Floor Area

Ratio

-is theratioof a building's total floor area


(gross floor area) to the size of the piece
of land upon which it is built. The terms
can also refer to limits imposed on such a
ratio.
Floor area ratio = (total covered area on
all floors of all buildings on a certain lot,
gross floor area) / (area of the lot) x (100)

The F.A.R. value, when multiplied with the
Plot area gives us the maximum floor
area that can be constructed for a
building in the plot. This is subject to
satisfying other conditions such as
Parking, setbacks, access width etc.

SECTION 705.

Allowable Floor Areas

1. General. The Allowable Maximum Total Gross Floor


Area (TGFA) of any proposed building/structure shall
only be as allowed under this Rule.
2. TGFA Limitation. In Table VII.1. hereafter, the
percentages (%) indicated in the third (3rd) through
eighth (8th) columns, but excluding the multiplier
numbers 3, 5, 12, 18, and 30 (which represent the
number of storeys/floors), are the percentages of the
Total Lot Area (TLA) that may be used to initially
determine the Allowable Maximum TGFA for a
proposed building/structure.
3. Crosscheck of TGFA with Allowable Maximum
Volume Building (AMVB). The Allowable Maximum
TGFA once established must be thoroughly
crosschecked with the AMVB to find out if the AMVB
is not exceeded. If exceeded, the necessary
adjustments on the Maximum Allowable TGFA must
be made since the AMVB must always prevail.

Why F.A.R. is
used?
Various tools are used by for regulating
or guiding the development of our urban
areas. The primary objective of using
such tools is the optimal utilisation of
precious land considering its use, reuse,
misuse, disuse and abuse.
Among various development
regulations adopted, Floor Area Ratio
(F.A.R.) is one of the most important one,
which regulates the bulk of the built
space. Higher the F.A.R. value, more will
be floor area within the same plot, and

F.A.R. values mainly determine the density or


intensity of development of an area. Hence
different F.A.R. values are prescribed for different
locations in development plans.
In brief; the permissible F.A.R. values are decided
in relation to different inter-related aspects such as
adequacy of water supply, sewerage system, solid
waste disposal, road capacity, land availability,
harmony with surrounding developments and other
facilities, amenities and services.
In other words, F.A.R. is a very crucial regulation,
which decides the intensity of development in an
area and hence highest care is required in fixing its
maximum allowable limit in different areas. It is
high time for us to think about the Implications of
F.A.R. on the development of our developing cities.

Open space Importance


Open spaces within and in close proximity to urban centers increase
livability and enhance property values.
Open spaces are essential for leisure activities, organized sports and
cultural endeavours.
The mental and physical health benefits of parks and green spaces have
been demonstrated and can be proven to be actual preventative
measures that impact positively on health care and health care costs.
Green open spaces can be considered an area's "lungs" that offset the
effects of air pollution.
The protection of natural areas can help resolve water-related
environmental problems. Protection of wetlands, for instance, will
remove the need for costly and environmentally questionable floodcontrol structures.
Open spaces provide the needed habitat for mammals, birds, insects and
seeds to survive.
Open spaces offer environmental education opportunities.
Exploring natural places gives us spiritual renewal, feelings of well-being,
and a sense of harmony with the broader community. Therefore, the

4. Parking Slot, Parking Area and Loading/Unloading


Space Requirements
a. The parking slot, parking area and
loading/unloading space requirements listed hereafter
are generally the minimum off-street cum on-site
requirements for specific uses/occupancies for
buildings/structures, i.e., all to be located outside of
the road right-of-way (RROW).

b. The size of an average automobile (car) parking


slot must be computed at 2.50 meters by 5.00
meters for perpendicular or diagonal parking and at
2.15 meters by 6.00 meters for parallel parking. A
standard truck or bus parking/loading slot must be
computed at a minimum of 3.60 meters by 12.00
meters. An articulated truck slot must be computed
at a minimum of 3.60 meters by 18.00 meters which
should be sufficient to accommodate a 12.00 meters
container van or bulk carrier and a long/hooded
prime mover. A jeepney or shuttle
parking/loading/unloading slot must be computed at
a minimum of 3.00 meters by 9.00 meters.
The parking slots shall be drawn to scale and the
total number of which shall be indicated on
the plans and specified whether or not parking
accommodations are attendant-managed.
c. The parking space ratings listed below are
minimum off-street/off-RROW cum on-site
requirements for specific uses/occupancies for
buildings/structures, i.e., all to be located
outside of the road right-of-way (RROW):
