BUILDING BYLAWS OF PORT BLAIR

Planning norms for all land use :


The planning norms are significantly classified into 3 zones:
1. Continuous Building areas (CBA)
2.Port Blair Municipal Area excluding CBA
3.Port Blair Planning Area excluding Port Blair Municipal Area
PRIMARY RESIDENTIAL MIXED RESIDENTIAL

Continuous Building :
• The floor to floor height shall not be less tan 3m.

• The floor to floor height of typical floors used for activities permissible in this zone shall not
be less than 3.2m.
• For ground floor ,the height is measured from the top of the plinth beam to finished floor
level.
• For typical floors the height is measured from finished floor levels between two adjoining
floors.
PUBLIC AND SEMI PUBLIC INDUSTRIAL

SPECIAL RULES FOR GROUP DEVELOPEMENT


• For group development involving more than one building block, the distance between any two blocks shall be
a minimum of 1.8 m or one fourth height of the taller block, whichever is higher.
• Any interlink such as connecting corridors etc., between two buildings shall not be construed as making any
two buildings into one block. However, if these blocks are connected solidly atleast for one third width of any
one block on the connecting side, then such blocks shall be construed as a single block.
• The width of the internal vehicular access way including passage if any shall be a minimum of 7.2 m. Such
vehicular access shall be available for every building block in the site within a distance of 50 m.
PARKING NORMS AND STANDARDS:
PARKING NORMS AND STANDARDS:

• Where the norms are based on the total plinth area ,no of
car / two wheelers spaces required shall be calculated 75%
of the total plinth area in the building.
• For industrial , godowns and warehouses etc., the parking
spaces for the lorries are to be calculated at 85% of the
total plinth area of the building.
• The dimension of the parking stall for different vehicle shall
be ,
5m*2.5m for cars
1.8m* 1.2m for two wheelers
10m * 3.5m for lorries.
• The minimum inner turning radius for cars in driveway
and ramps shall be 3.5m.
• For trucks and lorries the inner turning radius shall not be
less than 7m.
