Transit Oriented Development (TOD)
( Jakarta Spatial Planning 2030 Clause 84)

• Location of terminal/station/shelter with TOD

concept:
• The intersection of mass transit corridors
(two or more)
• Region with high economic value
• Regional activity center
• Principle of utilization and management:
• Regional scale and/or integrated urban
transit with structuring activities
• Mix Used
• Development through insertion,
revitalization, and various form of planning
• Pedestrian oriented
• Prioritizing comfort: providing public space
and green open space
Example of TOD Concept: Benhil Station

3 Mixed Land Use within
Bicycle Path Circulation Walking Distance
Integrated Land Use – Transport System & Transit-
Oriented Development
• LRT pathways connect various residential areas
on the outskirts of the city various centers of
economic activities
• The flexibility of LRT allows its railway to be
located among buildings or other areas with
narrow land availability
• Supporting facilities such as “Depo” can be
developed as a mixed use facility and the station
as a commercial area
