Mit 34 m Gesamthöhe ist das zehngeschossige Skaio der zur-
zeit höchste Wohnturm in Holzbauweise in Deutschland. Genau
genommen besteht das Tragwerk aus sehr viel Holz, etwas
Beton und nur wenigen Trägern und Stützen aus Stahl. Der Eck-
turm, der direkt an eine sechsgeschossige Blockrandbebauung
anschließt, bildet städtebaulich den Eingang des Quartiers
„Neckarbogen”, dessen erster Bauabschnitt zur Eröffnung der
Bundesgartenschau in Heilbronn 2019 fertiggestellt wurde.
Im Erdgeschoss bildet ein Café den sozialen Treffpunkt fürs
Quartier. Exklusiv für die Bewohner ist der ebenerdige Gemein-
schaftsraum mit Essküche und Waschsalon. Loggien und die
gemeinschaftliche Dachterrasse erweitern die 60 kompakten
Mietwohnungen und Zimmer der Wohngemeinschaften. Zum
Nachhaltigkeitskonzept gehört ein hoher Anteil nachwachsender
Rohstoffe: Nur das Sockelgeschoss und der Erschließungskern
sind aus Stahlbeton konstruiert, was den Brand- und Schall-
schutz sowie die Aussteifung im Vergleich zu einer reinen Holz-
With an overall height of 34 m, the ten-storey Skaio is at present
the tallest housing tower in a timber form of construction in
Germany. Strictly speaking, the load-bearing structure consists
of a large amount of timber, some concrete and only a few steel
beams and columns. Directly adjoining a six-storey peripheral
block development, this corner tower marks the end of the
Neckarbogen district, the first section of which was completed
for the opening of the Federal German Garden Show (BUGA)
2019 in Heilbronn. Loggias and the communal roof terrace
serve as extensions to the 60 compact rented dwellings and
rooms. A ground floor cafe forms a social meeting point for the
neighbourhood.
The concept of sustainability is supported by the use of
large quantities of renewable raw materials. The plinth storey
and access core are in reinforced concrete, which not only
simplified the fire protection, sound insulation and bracing in
comparison to a purely timber form of construction; it also

konstruktion vereinfacht und wirtschaftlich macht. Die Sanitär-
zellen mit 6 cm dünnen Sandwichwänden aus Holzwerkstoff
wurden komplett vorinstalliert mit dem Kran auf die tragenden
Decken aus Brettsperrholzplatten gesetzt. Die 40 × 40 cm
starken Stützen aus Brettschichtholz sind in die Außenwände
integriert, zwischen ihnen sorgen nichttragende Holzrahmenele-
mente für eine hochgedämmte Gebäudehülle. Im Inneren der
Wohnungen überrascht der hohe Anteil sichtbarer Holzoberflä-
chen: Dank einer Sprinkleranlage konnte die Brandwiderstands-
dauer bei den nichttragenden Außenwänden auf F30 reduziert
werden. Die bodentiefen Fenster und Loggien sind geschoss-
weise versetzt. Da Holzträger über den Öffnungen deutlich
größeren Querschnitts wären und so zur Brüstungshöhe von
90 cm geführt hätten, spannen Stahlprofile in der Fassaden-
konstruktion verborgen als Durchlaufträger rund um das
Gebäude. Sie verbinden die 8,5 m von einander entfernten

Stützenköpfe eines Geschosses miteinander, schaffen aber auch
eine verformungsfreie Lasteinleitung in die Stahlanschlüsse über-
einanderliegender Holzstützen. Der untere Flansch der HEM
300-Profile dient als lineares Auflager der Holzdecken, der obere
für die Rahmenelemente. Stahlträger verbinden diesen Ringanker
auch mit dem Kern als deckengleiche Träger. Sichtbar wird das
Material Stahl jedoch nur im Erdgeschoss: Filigrane Verbundstüt-
zen bilden vor dem Café und dem Eingang eine 7 m hohe Arkade.
Die Fassadenbekleidung aus 4 mm starkem Aluminium-
blech ist leicht, wartungsarm, nicht brennbar und erscheint je
nach Einstrahlungswinkel der Sonne matt oder gleißend metal-
lisch. Sie verleiht dem Baukörper auch optisch Leichtigkeit und
minimalistische Präzision, vor allem an den Loggien, wo kom-
plexe Geometrien und die Entwässerung aufeinandertreffen. Nur
an den Deckenuntersichten der Loggien und der Arkade treten
die Holzoberflächen auch außen in Erscheinung. FK

wood-based sandwich walls, were installed in their entirety
by crane on the load-bearing cross-laminated floor slabs.
Integrated in the external walls are 40 × 40 cm laminated
timber columns, between which non-load-bearing timber-frame
elements ensure a highly insulated external skin. A surprising
feature of the dwellings internally are the large areas of wood
that remain visible. This was made possible by a sprinkler
system, which allowed the requisite fire-resistance to be
reduced to 30 minutes.
The windows extending down to the floor and the loggias
are partially offset from storey to storey. Since timber lintels
would have led to deformation, continuous steel sections were
incorporated, concealed in the facade and running round the
building. They connect the heads of the columns on each floor,
which are situated above each other, and they create a means

of transmitting loads without deformation. The lower flange of
these heavy 300-mm-deep G-sections serves as a linear bearing
plate for the floor slabs; the upper flange supports the frame
elements. Steel girders flush with the floors also link these
peripheral tie beams with the core structure. Steel as a material
is visible only on the ground floor, however, where slender com-
posite columns form a seven-metre-high arcade in front of the
cafe and the entrance zone.
The 4 mm warm-grey sheet-aluminium facade cladding
echoes the material qualities of the composite aluminium-and-
wood windows: light in weight, it requires little maintenance, is
fireproof and has a matt or gleaming metallic appearance, de-
pending on the angle of the sun. It also lends the building a sense
of precision and angularity, especiatly on the loggias. The transi-
tion from inside to outside is free of barriers. Only in the soffits
over the loggias and the arcade is timber visible externally. FK
