Single storey house Age (approximate): 21years Area of the land: 8 perch Flooding: There is no history of flooding and rain water is well drained Alterations: There are no major alterations being done after the construction Sources of information: Vendor supplied useful information about the history of the property

CONDITIONS AND LIMITATIONS OF SURVEY


Survey is based on preliminary investigation and visual investigation. Elements not inspected Roof void-inaccessibility through the ceiling. Below ground level elements Underground drainage system Condition of the roof frame and covering was only inspected by outside. Remedies are inspection. suggested based on single

SITE LOCATION
In a residential area near the University of Moratuwa No outside influences regarding noise from neighbours or from local buildings. Access roads are in good condition. The nearest town is Katubedda.

Roof condition

Decays in edges of rafters

Materials: Gypsum board ceiling on timber frame work. Ceiling is in good condition without any cracks in the painting

Materials: one brick thick and half brick thick walls with plaster and painting

Conclusion
Worth of land is very high. Good access road and well defined boundaries. The service lines are well connected and in a serviceable condition. No major defects as settlement in foundation or severe cracks in walls. The house is lacking of modern sanitary appliances, kitchen fittings and built-in bed room fittings. After recommended repairs the house will provide a good living condition.
