THE TRADITIONAL TREATMENT:

30 years ago, bi-weekly or monthly coil and


condensate pan cleaning was standard practice.
Chlorinated cleaning agents were normal practice.

Prior to 1974, most systems were constant volume -


often operating 24 hrs/day, 7 days/week.
Fans ran continuously - cooling and heating cycled.

This allowed moisture on the evaporator coil and


condensate pan to re-evaporate leaving behind dry
surfaces which inhibited microbial activity.

FAST FORWARD TO TODAY:


According to BOMA, coil cleaning maintenance is now
only performed an average of 3.5 times/year.

Chlorinated cleaning agents have been reduced


or outlawed.
Biocidal agents off-gas to the space.

Design practice has also changed since the oil embargo.


VAV systems and time clocks save energy but leave the
coil and evaporator pan wet, almost constantly, providing
a concerning potential microbial breeding site.

What is
UVC Light ?!!

UV - C

UV-C is a magnetic waveform, and like all such


waveforms emanating from the sun its properties are
unique to its wavelength. This "C" part of the UV family
has proven germicidal affects, especially the 260-
nanometer frequency. The most prominent wavelength
of a Steril-Aire UVC Emitter is 2537 angstroms or 253.7
nanometers, which is very close to 260.
Westinghouse's light division was first to
commercialize the conventional germicidal lamp in the
early 1930's.

HOW DOES UV-C DO IT?

Germicidal UV-C energy penetrates the outer structure


of the cell altering its DNA molecule, which prevents
replication and causes cell death.

Germicidal effectiveness is directly related to the UV-C


dose applied.

Dose = Lamp Output x Intensity Factor x Time

The dose required to kill microorganisms is given in


units of Microwatt-seconds per square centimeters.
