Urbanes Wohnen inmitten der Hauptstadt,
zwischen Berlin Mitte und Prenzlauer Berg,
ermöglicht das neue Wohnquartier Marthas-
hof, das an der Schwedter Straße eine ehe-
malige Baulücke schließt. Wobei hier einmal
nicht die herkömmliche Blockrandbebauung
als Vorbild dient: Kein klassischer Berliner
Innenhof bildet die Mitte, sondern ein halb-
öffentlicher Park, der auf drei Seiten von ei-
ner fünf- bis siebengeschossigen Wohnbe-
bauung gefasst wird und sich zur Straße hin
öffnet. So schafft er einerseits einen Identifi-
kationspunkt für die Bewohner, andererseits
dient er tagsüber als Quartiersgarten. Im
Vordergrund des Entwurfs stand die Schaf-
fung von vielfältigen Wohnungsgrößen und

Grundrissen, die sowohl zahlreiche individu-
elle Wohnformen als auch eine Kombination
von Wohnen und Arbeiten ermöglichen sol-
len. Das Ergebnis sind verschiedene Woh-
nungstypologien für insgesamt 300 bis 400
Bewohner, die vom Ein-Zimmer-Studio über
Maisonette- und Penthouse-Wohnungen bis
hin zu stadtvillenähnlichen Einheiten rei-
chen. Dabei verfügen alle der rund 130
Wohneinheiten entweder über Loggien,
Dachterrassen oder einen eigenen Garten.
Die beiden siebengeschossigen Torhäuser
bilden den Auftakt des Komplexes und wer-
den als einzige von der Straßenseite aus er-
schlossen. Hier finden sich Etagenwohnun-
gen und eine zweigeschossige Penthouse-

wohnung, wobei das Erdgeschoss zusätz-
lich Gewerbeflächen anbietet. Diese Vielfäl-
tigkeit und Durchmischung ist auch nach
außen gut ablesbar. Die terrassierten und
verschachtelten Gebäude schaffen lebendi-
ge Fassaden, die einer gewachsenen Stadt-
struktur nahekommen und somit dem Kom-
plex Massivität nehmen. Dabei wird zwi-
schen drei unterschiedlichen Typen unter-
schieden. Den Hof charakterisieren weiße
Putzfassaden im Wechsel mit Pfosten-Rie-
gel-Fassaden, die mit einem Pflanzen-Rank-
gerüst ausgestattet sind. Die Torhäuser set-
zen sich hingegen durch ihre perforierte,
bräunlich eloxierte Metallfassade aus ge-
schosshohen Schiebe-Faltläden, ab.

This new housing ensemble is based on a
concept of urban residence at the heart of the
capital. The development is in the form of a
semi-public park flanked on three sides by
five- to seven-storey housing tracts and open
to the street on the fourth side. The park thus
forms a point of identification for the residents,
while serving as a neighbourhood garden dur-
ing the day. An important aspect was the cre-
ation of dwellings of many different sizes and
layouts that allow a wide range of individual
living forms for 300 to 400 residents as well
as a combination of habitation and work. The
housing types range from single-room studi-
os, maisonettes and penthouse flats to units
that have a lot in common with an urban villa.
There are roughly 130 dwelling units, all of
which possess loggias, roof terraces or their
own gardens. Two seven-storey gateway
blocks form the entrance to the complex.
They contain only single-storey flats, with
commercial areas on the ground floor. This di-
versity and mixture of types is legible external-
ly, and the animated facades help to obviate
any sense of massiveness in the complex.
There are three different facade types. The
courtyard is distinguished by a white rendered
finish alternating with a post-and-rail con-
struction that bears an outer trellis for plants.
In contrast, the gateway blocks have perfor-
ated, brown anodized-metal facades, consist-
ing of storey-height sliding, folding shutters.
