What is National building Code :
The National Building code of India (NBC) , ( a comprehensive building
Code) , is national instrument providing guidelines for regulating the
building construction activities across the country.
It serves as Model code for adoption by all agencies involved in building
construction works be they public works Departments , other government
construction departments local bodies or private construction agencies.
What is building code :
Building codes are a series of ordinances enacted by a state or
local governmental entity , establishing minimum requirements
that must be met in the construction and maintenance of buildings.
The government establishes requirements and standards to
protect people from unsafe living and working conditions.
Application of codes of Practice :
*Understanding the application of various codes as per various building
types.
• Conducting a comprehensive code search process.
• Representing the above analysis by preparing detailed code data sheets
as application in the domain which has been chosen for the research.
Purpose of building code :
* The purpose of all these building codes is to ensure public safety ,
health & welfare as affected by building constriction .
*Structural strength.
* Sanitary equipment.
*Light & ventilation
*Fire safety
* For Planning Building /Development Work.
* For structural Design
*For Construction aspects
* For Building Services (HVAC, electrical ,Acoustics ,lifts etc)
*Plumbing Services( water supply Sewerage Drainage waste management)
*Landscaping signs and outdoor display structures
National Building Code :
*The first version of the national building code was published in 1970.
*The revised version of NBC of India was therefore brought out in 1983.
Based on the changes effected in the :
*Steel code
*Masonry Code
*Loading codes
*To update Fire Protection Requirements.
Three voluminous amendments were brought out to the 1983 version of
the code.
• Two in 1987.
• Third in 1997.
Intensive effort involving wide consultative process have resulted in
finalization and publication of the
NATIONAL BUILDING CODE OF INDIA -2005.
(Was formally released on 16 September 2005 at New Delhi)

• Codes set the minimum criteria .You can follow stricter requirements at any time.
• They are not always perfectly clear ,When two requirements are similar go with the
strictest requirements.
• Not all of them will apply to even design situation.
• Work with the code official to resolve discrepancies.

*fire command centre shall be on the entrance floor of the building with a direct access. The
center shall house the main fire alarm panel and communication system to all floors and facilities.
Fire Command Centre shall be constructed with 120 minutes fire rating

1)The occupant loading for some occupancies has been modified. In Institutional
buildings, for outdoor patient areas, the occupant load factor is revised to 10
sq.mt. per person. The occupant loading factor for assembly building is also
modified. For Mercantile occupancy, storage/ware house the occupant factor is
included as 18 / May 2017 / Indian Plumbing Today 20 sq.mt. per person. For
assembly buildings.
2)parameters are modified For less concentrated use without fixed seating the
occupancy factories included as 1.0 sq.mt./person. For assembly buildings/ call
centers, notices shall be displayed at conspicuous places about the occupant
load details to avoid overcrowding.
3) However a minimum of 2 staircases are to be provided for all buildings for
which NBC- Part 4 is applicable and also travel distance criterion shall be met.
*Fire alarm detectors shall be provided inside electrical shafts and lift machine
rooms for assembly & institutional buildings and also all buildings above 30 m in
height, panels shall be connected in peer to peer network with redundant cables run
in different shafts.
Fire detection system, wherever specified, shall monitor/ control the following
leading to life safety:
a) Water level in fire tanks
b) Hydrant and sprinkler pressures of respective zones as provided
c) Pump 'ON/OFF' status
d) All isolation valves wherever provided with supervisory switch (non-padlock
valves)
e) Sprinkler flow switches
Fire detection system, wherever specified, shall monitor/ control the following

Fire fighting system shall be designed in such away that
1)pressure at remotest hydrant shall be not less than 3.5 bar.
2)The hydrants shall be located inside shafts within 5 m of existing staircase.
3) Shaft doors maybe finished to match with interior finishes but with a glass panel
to see the installations.
4) Wet risers shall be interconnected in the form of a ring at terrace with a cut-off
valve to enable maintenance.
5) It is suggested to make the fire tank in two compartments to facilitate cleaning
without shutdown. Also, it is suggested that domestic and fire tank could be
combined, provided suction tapping for domestic water is taken after leaving
the required amount of dedicated storage for fire.
6) The fire tanks shall not be below 7 meter. From the access level of fire brigade
inlet. The fire brigade inlet shall be connected to fire tank with GI pipe of not less
than 150 mm diameter.
7) It is preferable to install fire pump house at ground level but in any case not
lower than second basement with a direct access from ground level. Pump house
shall be with 2 hour fire rated compartment.
COMMON DEFECTS AND REMEDIES
8) Sprinklers may be avoided in substation and DG rooms. A sprinkler installation control valve
(ICV) shall not cover beyond 4,500 sq.mt. for all occupancies other than industrial and hazard
occupancies.
9) ICVs shall be located in fire pump rooms. Flow switches shall be monitored by fire alarm
panel. Ramps at all levels shall be with sprinklers.
10) For Institutional buildings, height is relaxed up to 45 mt. and many clauses on Life safety
along with progressive evacuation requirements are included.

The Fire and Life safety code has come out with many changes and it is difficult to
bring out all the major changes in an article.
