Construction management or construction project management (CPM)


is the overall planning, coordination, and control of a project from
beginning to completion. CPM is aimed at meeting a client's requirement
in order to produce a functionally and financially viable project.
FUNCTIONS

The functions of construction management typically


include the following:

•Specifying project objectives and plans including


delineation of scope, budgeting, scheduling, setting
performance requirements, and selecting project
participants.

•Maximizing the resource efficiency through procurement


of labor, materials and equipment.

•Implementing various operations through proper


coordination and control of planning, design, estimating,
contracting and construction in the entire process.

•Developing effective communications and mechanisms


for resolving conflicts.
AIMS OF CONSTRUCTION MANAGEMENT

Construction management aims to:

• Reduce the no. of


construction teams involved
in a construction project

• Improve quality of relationships between construction


teams involved in a construction project.

• Reduce the performance variability of the construction


teams involved in a construction project.
• Reduce the external interference experienced by the
construction teams involved in a construction project.

• Select construction teams competent in the technologies


required by the project in which they are involved.

• Ensure construction teams accept the agreed objectives of


the project in which they are involved.
• Ensure construction teams are motivated to achieve the agreed
objectives of the project in which they are involved.
• Foster accurate communication between the construction teams
involved in a project organization.
• Minimize the effort required to achieve accurate communication
between the construction teams involved in a project organization.
• Minimize length and intensity of negotiations needed to agree the
transaction which bring construction teams into a project
organization .
• Satisfy the requirements of local and specialized construction
markets in ways which ensure their company’s long term survival.
• Develop construction teams with well developed skills and
knowledge which match the requirements of construction projects.

The main objectives of construction management are:
1. Completing the work within estimated budget and specified time.
2. Evolving a reputation for high quality workmanship.
3. Providing safe and satisfactory working conditions for all personal and
workers.
4. Taking sound decisions at the lowest practical management level through
delegation of authority.
5. Motivating people to give of their best within their capacities.
6. Creating an organization that works as a team.
