable residential communities, with or without
gates, in the form of Pols of Ahmedabad, Paras of
Kolkata, Mohallas of North India and Peths of Pune.
These traditional communities /neighbourhoods have
evolved as a response to the climate, socio-political,
and economic conditions in each context.
The factors responsible for shaping these traditional
communities are inherent in their morphological
features like the street patterns, the hierarchy of
open space, spatial organization of the built form
around these open spaces etc.

Some gated communities are permanent, others are

temporary. Temporary gated communities may be
those who reside there for only a short period.
Examples of these gated communities are visible in
Hurricane Katrina affected areas in Louisiana, where
thousands of mobile homes for low and middle income
residents stand side-by-side and are encircled by huge
wire fences from surrounding permanent residential
areas.
Refugee camps are other examples of temporary
shelters constructed for those fleeing wars and armed
conflict in Africa, the Middle East and elsewhere.

Reasons for Gating

Security and safety The residents of enclaves believe that

enclosure enhances safety and security.
Surveillance and social control The residents of gated
communities seek civil behavior and social homogeneity.
Separation and privacy Enclosure provides a way for
residents to manage their interactions with others, and to
determine the level of social contact they want with
outsiders.
Status and identity In many regions enclosure affects
property values and reinforces the social prestige of
inhabitants.
Services and amenities Gates allow residents to manage
access to shared club goods. Those who pay for the
amenities can prevent outsiders from using the facilities.

Advantages

Privacy and Security

The number one reason people choose to live in gated
communities is likely the security element. Because
gated communities are private, they are more difficult
to access than a standard community.
HomogeneityWell ordered living spaces in which like-minded people
can rediscover
meaning of community.
Another positive aspect of gated communities is a higher
standard of home quality, and stricter building codes that
promote uniformity in design.
Controlled Traffic
Traffic is also reduced behind the gates, making it quieter
and safer for people to move or stay within these
neighborhoods.

Disadvantages

Sterile ghettos for people of the same class, shutting out others,
especially poor.
Give people no exposure to different types of people.
Social contrasts, environmental impact on neighborhood cause huge
resentment
Gated communities are often costly and high maintenance.
As far as security goes, the safety of gated communities is dependent
upon the quality of the system in place, as well as the surrounding areas.
Gated communities are also typically located farther away from
businesses and other services, making the commute a bit longer just to
drive out of your neighborhood every day.
Since only a very small proportion of all nonlocal people passing through
the area are potential criminals, increased traffic should increase rather
than decrease safety by having more people around whose presence
could deter criminal behavior or who could provide assistance during an
incident.

SECURITY

Modern gated communities

Modern gated communities are residential areas with

restricted access designed to privatize normally public
spaces. These new residential areas occur in both new
suburban developments and older inner city areas for the
purposes of security and segregation.
The walls and fences that surround them primarily protect
these new communities, but many other security measures
are used as well. Inside may be surveillance cameras,
infrared sensors, motion detectors and armed guards.
As some scholars see it, the cities are being transformed into
a nation of walled-off enclaves, or gated communities. These
new residential communities are being built at record rates.
By 1997, an estimated 20,000 gated communities, with more
than 3 million units, had been built across the United States

AMENITIES

Amenities available in a gated community depend on a number of

factors including geographical location, demographic composition,
community structure, and community fees collected.

In general, the larger the association the more amenities that can
be provided. Amenities also depend on the type of housing.

For example, single-family-home communities may not have a

common-area swimming pool, since individual home-owners have
the ability to construct their own private pools. Acondominium, on
the other hand, may offer a community pool, since the individual
units do not have the option of a private pool installation.

Typical amenities offered can include one orOn-site

WHY DO BUYERS PREFER GATED COMMUNITIES

The gated community craze is spreading across towns and cities of India. While
earlier we had these forms of development only in major cities, there is booming
demand now even in smaller towns like Alleppy, Salem, Kolar, Latur etc.
The respondents who were asked this question during a recent survey by Real
Estate Advisory website ExclVentures, gave the following 10 top reasons.
Security & Safety
More Friends for Children
Status Symbol
Cleanliness
Club House & Other Amenities
Larger Social Interaction Opportunities
Rich Ambience

Pols of
Ahmedaba
d

Apol in India is a housing cluster

which comprises many families
of a particular group, linked
bycaste, profession, or religion.
Pols are typical of urban centres
inGujaratespecially ofOld
Ahmedabad.
The word Pol, is derived from
the Sanskrit word Pratoli, similar
to its Latin cousin Portal. It
means a gate or an entry.
Walled and fortified cities,
hamlets and villages had their
gates, closed at sunset,
protecting multi-disciplinary
societies.

These elegant mazes of

Ahmedabad are an architectural
expression of the phrase One for
all and all for one!

The Pols, however, seem to

protect groups of traderelated families who have
chosen to live in mutually
supportive proximity.
every Pol held small,
interconnected, familyowned residences served by
narrow zigzagging streets, a
temple, open congregational
areas and secret escape
corridors into the
neighboring Pols.
They were overseen by
committees of five elderly
people, drawn from the
families living in each Pol,
known as the Panch.

Pols were originally made as a

protection measure when
communal riots necessitated
greater society.
Each house is joined to the
next by a common party wall
and many such houses form a
row opposite it and two rows
thus enclose a space in front ,
which resembles a street but
which is , in fact , a common
yard.
In order to ensure privacy and
security , the ends of the
commonyard are closed off by
a wall on one side and a
gateway on the other.
Rear wall of all houses are thick
and have no windows

Characteristics of pol housing

The houses have peculiar construction withkhadaki, entrance and the

open space.
There is an otta (otla) outside the house.
At main gate, you will find some open space inside which is used to
put things like traditional cots etc.

Then there is a space open to sky calledchowk.

The rainwater falls in thechowk.
Thechowkandparsalare the peculiarities of the
houses of the pol.
There is a central hall-orada where you can
findPaniyara (Matka Stand).
In theParsalthere is a place where the housewife
can cook in sitting position. There was a provision
for chimney(Dhumadiyu)over the
fireplace(Chulha)as outlet for smoke of the
kitchen.
Then you can see a big room with two small
ventilators.

The Conversion of Pols

Time works in its own fashion. The pols of

Ahmedabad which are like living legends, have
started converting themselves.
Mandavi-ni-Pol, the major pol of Ahmedabad is
converted into utensils market.
There are factories to refine silver at Sankadi
Sheri.
Dhana Suthar's Pol is converted into electric
accessories market.
Padshah's Pol is converted into cloth market. We
find cloth stores in Raipur Chakla area too.
There are many complexes of engineering and
leather works on Gheekanta road.

Paras - Kolkata
Parasin Kolkata signify a neighbourhood with a strong sense of
community, and are usually sharply defined on the basis of loyalties
(like which households contribute economically to which public or
"barowari"puja).
Paras culture typically segregate Kolkata communities on the basis of
origin (West Bengal origin "ghotis" versus East Bengal origin "bangals"
there are paras which have names like "prothom bangal para" (first
bangal para)), occupation and socio-economic status (paras have
names like "kumorpara" (potter para)), and sometimes even politics
and religion.

Typically, every para has its own community

club, with a club room ("club ghar"), and often a
playing field. People of a para habitually indulge
inaddaor leisurely chat in "rock"s or "rowacks"
(porches) and teashops in the evenings after
work.
Sports (cricket,football, badminton) and indoor
games (carrom) tournaments are regularly
organised on an inter-para basis.
The para culture is fast waning, for good or bad,
with the rise of apartment complexes, and the
rise of the cosmopolitan nature of Kolkata.
Anaddainvolves an informal discussion usually
involving friends talking over abhaar(cup) of
tea on current issues. Anaddamay be viewed
as a form of intellectual exchange among
members of the same socio-economic strata. It
is most popular among the youths belonging to
the so-called "middle-class intelligentsia".
