CONTRACT:
A contract (or informally known as an agreement in some jurisdictions)
is an agreement having a lawful object entered into voluntarily by two
or more parties, each of whom intends to create one or more legal
obligations between them.

CONSTRUCTION:
Construction is a process of creation and building an infrastructure or a
facility.

QUALITY:
Quality is the ability of a product or service to consistently meet or
exceed customer expectations.

INTRODUCTION

Quality is very important phenomena in construction world.

Construction management is directly related to quality. If quality


improves management team get benefits of that.

Quality Management plays very important role in every organization.

Quality management are management programmes that have been


formulated with the primary aim of improving productivity.

Effectiveness of quality management and its impact on production


costs, after exposure to measure the financial importance of the
relative effectiveness of the overall quality when measuring the cost
of production, and the importance of factors affecting the profit

Construction quality management program


objectives:

Minimize construction defects from occurring.

Ensure work conforms to contract documents and functional


performance requirements.

Select quality-oriented subcontractors of all tiers.

Ensure that workmanship required by contract documents is


performed by qualified craftsmen from every trade.

Perform contractually required inspections and tests in a timely


manner.

Minimize rework during the course of construction.

Quality management is an Effective Way for

QUALITY MANAGEMENT REQUIREMENTS FOR


CONSTRUCTION PROJECTS:

The requirements are concentrated in three main points; these points


are as follows
1. Quality Assurance Program
2. Suitable Organization
3. Necessary Quality Assurance Documents.

1. Quality Assurance Program

The contractor's quality management team shall plan, establish,


implement and maintain an efficient quality assurance program that
complies with the requirements of work quality.

2. Suitable Organization

The contractor has to organize some limitations and instructions to the


quality control working staff on the shape of organizational measures.

Assure that the inspection and quality control personnel report to an


adequate level of management, excluding direct report to supervisors
responsible for producing the work being inspected.

3.Necessary Quality Assurance Documents.

The constructor and his working team are responsible to prepare the
following documents, which will be used as standards to control the work
at the construction site:
1. Quality Assurance Manual
2. Quality Plan.

There are three approaches to quality


management in the construction program:

Major firms have developed customized systems in-house to meet


their specific requirements. These systems have credibility as a result
of the size and strength of the firm but are not certified to any external
standard.

ISO 9001:2000, the only possible choice among the formal certified
systems, has been adapted to the needs of some medium sized and
growing companies in the construction industry in spite of its
limitations.

Small and medium firms, as they grow, are forced to develop their
own management systems on an as-needed basis to facilitate employee
retention, record keeping, risk management and succession planning.
These systems may reflect many of the characteristics of a formal
QMP even if they are not recognized as such.

How to maintain the wastage problem through


quality management?

TQM is mainly concerned with continuous improvement in all work, from


high level strategic planning and decision-making, to detailed execution of
work elements on the shop floor.

It stems from the belief that mistakes can be avoided and defects can be
prevented.

It leads to continuously improving results, in all aspects of work, as a


result of continuously improving capabilities, people, processes,
technology and machine capabilities.

Continuous improvement must deal not only with improving results, but
more importantly with improving capabilities to produce better results in
the future. The five major areas of focus for capability improvement are
demand generation, supply generation, technology, operations and people
capability.

A central principle of TQM is that mistakes may be made by people, but


most of them are caused, or at least permitted, by faulty systems and
processes. This means that the root cause of such mistakes can be
identified and eliminated, and repetition can be prevented by changing the

process.

Application of quality in construction management:

Foundation is a main part and base of the building. Quality of


foundation increase life of building will also increase. Stronger the
foundation longer the life span with greater safety.

Foundation quality is depends on material, method, types of foundation,


bearing capacity of soil etc.

So good quality of foundation helps to increase life span of any


building, or any structures. It also helps to retain as it is when
earthquake or any sudden external pressure will apply on structure.

Concreting work is done very carefully. Because most of the structure


fail not due to design but using poor quality of concrete.

Quality of concrete depends on the constituent materials, their


proportions, mixing, transporting, placing, compaction and curing of
concrete.

Concrete admixtures play an important role in providing the needed


workability - for transporting and placing the concrete in the formwork.
