Gestrandete Eisberge an der dänischen
Ostseeküste – diese Assoziation weckt das
200 Wohnungen umfassende Projekt des
internationalen Architektenteams, das den
bereits 2007 ausgelobten Wettbewerb der
Stadt Aarhus für sich entscheiden konnte.
»Isbjerget« – so auch der offizielle Name,
ist eine der ersten realisierten Wohnanlagen
des ambitionierten Stadtentwicklungsplans,
dessen Ziel ein voll funktionierendes Viertel
für 7000 Einwohner samt 12 000 neuer Ar-
beitsplätze ist. Mit über 800 000 m2 Fläche
wird sich das ehemalige Containerterminal
dann in eine der größten Hafencities Euro-
pas verwandelt haben.
Die exponierte Lage am Wasser inspirierte
die Architekten zu der ungewöhnlichen Ge-
staltung. Statt sich an den Masterplan mit
seiner geschlossenen Blockrandbebauung
zu halten, entwarfen sie L-förmige, parallel
zueinander liegende Baukörper, die sich
Richtung Hafenbecken orientieren.
Ihre Volumen weisen scharfkantige Ein-
schnitte auf, sodass sich äußerst unter-
schiedliche Gebäudehöhen und schräge
Dachflächen ergeben. Was wie eine span-
nende (Eis-)Berglandschaft aussieht, ist Er-
gebnis sorgfältiger Planung: »Gipfel« und
»Täler« sind so angeordnet, dass die Woh-
nungen ein Maximum an Sonnenlicht erhal-
ten und selbst die Bewohner der zurücklie-
genden Gebäude Meeresblick genießen
können. Diesem Anspruch stand die Kom-
bination aus geforderter hoher Bebauungs-
dichte und relativ geringer zulässiger Höhe
entgegen. Die Architekten lösten den
Widerspruch, indem sie in einzelnen Berei-
chen weit unter der Obergrenze blieben
und sie in anderen dafür überschritten. Die
räumliche Komplexität des Ensembles führ-
te zu einer Vielzahl unterschiedlicher Woh-
nungstypen. Sie reicht vom zweigeschossi-
gen »Stadthaus« über das klassische Zwei-
Zimmer-Apartment bis hin zu exklusiven
Penthouses in den Spitzen des Isbjerget.
Ein Drittel der Wohnungen ist mit einer Miet-
preisobergrenze belegt, die eine soziale
Vielfalt gewährleisten soll.
Türkisfarbene, transparente Balkonbrüstun-
gen im Zusammenspiel mit der weißen Au-
ßenhülle – die Dachflächen bestehen aus
Zinkblech, die Fassade aus weißem Terraz-
zo-Sandwich-Paneelen – vervollständigen
das Bild treibender Eisberge.

Designed by the international architectural

team that won the competition held by the
city of Aarhus in 2007, this project on the
eastern coast of Denmark conjures associa-
tions of stranded icebergs. Officially titled
“Isbjerget”, it is one of the first housing
schemes to be implemented as part of an
ambitious urban development plan for this
area. The aim of the plan is to create a well
functioning district for 7,000 inhabitants to-
gether with 12,000 new workplaces. When
the overall scheme has been realized, this
­former container terminal, with an area of
more than 800,000 m2, will have been trans-
formed into one of the largest harbour cities
in Europe. The prominent position on the wa-
terfront was what inspired the architects to
design their project in this unusual form. In-
stead of adhering to the master plan, which
foresaw a closed, peripheral, block develop-
ment, they created a series of L-shaped
­volumes set parallel to each other and ori­
ented to the harbour. The structures are char-
acterized by their pronounced angular forms,
steeply sloping roofs and differences in height.
The design, which has been compared to an
electrifying iceberg landscape, is the outcome
of meticulous planning: the crests and valleys
are laid out in such a way that the dwellings
enjoy a maximum degree of sunlight, and
even the residents in the rear buildings have
views of the sea. These positive features must
be seen in conjunction with the constraints
that were imposed, including the high building
density required and the relatively low permis-
sible height. The architects resolved the prob-
lem by remaining well below the height limit at
many points while exceeding it at others.
The spatial complexity of the ensemble re-
sulted in a large number of different housing
types. These range from a two-storey town
house and a classical two-room flat to exclu-
sive penthouses at the tips of the Isbjerget.
In order to ensure an acceptable degree of
social diversity, a maximum rent was imposed
for a third of the dwellings.
The image of icebergs floating on the water is
complemented by transparent turquoise bal-
cony balustrades in conjunction with sheet-
zinc roofs and white terrazzo-panel facades.
